We had a two bed apartment at this hotel which was incredible! A full kitchen, separate room for the kids, aircon throughout and a washing machine and drying facility in the apartment. The staff were delightful and so helpful! Location was good, short walk to a massive supermarket and close to key sights etc. there is also a subway station five mins walk away. We loved being in a local neighbourhood rather than a skyscraper hotel building, getting a true feel of local life etc. we would definitely stay here again and highly recommend it!!!!

The apartment was beautiful with plenty of room for the family. The apartment was well appointed and our host made sure that we knew what facilities (washing machine, drying system, etc) were available to us and how to use them. There were useful guides detailing where to eat and how to get to the local attraction in the apartment, which was very handy. We walked to the nearby castle and caught the buses to other sites. It was very simple to get around. I wish we had stayed longer.

-Location: While only a few mainstream sightseeing spots are a walking distance (Imperial Palace, Nijo Castle), the residence is very strategically located in the sense that most sightseeing spots in Kyoto (both in the north-west and towards to east) are reachable with a 30 min public transport ride or less. Both the subway station and various bus lines lie 10 minutes or less of a walk away. The location of the residence is also very quiet. -Apartment: The apartment was clean, modern and spacious, with comfortable beds and a well functioning heating system. -Staff: Staff was friendly and courteous. We had a few smaller requests throughout our stay, and they were always happy to help. Overall, this was an outstanding stay!

Only a very minor negative, but the apartment could use more shelves within the built in wardrobes for easier storage of clothes.

Was so nice to be together as a family in an apartment (after being in hotels), and getting to shop for food at the supermarket. The apartments are really clean, with great staff, and have all the amenities you need. We made good use of the washing machine and drying system which worked really well. I also loved being in a more residential area with quieter streets, and living life locally.

With the residential area it was also a little further from things (subway is easy 10min walk). Have to say getting around was easy to navigate though and we even just caught a bus to Arashiyama.

The reception staff are outstanding - so helpful and efficient. They provided all the information we needed on our arrival and then supplemented as our needs arose. We really like the authenticity of the location and how quiet and peaceful the neighbourhood was. Our 3 bedroom apartment (#301) was very spacious and felt like a home away from home. We really liked being able to cook meals in our apartment and wash clothing everyday. The weather was so warm in October it dried quickly.

Nothing we can think of. We respected the no shoes policy and the respect for other guests by keeping noise down after 8pm - but this is how we live anyway. All the appliances and equipment worked well.

The apartment was very spacious, and the air conditioning functioned well - very important as it was a very hot time of year. They had a washing machine with laundry soap which all worked well. They provided us with a cot as requested, and it was a good one. The neighborhood was lovely and quiet, with lots of bakeries nearby where we could go for breakfast. It's a great hotel for families.

The location is about 30 minutes walking to the main centre of Kyoto. It's near the castle and the garden, but not that close to many of Kyoto's attraction eg Nishiki market, Gion, Pontocho etc

Loved the location a short walk to bus stops and train station. We used taxi's to get to Kyoto station which was about 20 mins away they were average 1700 yen depending on the traffic. Nice sized room was nice to have a kitchen and a balcony although we didn't use it much as we went in winter ! Convenience stores, supermarket and restaurants all walking distance. Staff were all very helpful. There is a coffee machine in reception which can be used when reception is open which is 2 hours in the morning and 2 hours in the afternoon. A lovely bakery is just a few doors down. Apartment was in a quiet suburb within walking distance of the Imperial Palace and Ninjo castle where we picked up the hop on hop off bus which we used to visit all the temples. Would love to stay again.

The separate toilet is very small but they can't do much about that ! :-)

Helpful, friendly staffs who are willing to go extra miles to help the guests. They also speak fluent English and very professional. They let us drop off our luggage a day prior to our arrival and delivered to our unit on the arrival day so we got extra time to enjoy the city! The two bedrooms unit we stayed is spacious, clean and very comfortable. The kitchen is well equipped. We love the washer and drying system in the bathroom. Extra towels, bathroom amenities, coat rack all contribute to our three nights wonderful stay. The climate control system works perfectly in our liking (keep the unit warm and cool it down fast to allow a good night sleep). The bathroom is like new and spotless. The location is also excellent. The neighborhood is quiet yet very safe with many excellent restaurants, izakaya and coffee shops nearby. We enjoyed touring Nijo Castle and Imperial Palace which are within walking distance. The nearby bus station and subway station provide easy access to other popular tourist spots. We took a bus to Myoshin-ji Taizo-in which is a series of temples within a beautiful landscape and garden, a hidden gem that allow us to enjoy quietness and peacefulness.

This was an absolute gem, I'm so glad we found this one! Despite looking a little like a bunker in the corridors, the apartment inside was spacious and beautifully appointed. We loved having a kitchen and living space where we could relax as a family. The beds and pillows were the most comfortable we've had in Japan so far. The location is very peaceful. The washing machine and bathroom drying fan were excellent for us travelling light, as we caught up on all our washing. The staff are beautiful and so helpful. We enjoyed the free coffee in the mornings, and having WiFi and a smart TV were great for winding down at the end of a long day of sightseeing.

That we only stayed two nights! It might be a little far from the station for some - about 12 min walk (at a slow pace in the heat!) to the subway.

We liked everything about the place. Everything was new and extremely clean, and the kitchen had all the utensils, dishes and appliances you could ask for. We stayed a week with a toddler and cooked daily. Perfect location - on a quiet street but a short walk to two supermarkets, a 100 yen store and large pharmacy, and to Kyoto imperial palace and Nijo castle. We would recommend this to anyone, especially families with young kids, and will stay here again if we get a chance to return to Kyoto.

Sound travels through the walls and ceiling — you can clearly hear door and chair movements from above. The sounds did not bother us but we had to take special care to keep our active toddler from making too much noise after hours. This is not unique to this hotel - we found it common in other hotels and apartments we’ve stayed in Japan.
