location is good. you can take the shuttle boat to the opposite side (sampheng market of Chinatown) for a fare of 4 baht. The boat runs between 5.45 am and 9 pm. Close to the apartment is DinDaeng market with a lot of street food to choose from.

The owner says they only provide free bottle of water on the first day of check in. But later I asked for free water and they obliged me. I think it is a basic requirement for the owner to provide bottles of free water for their paying guests. Or else, they should have a water dispenser in the lobby.

This accommodation has everything you need to spend a few pleasant days in Bongkok. It is a spacious and comfortable accommodation. It is a short walk away from a busy street full of authentic street food and convenience stores. Public transport, including boats, is within 10 minutes of the accommodation, so you can explore the whole city in peace. The best sights and attractions within a range of 1 to 4 kilometers. The host herself, Jar, will help, advise and recommend everything you ask her about. Responds immediately via WatSapp. Above all, she was incredibly accommodating when we needed to move our check-out from the accommodation by a few hours due to the postponement of our flight from Bangkok, which she accepted without the slightest problem. Thank you once again...

I stayed here already two times in 2019. This is such a great place in Bangkok! The location is in a non-touristic area with a lovely neighbourhood, where there are countless restaurants, food stalls and of course grocery stores, 7-Eleven and Lotus's supermarkets. You can cross the river to Chinatown by boat, which costs only 4 Baht (10 Cents). On the other side you can easily get to everywhere by boat, taxi or motorcycle. The room as well as the bathroom had a mordern and bright look and it was spotlessly clean. Everything like the aircon, the water heater and the water pressure worked perfectly at all times and there was no bad smell in the bathroom like in many other places. The room had even a small balcony which was nice to sit there in the evenings with views of Bangkok! There were mosquito nets in the bathroom and at the balcony door. On the floor outside the room there's a shared fridge and a microwave oven. And very convenient, there's a coin operated washing machine on the floor, too. For those who don't even want to operate the washing machine by themselves, they also offer a laundry service. The house has a lift and it's guarded by a security person. I could park my bicyle at the property. Last but not least, I was able to have a letter sent to the property by my bank with a replacement credit card prior to arrival. This was extremely helpful, because I was still travelling and didn't know when the card would arrive exactly. They even notified me when the letter arrived and they didn't want to take any money for this service. The host Jar is extraordinarily helpful, trustworthy and obviously not greedy at all, as the room rates are more than reasonable and fair! The value for the money is absolutely outstanding. This is defintitely one of the best places I've stayed at in six years of travelling.

The value for money is unbeatable and the room was very clean and had everything we needed. The shower had good pressure, the internet was working perfectly, there is a lift, the laundry service was also very convenient and affordable.

We came tired and had to wait for the guard to contact his supervisor (who knew our arrival time but didn't answered the phone) to get permission to hand us our key. Also the neighbors in the room next to ours were very noisy after midnight and the walls are a bit thin.

The room was big enough for 2/3 people. The bed sheets and the bathroom were clean. The A/C worked perfectly. They offered all the necessary indications/instructions to know the city and also the host was available through WhatsApp in case you need further information or something happens. From the outside the hotel doesn't look like one, it seems that they also have another business running there but it didn't interfere with my stay. There is a machine to get purified water for a very cheap price. Subway (golden line) is 15 min walk and there is also a very small coffee shop (specialty coffee & bakery) call LEKKER that you definitely should go to. Also, during your walk to the subway, you will find 7/11, coffee shops, and local food trucks. The hotel is located in a typical Thai neighborhood.

Location. I knew it was not close to the main tourist attractions (that was the main reason why I chose it) but I spent a lot of time and money getting to the center / Royal palace / Buddha's temple / etc. It is very common to use GRAB (like UBER) but the app never recognized the hotel's address. So I had to go to the Golden Line station and then walk 10/15 minutes to the hotel. I would suggest this place if you want to have the experience of "living" real Thai life. You won't definitely meet other tourists! Beds are extremely hard but that's the way beds are in Southeast Asia.

I stayed at the House of Happiness for two nights, the room was super clean and comfortable..had everything i needed..the owner & staff were also all really thoughtful and helpful during my stay. The location was in a local area, which had lots of street food and shops. It is also close to the local ferry if you want to explore Bangkok by river or visit China Town. Would highly recommend if you want to stay somewhere clean,comfortable, affordable & at. location which gives you more insight into local life.

The actual room is spacious, bigger than their photos show. It even has a small balcony with a city view. The staff is friendly and helpful, quick check-in and easy check-out. They also have some complimentary gifts that I really liked. Regarding the location, you can walk to the nearest BTS Gold Line, or take Grab to the nearest MRT. It's quite central so sometimes I use Grab directly. There's many convenience stores around too. Remember to visit Tha Din Daeng Market and some restaurants in the neighborhood, small and low-key but offer delicious affordable meals.

+ Communication and instructions were easy and clear. + The room was as described, comfortable and well equipped. + As a lot of people have written before, the area is not touristic, but it feels quite homely and "local", so I liked being there. + There was free water at the building's lobby.

- Security is slightly lacking as the building's door doesn't lock, and there isn't always a guard at the desk across it. Of course, each room has its own lock. - Although not far from the central areas, it takes some time to get to the main sights and party areas. Also, the ferries stop quite early at night, so beware of that.

Having stayed in the city for a couple of nights on our arrival, this was a breath of fresh air (literally!). Set in a lovely more peaceful area, the apartment was very spacious and clean. There was a little balcony with seating area which meant we didn’t feel we had to rush out in the mornings. Very relaxing…felt like a home. Water and toilet paper was available when needed. The laundry service was very efficient and a bargain. The staff were super helpful. It is easy to use the ferry crossings to get in and out of the city. Thank you

The proximity of the boat to cross the river and access the activities while being able to step away from it at night and enjoy a quiet corner of Bangkok, full of typical street food and little shops like bubble tea, hairdressers, night market twice or 3 times a week. The street is super quiet and neighborhood very friendly. The rooms are decent in terms of confort and equipment, and at that level of price difficult to beat I think. When I come back to Bangkok, I will book the same place if possible.

The only issue we met was with the room next door in the second night as the people inside it were certainly drunk and playing online video games at the same time and insulting other players loudly, until 2am, .unable to hear other peoples complaining. Except that, nothing to complain about. Other nights were restful.
