Friendly and helpful English speaking staff. Our Mezzanine room with swing appeared new, clean and relatively spacious. Beds and futons were comfortable. Furnishings and interior decorating were lovely. Two air cons in the room were helpful even during Autumn. (Coin operated) washing machine and dryer facilities was useful. Complimentary water and umbrellas for borrowing in the foyer was so convenient. Location in a quiet and safe area. Convenient 6 to 10 minute walk to three bus stops on Sanjo Dori, Higashioji Dori and Kawabata Dori which can take you to many locations. Sanjo Keihan Station stairwell exit is 5 minutes away and connected to the larger Sanjo Station. There’s a lovely but budget friendly family-run udon restaurant on Sanjo Street called Miyako which we hoped to visit for a 2nd time on a Sunday night but it was sadly closed.
The location is pretty good for its price but one just needs to find the pockets of cheaper eateries around the area. Furukawacho Shopping Street (6-10 minute walk) is worthwhile checking for dining options, otherwise it seems that the main food strip is 10 - 15 minute walk either westward along Sanjo Dori past the Kamo River (broader price range) or southward along Hanamikoji Dori (more pricey).

Like other reviews have shared, the staff were amazing. They were all really friendly and helpful. Sound proofing in the rooms were great. We had the largest room with a loft area for the kids which can fit up to three people! It was nice to have space traveling as a family of 4 in Japan. There was a little sofa lounge area in the room inbetween our bed and the kids so that was really nice. Also provided space for our suitcases as well. You truly get your money's worth here.
The only downside, which is very minor is that the bathroom is fairly small which is to be expected in Japan. Also there were only two washers and dryers at the hotel. If both are being used you'll need to wait for awhile.

Staff: Were very welcoming and communicative. Location: Walking distance to Gion, Kawaramachi and other attractive areas. Style: We stayed in Japanese style room. It was good size, beds were comfortable. Lobby: There were mangas in Japanese and English that you can enjoy at the lobby. Also a vintage Nintando is available for fun! Saniteryware: Optionally toothbrush, shower itemsare provided. Also our there were high quality shampoos and soaps in the room.
Room: Although the room has some space, the floor is covered by a traditional material, where you shouldn't place heavy things like suitcase. However, there is literally nowhere else you can unpack your things. Lighting: Wasn't a good design. They were too bright, which wasn't pleasing at night.

Picked this because of the good reviews and the great price. Also the location, which was about six minutes from Sanjo (?) train station. In a neighborhood. Was fairly convenient to get to the train. Lobby area has lots of comic books and retro video games. Fun atmosphere. The staff were nice. Two of the 3 staff I spoke to could not communicate in English (like to give restaurant recommendations, although they tried and had a book with some printed recommendations). Not a problem but FYI. Great water pressure in the shower. Of all of this, I liked the price the best. I would not have stayed here for any reason other than the low price. But it was clean and new.
The beds were very uncomfortably hard. Hardest of any hotel I was in in Japan. The room is tiny and it was difficult to find a surface to put two suitcases (besides the floor). If you have a lot of luggage it will be a problem. The bathroom was also tiny with the bowl of the sink extending into the tub.

We had such a wonderful stay here. The hosts were so kind and accommodating. You can tell that they work hard to make their guests feel at home. I love that this hotel had a retro theme with all the manga available to read and the 90s console to play games whenever we wanted! There was also an art exhibition which I thought was a nice touch! The bedroom itself was spacious and clean and the hotel was very well lit and easy to navigate which is great as I have a visual impairment. It’s also great for moving suitcases about. There are more positives but overall I’d say this was one of my favourite hotel stays and if I find myself in Kyoto again, I’ll be staying here again!

Felt at home as this is not a chain hotel so the staff were kind and polite, but seemed friendlier and intimate. They have a large manga section that sets the "homey" atmosphere, and they have many recommendations/booklets about restaurants, activities, and sights around Kyoto for that month. This was in a location that is somewhat off the road but if you're okay with walking an extra 5 minutes, then it's a great place to be. The bus stop from Kyoto Station to Ginkakuji Temple is located nearby and situated in a way where you can avoid some of the crowds awaiting the bus near Gion. The Sanjo strip of activities/shops that leads into the Nishiki market is a fun day activity. Furthermore, the Sanjo station is nearby if you want to take the Keihan Main line all the way down to Osaka for the day (43 mins).
This is a new hotel so they are still sorting out luggage shipping between destinations. We worked around this by going to a nearby Family Mart. However, they will be implementing this soon so look forward to having this option! Otherwise, we enjoyed every other aspect.

This property is a new venture for Silvia and her lovely staff. An old building has been lovingly renovated to accommodate new facilities with a comfortable relaxing reception and reading room environment. The staff I met were super helpful ( thanks Jasmina) especially as I arrived late in the day after a long trip. The area is just off the beaten track with 2 temples across the road free from tourists but is only a 10 minute walk from the main centres of the old town at Gion, and the shops and restaurants of Sanjo. Felt very safe returning at night
At present there are coffee facilities with plans to provide breakfast underway

The establishment itself had surprised me with its lobby, a comfortable space full of mangas and also a laundry room which was very much needed it was surprisingly good when I first entered the hotel. And the room I reserved was also really neat, with its own mini fridge, kettle and tv, I personally liked that fridge is empty, for the personal use of customer instead of those mini bar fridges that charge you money for even opening it haha. It wasn't like that so I liked it. Room was great, the futon was really comfy, and gave me nostalgia of my childhood. All in all I liked everything about my stay
I don't think there is anything that I didnt liked about my stay in this hotel, if anything I regretted not staying in kyoto longer than I did.

This was the best and most personal experience of all the accommodation I booked in Japan out of 6 hotels. The customer service provided by Jasmina and Sylvia; the English-speaking attendants was exceptional! This made our stay fun, informed, educational and a 10/10. The Japanese style room and courtyard provided some fresh air and room to stretch out and a homely base in old Kyoto town - close to shrines and more traditional activities. I paid more for the experience, and it was worth every cent to connect with these lovely people and their amazing food and tourist attraction guides.
Small shelf area for the kettle and to store things. Would recommend providing a collapsible luggage holder or a fold down shelf opposite the shelf so that baggage can be elevated off the floor

Giappo Franca is on a quiet road and still close to everything. When I arrived, the staff were extremely helpful and explained everything I might need to know. Sylvia told me about an art show the hotel was hosting and explained the artist's series of the places in Japan from Tokyo to Kyoto. Very cool indeed. My room was spacious, clean and covered in tatami mats and it even smelled good. I had a Japanese bed and there were instructions on how to use a futon. The bathroom had a nice Japanese bath and nice soaps and shampoo available. There was even a cute little outdoor sitting area outside my room. I had an early flight out of Kansai International Airport and the staff could not have been more helpful in assisting me in finding the best way to get there. Domo arigato gozaimasu, grazie, merci Giappo Franca.
