The property overall is very nice. The pool is kept at a nice warm temperature and the hot tub is comfortable, too. The apartment is spacious and well appointed, with all you need to cook and do laundry. We used the sofa bed and it seemed okay. The balcony is nice with a 6 person dining table and one lounge chair to relax on. The patio also has a fan which is nice. The AC worked very well and was quiet. The grounds are well manicured and the kids had fun playing in the pool. There seems to be sufficient parking, though I don't believe the place was at capacity while we were there.

The dishwasher is very loud, or at least the one in our apartment was. The view from our kitchen was not great, as it faced neighboring properties (private houses) that are in need a major repair with decades of deferred maintenance. I found a dead cockroach in the door of refrigerator behind or next to a jug of water. We found a huge cockroach in the family room that I fortunately was able to trap and dispose of. Having to listen to a sales pitch to attend a timeshare presentation just to pickup the wristband keys was annoying - though we ultimately declined as we didn't have time in our schedule for that. The location isn't really walkable to get to the downtown strip - so drive or get a ride there.

Great location in a calm area a bit outside the city but remaining at walking distance (Even though having a car is highly recommended). I travelled there for the Ironman and being on the course and at walking distance of everything made it very practical for me and my support crew! Staff was also very friendly and helpful! I would definitely book here again if I ever come back to Kona!

Infrastructures could be refreshed a little bit (e.g. Dishwasher was not draining water properly)

Property grounds are nice, very tidy, clean. The one pool working pool was clean. It was quiet with nice lounge chairs. The rooms are nice with 2 full queen beds and 2 full bathroom ensuites. Full kitchens and huge outdoor lanais.

The distance to restaurants is a bit far to walk to the area of Kailua-Kona for food. The glass shower stall was moderately clean. Needed a good bleach clean. Timeshare property, they did not pressure in any way to attend their presentations

I believe I can't name just one thing, it is a beaitiful place, with so many trees, We specially love the quiet afternoons walks to the pool, and all our suite

The parking if there are more than one vehicle. With so much open parking space that there was near the buildings, the extra vehicles were told to park either by the front desk or in another area which made them some of our guests far to where we were staying. Also for the smokers. Not sure why there wasnt a smokers area near all buildings or even at the bbq pits which is out in the open that could have had those standing ashtrays. That to our guests had to walk far just to smoke.

I was happy to find that there was a washer/dryer in our unit and the hotel gave us laundry soap every day. The coffee was also decent. The hotel also provides beach towels (which they replace upon request with fresh ones)

The groundskeepers where very diligent - however they tended to start work very early (7am) and the gas powered leaf blower going for 1 hour 7-8 am right outside our unit was super annoying.

We have stayed here before and would come back again! The grounds are well kept and rooms were clean. The front desk was very prompt to bring additional toiletries/kitchen supplies when requested. Nice location! Joy, the resort event coordinator, is the BEST!!! She is kind and takes pride in what she does! We attended the welcome party. We also joined her to made fans and recycled bottle cap leis/bracelets. Our girls loved it!

We used the BBQ grills many times for cooking. The unita could really benefits from bbq utensils (stainless steel tongs, spatula, fork). I was worried each time we used the plastic spatula in the unit that it would melt.

This is a time share property and we had a lovely 2 bedroom/2bath condo with a large living room, full kitchen and huge covered lanai with dining table.

There were several attempt to “encourage” us to attend a sales presentation on buying a time share, despite our declining pretty firmly. We were given bad information on check out time and where to park which resulted in a citation and the treat of a large fine. We were able to resolve both issues but it left a bad taste in our mouths. we also had an issue at checkout with the bill-again we resolved it but left us pretty frustrated,

The cleanliness of the pool water could've been improved. We also didn't like how strong and immediate the sales pitch and pressure to sign up for tourist attractions immediately upon check-in, also the priceyness of the attractions offered through the resort.

Didn't go for breakfast. Location of resort was great. Condo was a great size, beds were comfy, kitchen was well supplied.

Expensive and you wouldn't price match the same condo we found on Air BnB. There was a $2100 difference, that's huge and unacceptable really. Next time I will research the prices more carefully.
