The place was in the mountains. Hard to find at first. The road leading to it was dirt, with bumps and super rustic. Once we got there...the views were magnificent. Our host greeted us with drinks and snacks (a beautiful fruit torte). There was wifi (no extra charge). We like to hike, so it was near hiking paths. We could walk down a path to the beach. We were also very near a path to a magnificent view of 'Le Due Sorelle". Breath-taking! Our host was friendly and available when needed. Helps to know some Italian. Also she provides a decent typical Italian breakfast.
My only concern was finding it in the first place. Google maps only took us so far, then it was off the map. Apparently WhatsApp would have worked better, so I recommend that strongly.

Traditional family home that has been converted into a friendly B&B. Francesca is a lovely host and very keen to make sure you are comfortable and happy - though speaks no English. Our room had a private bathroom but most others seem to share bathrooms. Stunning views from the communal terrace and surrounded by the forest - with a steep but not impossible walk down the the beach (20 mins away). Be aware it's Euro25 for a couple of sunbeds on the beach when you get there (!) Nice breakfast, served on the terrace.
Be brave (but not too fast) on the private unmade road. It's about 2km to the property - just follow the instructions and you get there eventually

Unbelievably beautiful this B&B located in the mountains adjacent to Sirolo, with direct access to a beautiful beach by a beautiful trail through the woods. Host, Francesca, is very kind and attentious. We stayed in the main house, rooms are comfortable and tidy. As it is a converted house, not all rooms will be en-suits, but all guests have their own private bathroom. To get to the property you need to make a 10 min off road journey, but going slowly it is easily doable with a normal car (no need to be 4X4 and we arrived in a very rainy day), we were in a Fiat Panda and was o.k. To access the beach there is a direct trail which takes about 20min. Quite easy and enjoyable for who ever has done any hiking in their life, but might not be comfortable for urbanites and people with mobility difficulty. If you understand what you're booking there is nothing not to like in this place.

It is a million dollar view! The host was friendly though did not realize we had booked a room just a couple of hours ago. Breakfast was croissants and jam plus coffee and juice.
The room was tiny and the external bathroom was not charming though clean. Directions were very unclear. We also had some insects in our room though that maybe must be expected in such a remote place (the street to get there is a rough and tiny road). I do think it is overpriced.

Location/view is amazing! The best/only thing we liked at the home was the view from the Terrace which was amazing and the Breakfast and the host were both excellent. You can use the communal kitchen, but can not cook. The house is shared with up to 4-5 couples and the kitchen is small. There rooms were Very Basic with a "private bathroom" which was private was but not ensuite (ie. the bathroom was down the hall). I think there are 4-5 rooms with maybe two rooms with "ensuite bathrooms" This place is great for nature lovers and people in good fitness. It is a 30 minute one-way fairly steep walk to the beach and restaurant. We enjoyed the walk but you need to be fit. The beach and access to Monte Conner Park is fantastic! The road to the place is about 1.5km on a dirt road which was passable in our Fiat 500 but we had to go very slow .
