We stayed for six nights in a King Ocean View room with a patio, and although the ocean is across a road, the view was great and we could hear the ocean. Having a private patio was great! The hotel is within a short walking distance of an excellent restaurant, The Coast Guard House. The area is quiet and safe.

Our room was close to a second floor deck, where other guests would sit and enjoy the view. Occasionally, we were woken up in the morning by the talking, or had to listen to loud conversation during the day. I brought this to the attention of the staff, and they were very responsive. There is no elevator, and navigating the stairs, especially with knee issues, was challenging. The couch and chair in the sitting area could be nicer - it’s not very pleasant to sit on plastic. The bathroom has no counter space, but there is a shelf above the toilet that we used instead.

We loved the room we had. The beds were almost in separate rooms and we were able to each have our preferred temperature and also some privacy for changing. The beds were comfortable, the rooms were clean, and the staff was helpful and pleasant. It was also quiet even though the hotel was booked, it was easy to park, and we could walk to The Coast Guard House restaurant, a coffee shop, an ice-cream shop, and Narraganset Beach.

The pillows were on the smaller side, though there were a bunch of them so it worked out.

Nice location within walking distance of town and restaurant nearby. Beautiful water views! Good private parking on premises. Staff was exceptionally helpful and attentive.… For example had some trouble with the TV remote first night but the owner was immediately called and arrived on-site quickly with a replacement remote

Room was comfortably appointed and clean but the over all feel is that of a dated, slightly rundown beachside motel.

We upgraded to room 204. Paid an extra 65 plus tax for it well worth it. I tried to get some money off seeing how it was late and the room would have went unrented but that’s ok, loved the upgrade,,,thank you. Clean room, nice pressure in shower, nice view.

Breakfast was ok. It’s all Carbs. We don’t usually eat a lot of carbs. It should be on low alternative to just carbs. Some fruit or or something along those lines. Also along with the regular coffee may be some decaf coffee. But that’s it.

The rooms were standard but comfortable and clean, we loved the deck that overlooked the ocean and the large green area our grandchildren could run and play safely . Everyone was friendly and helpful except one we checked in with she needs to find a job that makes her happy:) the location is perfect we walked to the beach ate with our family at the coast guard restaurant which was amazing in views and food .close to coffee shops and other good place to walk to eat we will be back next year !!!

The location cannot be beat, staff was very friendly, rooms were nice and large, with fairly comfortable beds. The hotel was overall a great, given the reasonable price, great location and quality of the room.

Cleanliness. When I arrived there was food left in the fridge from the prior guest and a used towel had been left hanging to dry on the bathroom door hook. Staff at the front desk however was very apologetic and remedied it right away.

Great location and rooms were comfortable and exceptional clean.

No elevators and stairwells were tight and rather steep. It made bringing up suitcases quite an adventure. If we were 40 years younger it would not be a problem but at 73 it was a chore. Room rate included breakfast that staff member called “grab and go.” Only coffee or tea with bagged Lenders bagels or cold cereal to eat on the run. No place to sit and eat so went out every morning to a restaurant. If you advertise free breakfast with the room rate at least have it or don’t pretend you do. Disappointed with that to be sure.

The staff were excellent. Very friendly and helpful.

I think they are in the process of renovating. My friend's room on the first floor was very nice. My room on the second floor needed repainting. Whoever previously painted that room did a very sloppy job. There were many black marks on the walls and problems with the painting above the bathroom sink.

Hotel staff were excellent! Room was very clean, bed was comfortable. The hotel was quiet. The hotel was a two minute walk to waterfront and a 4 minute walk to the public beach! Plenty of restaurants nearby. Ample parking space(Free)

Breakfast was a bit underwhelming, consisting of bagels, cereal and coffee mostly. Which we did not indulge in.

Loved the location, the landscaping (I kept commenting on the flowers) and the clean room. It was nice to wake up and walk out to the water.

I didn’t like our view, vending machine/parking lot. Light breakfast was coffee, store bought bagels and cereal. We weren’t there for the food though.
