Clean, spacious and quiet rooms on a budget - decently close to many amenities in town. Didn’t use it this trip but on a previous trip the laundry facilities were great. They were able to accommodate our request for a first floor room easily (a family member with me has trouble with lots of stairs). The air conditioning worked well (we visited during record brutal heat.

The room spacious, clean and comfortable. The included breakfast better than most that are included with a stay. It's a bit of a drive off of the freeway, but if you have the time, worth the drive. The office desk and mobile charging availability excellent.

The mag strip door lock reader was dysfunctional. Of the 1st two, and 2nd two keys programmed, I could only occasionally get one working. Staff was happy to reprogram the keys, but it really wasn't that they were too close to my phone, as we suspected. The reader needs attention, probably a cleaning, which is not uncommon with aging mag strip readers.

I've stayed here a number of times over the years. It's a great and quiet location. Rooms are big and comfortable. It's easy to get too. Plenty of parking. Very nice, mature grounds. Staff is friendly. Pool and spa are clean and open. There's a restaurant/bar on site and breakfast is included!

My only detraction from the Piccadilly is that this property is showing its age. It is still a very nice hotel but it used to be the premier property in Fresno. I knew the owner back in the 1980's and he was very, very proud of his hotels.

This hotel went above and beyond our expectations. First of all, it's much larger than the photos. Also, the breakfast was much better than your average hotel. There's even a beautiful area to eat outside in a courtyard. Next, the rooms were large, the pool was nice, the staff so kind, and the entire hotel feels very Californian in atmosphere. Lastly, the residential area around the hotel has some beautiful houses and makes an exceptional location for a walk or a run. There's even a cute park nearby with a playground for kids. Excellent hotel! Highly recommend.

The shower/bath was like any average hotel. Not bad, but not exceptional like the rest of the hotel.

Hotels in this area are very weird, but this one was pretty good. Booked the same night, right after canceling one in the ghetto. The place is very clean, comfortable, with cute bar/restaurant. They gave us vouchers for breakfast where we had eggs, beef patties, potatoes, coffees, juices etc. Worth the price. Bathroom was big fully filled with towels, shampoos and body soaps. We felt safe staying here. Mattress was comfortable, no bugs, bad smell or anything else. Since I travel a lot, i can tell you that this hotel could not be better for this price. We loved it and will be back. Recommended!

We noticed that there was security walking around in the evening and we liked that. Beds super comfy. Large and clean room. Delux breakfast was good as well.

When we checked in we weren’t told that the wifi password was on the sleeve of the room keys. When I called front desk for it and told them that I didn’t know and possibly tossed the sleeve I was not given the password. I called back and spoke with someone else who gave it to me. The small fridge was in a cabinet that the TV sits on. Would have also been nice to have been told that, we didn’t figure it out until later in our stay. Would be nice to include a microwave in the room as well.

The rooms are spacious (300 sq ft). The heat pumps have been upgraded in much of the property so they are silent, effective and inobtrusive in the room. The grounds are well landscaped and pleasant. . . if you're into walks, you don't need to leave the property. The staff is friendly and efficient. I have been using this motel for decades (yes, it is older, but well maintained) and hope to be using it for a few more. The accomodations, location and price all work very well for me.

The complimentary breakfast, though fine, is pretty predictable from visit to visit. Could be a good thing or bad thing. Some rooms have more recent updating vis-a-vis more accessible power outlets, USB ports, etc. It's sort of the 'luck of the draw". I always travel with power bars and multi-port USB adapters, so not a big deal for me.

We stayed here so we could explore the Kings Canyon and Sequoia National Parks and the location was excellent for this. We were not too far away from shopping centres and it was easy to move around Fresno from here. Breakfast was OK, an average selection to choose from and the room was comfortable and large.

The location was a bit out of the main city area. Also, the hotel complex is huge and where we stayed was noisy with sounds echoing in the corridor throughout the building, waking us up early.

1st of all, the Staff!!!! I was never so impressed with a hotel staff such as I was with this one. Best ever!! The rooms were clean and the setup of the property was that of a community home. Rooms were very clean and roomy. The breakfast was great and even all of the patrons were amazing. The price was great for the quality of the product. We're planning to stay here every and anytime we're in the area visiting family and friends. Great job Piccadilly. I wish there was something that I could do more to show my appreciation!!

We especially liked how the manager Paula was attentive to our stay, she listened to our needs and accommodated us wonderfully, telling us about dinner and how delicious the dinners were. She was right! She is so likeable we almost asked her to join us for dinner! Haha. Thank you Paula.

We didn't like that when it was 10-15 minutes before closing a server or bus gal said she wasn't sure if we could be seated. This isn't so much a complaint, maybe she wanted to double check the time...just to make sure 😊 she wasn't rude.
