May not be for those wanting a hotel service - but I find the place is just like an apartment. You've got a ton of space, with even your own laundry machine. (And they even give you instructions on how to use it, since the buttons are in Japanese) Owner is friendly. He isn't confident enough in his English to check you in since there's a few procedures to run through regarding tax, using your key to get in etc, so you may have to check in at a hotel 2 minutes down the road. He still made the effort to give a wave and a smile whenever he saw me running around. Good amount of security. After a certain time of night, (or also when front desk is closed), you need your key to get into the building, and at all times, to get past the front desk to the elevator/stairway you also need to insert your key. Free access to the roof, if you so please. ~10-15 minute walk to I think it was three different train stations. Kiyomizu-gojo, shijo-gojo, and kawaramachi-gojo. ~5 minute walk to kawaramachi matsubara bus stops, which can take you straight to Kyoto station, or kinkakuji, or wherever you need to go. ~5 minute walk to the riverside, and plenty of restaurants situated around the hotel. Overall, place felt great.

Don't think the bed linen was changed during my 9 night stay. Everything else was very clean though.

My K House is in a great part of Kyoto, it's a short walk to the Gion area which is really cool, a subway station is not far away although we caught a Taxi to the hotel and there are heaps of great restaurants around. We had a suite which had a kitchen, a living room, dining table and a great bathroom, the beds were twin but really comfy and also a balcony with a couple of chairs to sit on. There's no one at reception during the day but are a phone call away if you need anything, which we didn't, and there's a bar downstairs in the evenings which is pretty quiet. A perfect stay for our 6 nights in Kyoto.

1. the location is nice, within reach of the most popular area of Kyoto, yet not right in the middle of it (not noisy and overcrowded) 2. the size of the room is very sufficient, you can lay down two big pieces of luggage and open them at once 3. there is a small kitchen with most of the utensils and kitchenware for those who'd like to cook or make some small things to eat 4. the hotel is very close to the stream with lots of izakayas and bars alongside, also easily accessible to the main Kamo river if you walk further 5. there is a small balcony in the room 6. there is a washing machine (with detergent prepared)

1. the check-in counter is not located in the same hotel, you will have to go to the other partner hotel to do check-in 2. price-wise I would say it is a bit expensive but it is generally like this in Kyoto now 3. there is no smart TV, you can watch few channels and they are Japanese only

Beautiful property with spacious rooms. Rooms are so clean and the area is so close to many sights and great food! We couldn’t have asked for a better location! The shower area was so cool, I’ve never seen a shower room like that. Bed is comfortable and feels heavenly after lots of walking. Great hotel for a great price, would highly recommend and would stay here again! Easy check-in is a 2 min walk from the hotel. The staff goes above and beyond to give you the best service. We needed to forward our luggage to our next hotel and the staff was very thorough and stayed late to ensure that our luggage was delivered to the right place. Staff responds very quickly to any inquiries via Booking.com or WhatsApp!

If you need absolute silence to sleep, be aware that there is a bar on the first floor and you can occasionally hear the patrons at night. I am noise sensitive and this was not an issue for me but if you need complete silence it might be good to splurge for a higher floor room!

The room is spacious and clean, and beds are comfortable. The bathroom has a shower and bathtub. I didn't use the bathtub, but the shower's water pressure is very strong (in a good way of course). Laundry machine is easy to use too as instructions are provided. The property is located on a quiet street by the Kamo River, but you can still find many good restaurants nearby.

Checking in and out was a little inconvenient as it was at a different address that was a 2-3 min walk from this property. There was also no staff members at the lobby of the My K House building. There's supposed to be a bar on the first floor, but unfortunately it wasn't open at all during our 2-night stay.

To obtain our room at My K House, we first came to the desk at the Kyoto Riverview House Kyoraku where the very friendly staff member checked us in and led us the 150 m to our room. Since we were staying in Kyoto for 6 nights, we found the kitchette quite useful to help us prepare some of our meals. There is a table in the room, but its height is as per Japanese custom. The bed was comfortable and the room well equipped. The hotel is well located, near a variety of restaurants and about a 10 min walk or less to a couple of subway stations. The nearest bus stop permits very handy access to the JR train station.

One night, my wife was awakened by revelers passing by the hotel, but apart from that, the room was quiet. We found that the kitchen could use a few more kitchen utensils to be even more practical.

The room is more of a small apartment than a traditional hotel room. There was a microwave, in unit washer/drier machine (free to use), stove, fridge, plates/utensils/cups,. Very spacious! Comfortable beds and bathroom was great with a nice shower/bath. Location in a touristy part of town walkable to a main road with tons of shops, restaurants, and bars but the the street the hotel is on is quiet at night. Close to the bus stop and several convenient stores. Highly recommend.

There is no hotel lobby downstairs. To check in, you have to go to another hotel about a 3-4 minute walk down the street which was a minor inconvenience especially when carrying luggage with you. Aside from that, no complaints.

Quite large room, very comfortable beds and a nice bathtub in traditional style. Like in other Japanese accommodations, every space is carefully used and at the end the apartment result to be complete of everything. Careful cleaning service provided, upon request. The position is good enough, some of the city’s main attractions are at a reasonable walking distance. Many restaurants in the surrounding.

If at night you like to sleep with the window open (like I usually do in summertime) then forget it: there’s a bar below the apartment with few but loudy customers. However, with the windows closed and the A/C on, the problem is resolved.... a very minor issue after all.

My K House was very cozy and comfortable. The room was Japanese style with tatami mats and floor seating with low table and cushions. Perfect for 2 people, plenty of space for luggage. Bathroom was spacious with separate toilet, shower/bath, and sink areas. Location was convenient enough. Close to Gion and downtown shopping area. About 20 min walk to Yasaka pagoda, Sannenzaka/Ninenzaka, and a little further to Kiyomizu-dera. Kyoto attractions are spaced out so you have to pick which attractions you want to stay near and take transportation to the others. Alex was very kind and helpful during check-in.

No washer/dryer in the room, just something to be aware of. Location can be far from some attractions, but this is the case with anywhere in Kyoto.

Everything! We loved the room, it is spacious, clean, traditional combined with modern style, has complete amenities plus the kitchen stuff and washing machine. They have no staff in the property, but all went well so we didn't need further assistance. The staff, when we checked in, was nice and informative, he speaks English well (he's from Romania). The location is not bad at all, not in Gion district but close to, walking distance, as well as to Nishiki market. And the bus stop is just around the corner.

The temperature in the room is a bit too cold for us, but it's not a big deal at all.
