Air conditioning doesn’t function enough, so we feel hot all night and the blackout in the room is not enough to good sleep because the sun light inside the room early.

The room and the area around the hotel are very nice, just like the pictures. All clean, minimalist, modern. The check-in process, during normal times, would have been very polished and nice (we got an email with codes and instructions that led to us going straight to our room without needing to check-in or talk to anyone. the check out process would have simply been "leave the access cards in the room when you leave), though there were a couple of issues for us. The location is very good, a short walk from Leipzig Hbf.

It's largely not the property's fault but we had a bit of trouble arriving by car. The street with the gate for cars looks on maps like it's a normal street but there's an American consulate behind the property, which has resulted in a large chunk of the street being closed, so it's only possible to approach the property from one end of the street. In addition, the one end of the street that gives access to the property was literally a construction site. We ended up getting instructions from one of the police officers guarding the American consulate. It would be great if the property could update their instructional email with directions for reaching the property during construction. If this had been done, our stay would have been perfect.

I really liked the dead cow in the middle of the room. Balcony was great, we spend both nights on them (and there is an ashtray) looking on police guarding the American embassy. Great pillows and I especially liked the soap, smelled so good. Breakfast is served in another house, like 3 minutes walk which is okay.

Breakfast was only okay, I expected something more for that price, there was not enough food - 5 slices of salami for like four rooms of guests that were present in the morning is really not enough. But I enjoyed the breakfast room and salmon and scrambled eggs were delicious. Also there was nothing warm to eat except the eggs, I expected some sausages, maybe a hardboiled egg... Also we had a little trouble finding the place for a first time, we went to different doors but there was this great helpful man that immediately found us and showed us the correct room.

Huge, quiet, room with floor2ceiling windows (that opened!) & a great location; chocolate on the pillows & Nespresso coffee machine & water were a welcome bonus. The hotel is within easy walking distance to the old city + trams to trendy bustling Plagwitz (canal walking paths & restaurants) where we enjoyed a divine slow dinner at Le Petit Franz (French) restaurant.

We didn’t realise that the hotel also operated as an upmarket dental clinic so no staff after clinic working hours. Also the chemical smell on the stairwell & open areas was a little off-putting.

Excellent, convenient location. The room was very spacious with a comfortable bed. The rooms are in a building with a dental office, so it is very quiet and the grounds are lovely.

Utilized self check in. Instructions were very good, but finding the room was not easy. The room number was clearly marked, but not the floor number. Fortunately, I was able to find a staff member who was helpful.

Large suite with a wonderful balcony opposite a park. One of the best hotel beds I ever slept in, and all amenities you would want, including a capsule coffee maker. The location is ideal - everything is in walking distance.

Parking is a bit expensive. If you don't mind walking 150 meters you can park in the garage of the court for 9 EUR

very modern and well presented

two issues, 1/ Given its location near the old city, the Villa stands on the tram line and near a major traffic junction which leads to significant road noise, so seek rooms at the back of the property if possible. 2/ The breakfast at the Villa actually is at a nearby guest house rather than at the property, and although ok did not include a cooked offering. Frankly not really to a good standard

I liked everything! It was a joy for a first visit to Leipzig. The light filled and spacious room with the fine facilities made for a very pleasant stay

The fact that there was no Reception staff after 4pm on arrival but this slight blemish was replaced by the greeting and assistance of MR Voss himself!

The breakfast was okay, but the choice was a little limited - the boiled eggs were hard and not very warm. A freshly made egg 'to order' would have been nice. The staff were friendly. Also, the complimentary drink bottles were a nice idea, but these were left out of the fridge and warm, and therefore not drinkable on arrival.

The shower was very disappointing. The main over-head shower was not very powerful. However, the smaller shower unit, which my daughter used, resulted in a flood - rather than shower floor being 'tilted' which would allow the water to drain, the floor is level - the water simply escaped flooding the entire bathroom floor - my daughter has to use a number of towels to soak up and remove the water - therefore, instead of a relaxing refreshing shower, she was left stressed and upset - clearly there's a design fault in the bathroom floor and shower arrangement.
