The property is conveniently located just down the road from all the main attractions in Kennebunkport. The property is well maintained and clean. Continental breakfast served daily. You get a mini fridge and access to a microwave. There is indoor and outdoor pools and hot tubs. My kids loved that! It’s quiet and peaceful. The sounds of birds and wildlife are so nice.

It’s a little outdated. Beds are a little uncomfortable but the sheets, pillows and bedding are nice. Had to lug the luggage down the stairs. Perhaps for folks on the first floor a pathway with options to park in the back would be ideal.

The locals and staff we met were the best part, they’d were so nice and we felt so welcomed. We loved having the large pool and poolside bar and grill within steps of our room. The room has a door that leads out to the pool area which is so nice and convenient. The breakfast spread was very generous and the pool bar/grill food and prices were fantastic. Next time we’ll bring our two boys since it is a very family friendly place. This is the kind of place where family memories are made.

The rooms are quite dated. The rooms are cozy and spacious but would benefit from a nice deep clean and fresh paint, updated fixtures.

This is our second year staying at the resort. It's great! Very family friendly with an inexpensive restaurant and bar and a basic but tasty complimentary breakfast. Rooms are equipped with fridges and there is a microwave in the breakfast room so it's possible to prepare basic meals. It's a very quick drive or a medium length walk to beaches and the town.

Honestly, there's nothing we didn't like. If I had to be extremely (and perhaps unreasonably) picky, I'd say it's a shame they don't sell wood for guests who want to use the fire pit that is available for guest use. But... really... we had a great time.

The hotel was located right outside of downtown Kennebunkport so the location was great. It was minutes from a very scenic and cool beach/ocean area where you could watch the surfers riding the waves. The hotel had an indoor as well as an outdoor pool. The outdoor one was heated to 82 degrees and looked like a great place to hang out. There was a hot tub just the other side of the outdoor bar. The indoor pool and hot tub looked like they would be great on a cold day. One of the hot tubs wasn't working while we were there. The continental breakfast was what you would expect with fresh bagels, bread, fresh fruit, yogurt, hard boiled eggs, pre-wrapped muffins and decent coffee with a choice for decaf as well. Nice place to stay for a few days although we were only there for an overnight.

No elevator!!! We both had pretty heavy bags as this was the very end of an extended trip to Maine. The verbal directions were confusing to get to the room but involved dragging the bags up a flight of stairs. As we were leaving we found a ramp that avoided the stairs and certainly could have been used the night before. The room was a little run down. Knobs missing on dressers, carpet covering a floor that sank a bit under you, the lock wouldn't work on the door (electronic key cards were the access) and it was impossible to get the auto function to work on the air conditioner. None of those tings were deal breakers. The staff was very friendly and helpful and the location was great.

it was nice that we could just walk out the back door to go to the outside bar, pool, and hot tub. The outside bar was really cool. Also, the out door HOT TUB was neat. Pretty at night. Nice and quiet, and the staff was friendly and helpful. The bed was comfortable.

Your bathrooms are the pits!! The hole in the ceiling is creepy, so outdated, and webs in all corners. The rooms are outdated. Also, the webs outside are so big, you really do not enjoy sitting out there.

My review is based on a previous stay here, not on the current non-stay because when I got to check in for this stay, I was met with some unusual last minute circumstances. BUT I have only great things to say about the way the receptionist (Jeannie) and then the Manager (Ms. Jellison) handled my particular circumstance. They offered me a full refund for something that was not their fault! That is the mark of true customer service and I am extremely grateful. From my previous stay I can tell you there are two pools to enjoy, there is an outdoor restaurant on site (but it closes at 8 pm) the bar portion stays open later than 8.

breakfast was good with great chose of food to eat. room was clean and comfortable. house keeping was good. shower good pressure and hot water. the host was very helpful and informative to what things you have there and downtown happenings.

mattress too firm for us older folks. had a sleeping bag for her which just in case room was cool but it wasn't but it help soften up comfortable sleeping.

Quiet Location, nice deck, funky old time resort feel

Group of adults that stayed up into the wee hours partying at fire pit next to our room. As expected area trashed in AM with beer bottles and trash everywhere.

The rooms are basic but comfortable and clean and the outdoor restaurant / bar serves up tasty food including a surprisingly affordable lobster bake. The set up was perfect for our trip as our toddler loves swimming and there is an indoor pool as well as an outdoor one. It's a very short drive to town or to nearby beaches - though we ended up walking.

The continental breakfast is very basic but given the overall affordability of the stay, that makes sense. There are bagels, cold hard boiled eggs, yogurt, and some cut fruit each morning along with a few cereal options.

This facility exceeded our expectations for the price. It is a lovely motel surrounded by a wooded area yet quite close to the heart of Kennebunkport. We found it clean and well cared for. The front desk manager - Jeanie - was exceptional. The heating had not been turned on before we arrived and it took some time for our room to reach a comfortable temperature. Jeanie offered to switch rooms for us - even opened up another room for comparison if we wanted to make the move - and continued to check in to make sure we were happy with our reservation. So friendly and caring. The Continental breakfast was fine.

Aside from the heating issue, we enjoyed our stay and would come back.
