This B&B is in a great location; about 15 mins walk from the railway station and handy for reaching the main sightseeing destinations in and around Tivoli. We booked a Deluxe Suite which was spacious and excellent value. A simple, Italian style breakfast is also provided. The host Paolo was friendly and helpful and wonderfully accommodating with a couple of additional requests. Do note that all of the rooms in this location are up at least a couple of flights of stairs in a characterful building within the cobbled, pedestrian sector of the old town. We would definitely stay again if in the area!

The room was great and quite spacious, with a big kitchenette as well. The bed was amazing. The area is also great, right in the heart of Tivoli. You can get out, walk and enjoy. There are plenty of bars around to get an awesome, Italian espresso and breakfast/lunch/dinner.

The breakfast was not good. The coffee was "vending machine" coffee, not fresh, and just a few packaged pastries were available to eat, all sugary. Not a deal breaker, since everything else was great. Just don't expect a good breakfast.

The room was very large and comfortable. Central location in the historic part of Tivoli, close to Villa D'Este and Villa Gregoriana, strategically located to visit the city. Close to many dining locations, but very quiet in a small side street. Also conveniently close to the public parking of Piazza Massimo. The host was very helpful to make our accommodation comfortable.

Breakfast offering is in the average.

Paulo and his wife went out of their way to help us. Paulo personally met us at the square upon arrival. My wife had recent foot surgery and walking was difficult. They helped us with our luggage. Upon departure, Paulo's wife even carried luggage across the bridge to meet our driver and did not want us to tip her. They could not have been more pleasant and accommodating. Makes us want to return sooner rather than later.

Central but quiet location. Our room was spacious with large, comfortable beds. The owner went out of his way to provide a hearty breakfast for my glucose- and lactose-intolerant (and vegetarian) travelling companion

I had a great stay here and am so glad I decided to spend a night in Tivoli rather than just visiting on a day trip from Rome. The owner was friendly and communicative, the room was well equipped (including a kettle!) and the breakfast was perfect.

Location 10 to 15 minute walk from train station. Owner provided a map of the town and instructions to which bus to take to see things further out. The room was very large with queen bed and twin. It also had a sit in kitchenette with frig and stove top. Water pressure great in the shower.

Great communication before we arrived. Paolo is a great host. He check us in and gave us some great tips for restaurants. Room was very clean and comfortable. Hottest day of the year and the A/C was great to keep us cool. Our room had a little kitchen with a fridge which was very useful. Location. 10/10.

Great location-within walking distance of the station. Authentic place. Breakfast wasn’t vast choice but three cakes were made by our waitress. I’m a good cook and these were too die for-so moist-orange cake and honey cake. Tivoli is a beautiful little place. Lovely atmosphere. Locals going about their daily life. LaFornarina serves the best fresh pasta.

Toilet seat has a crack at the back and tap at bathroom sink was a bit loose-easily and quickly fixed. Otherwise great!

The rooms were verywell equipped even for a longer stay. The Annex of the Hotel is situated in a pedestrian area in the old center of Tivoli near the Villa d'Este. The breakfast - served nearby - was very good.

The description of the parking possibilities which had been sent by e-mail was misleading/wrong. It took some time to find that out.
