Fabulous location. Surrounded by olive trees, forest, small farms. Absolutely serene, a place of refuge from the hectic atmosphere below. Wonderful pool area, super clean, calming, excellent service before and during our short stay. Nearby Trattoria was very good.
OK this property constantly gets criticized for “false Advertising.” I can understand why. On arrival, I too was a bit surprised that the lovely villa so prominently featured is actually not part of the regular hotel. The hotel rooms are in a fairly bland building, comfortable, stylishly decorated in the lobby for certain, but it was still a bit confusing. You HAVE TO READ the description of the hotel. It is very clear that the rooms are in an annex. I would warmly suggest, as I do intend to come back, that this property remove ALL interior pictures of the villa. It is just misleading and not really honest to include those. Also, the hotel could really do better on its meals. It’s a pity that such a gorgeous location does not have a chef.

This is a very special historical place near the city among of the beautiful and peacful nature. We went several times to sea-side to the city but how pleasant it was to come back to our Villa after the noizy and durty Pesaro! We loved everything. Garden is carefully mantained, full of flowers. Olive trees and peens. The pool is clean and i saw that early every moring a technician was cleaning it - thank you so much for your attention to every thing. I had the experience to wash my clothes there and it also was perfect, clothes were given back better than in the time i bought it) in some wanderful paper. It is so professional. Breakfast is splendid, rooms are spacious, very clean, with a very good air conditionnaire. For who does not have car it is very easy to go to Pesaro - to the right from the hotel there is a bus stop, bus 12 goes every hour, check the schedule. when back, bus N10. 10 minutes to the center. Lunch can be taken in Villa, for dinner - a few steps to the right you will find the good local restaurant with the typical Italian food. We enjoyed walking around, the nature is so nice there. You will enjoy every moment, honnestly. And as for staff- very professioanl, helpful - thank you for every moment to this nice place. Villa itself is the the building near the hotel, but i think it is good as such a historical building needs the special mantaining, and in the hotel you have to clean every day you have toursitis etc. please take a tour in the Villa, it is like a museaum. I wish we will be back. Hope soon.

Old World Service in a 5 star property! The service is exceptional and very personal attention. We especially enjoyed the stunning property and the pool was amazing! The tour of the Villa was a wonderful opportunity to learn more of the history.Very convenient to a local Restaurant, a short walk and wonderful food and service. Breakfast at Hotel excellent!Take the short walking path starting below pool area...

The Villa sits on top of a hillside and is quite spectacular. It is spotless, with large and bright rooms. There are very comfortable beds and pillows. The charming owner of the villa takes customers through the historic and culturally rich family home which is now a museum. The Italian gardens are beautiful, as is the swimming pool area. The breakfast offers a good and wide variety and while the coffee on the self serve-table tastes like filtered coffee, you can request freshly made Italian style coffees as well. It is a peaceful place. There is lots of parking.
It was generally very good. However the first impression with one of the reception staff was a bit off putting; she insisted nervously and repeatedly for our passports, even though I had said they were in my luggage, and explained that I would bring them down after I opened the luggage in our room in a few minutes, which was what happened. There were no glasses in the room, only paper cups. This might be a left over from the covid era, but one would expect glasses in such a nice place. The staff do not automatically take your luggage to your room, they ask if they can help.

A beautiful place with lovely classical style gardens, glorious views over the mountains and very helpful staff. Big and varied breakfast in an elegant location. Would stay again anytime.
No onsite restaurant, so you have to walk a short distance to get to its partner restaurant. When we were there it was pouring with rain, so the staff lent us umbtrellas, but we still got soaked!

Beautiful domain, lovely breakout spaces, excellent service, excellent breakfast. Some reviewers complain about rooms being in a different (unattractive) building than the one from the pool picture: they are and it is not as issue at all.
Hotel like feeling rather than a B&B feeling. Not sure this is a disadvantage though, it is simply that I was expecting (rightly or wrongly) an agriturismo feeling. Just to be clear: you need a car (obviously).

Location, the property and the staff were great. Excellent breakfast.
Parking is a problem. You either park under the trees and collect loads of pine leaves and tree sap. Or you park in the sun on the sand and you get dust and watermarks from the hose used by the gardener. Massage is also a waste of money - I can better massage from my car seats.

The property and the grounds are superb, the staff willing to help with advice and even bookings at the local Trattoria (which is highly recommended).
It was all good, but do watch if satnav takes you along a very remote road as there is a very slightly longer but much easier access to the property.

We was on the trip from Ancona to Germany and needed a short term stay for one night. Perfect choice, we need to come back for a longer stay to enjoy everything there. The recommended restaurant, very close to the Hotel earns 12 of 10 stars.
