in one word “EVERYTHING” The property is located just inside the historical walled district. You can use their parking which is located just steps from the lobby or you can take advantage of the discounts which they have arranged for the community parking lot which is heavily used by visitors. A recommendation is if you plan on using your car during the day you may want to consider parking on the property because most of the closest lots are full during the daytime hours when tourists are visiting this wonderful destinations. The property has a small patio which faces the west and allows you and an obstructed view of the sun set depending on the time of the day. This area also has some seating for a drink or you could even order some takeout food which can be delivered there for your dining pleasure. Now if you are a early riser you can take the stairs which are part of the historical wall up a few flights and from there you can watch the sunrise. This one takes only about two minutes. From this location you can walk the length of the historical district in less than 10 minutes but you should give your self additional time because of its location on a hill and the streets go up and down and turn it’s easy to get lost but you can always find something interesting to see. As for the staff they are very attentive. The owner is hands-on and does everything to ensure that you have a wonderful and positively memorable experience. Every staff member is very proficient in making delicious coffee in a variety of ways. The breakfast they offered was simple consisting of a variety of meats, a couple of cheeses, several types of bread, hard-boiled eggs, cereal, fresh fruits, and a few other items. The juices were from bottles and not freshly squeezed. as for the superior service offered by the staff I would have to say it could be the result of residing in San Marino.

The room we chose was one of their most affordable which overlooked the parking lot and the roof. Their description was accurate and did disclose this. However, once we arrived at the property we realized we should have paid the extra money for a room with a balcony which allows you to view to the west off of the mountain.

Excellent hotel on the very top of the hill, only a few steps from the tower. Room was spacious and the updated bathroom is a plus. We had the best shower for our entire trip. The balcony was awesome. The view was unbelievable! Staff were super friendly and pleasant. Breakfast was plentiful. We will definitely come back and stay longer next time. Thank you!

A tiny bathroom with the thinnest towels I have ever seen. This was a junior suite and had a small area with a couch which served no purpose as there was nil TV in it. I realise this expensive but move the bathroom to this area. As ever in Italy we are all expected to speak Italian so no English TV. Charge a little more and get a decent streaming service. We do no not travel to watch TV but it is nice to have the option at the end of a long day walking the steep streets of San Marino. Average breakfast.

Hotel Rosa is an absolute gem. Nestled at the top of the mountain with views across the valley it provides a peaceful and picturesque base for exploring San Marino. Staff were all friendly and helpful-I can imagine nothing is too much trouble for them to support an enjoyable stay. Rooms were spacious, beds comfortable, bathrooms both beautiful and clean. Plenty of towels and soap provided. Breakfast was varied and plentiful- with options for GF. We had a lovely stay and our wish is to return

The stay was exceptional. Tiny suggestion - would have liked GF bread at breakfast but know this is hard to cater for.

Loved that it was located right below the First Tower, even though that meant having to climb steep slopes and stairs to get to the hotel, especially if coming from parking P1 where the San Marino shuttle drops you off. The room was cozy, staff were proactive and introduced points of interest around the city centre without prompting. There are no tea/coffee facilities in the room but I didn’t miss that because of the amazing coffee I could get from the bar as part of breakfast. Especially loved having breakfast outside with the view of San Marino below. 🥰

Only that there’s no hair conditioner but that’s a small matter. Everything else was amazing. ☺️

Very nice location of the hotel, close to all attractions, personnel was very kind and helpful, the bed was very comfortable and we got plenty of towels, pillows and other stuff for our comfort. Stuff recommended us few locations to visit and were very professional and kind during all interactions. Food for breakfast was also fresh and diverse.

We didn't know how to turn off the AC (it was written on instruction card but it wasn't visible enough for us to notice quickly). Breakfast could use any sort of fresh veggies other than those little things the stay was absolutely great and we would recommend staying here

The location was excellent-right in the old town. The staff was extremely friendly and helpful with recommendations. The breakfast was very good and eating area outside was even better! You had a scenic view of the valley.

The bathroom was quite small-not much room for maneuvering (but it would be hard to change that without major renovation). Note that there is parking available on premise unless there is an event going on which prohibits you from driving on the pedestrian street. If you do park outside of the city walls in public parking, the parking is safe but pack light because you will be dragging your bags uphill.

The location and breakfast are outstanding, tough to beat. The cost was also reasonable considering the alternatives, and the staff were very helpful when we needed anything. We would absolutely stay here again if we happened to be in San Marino.

Just be aware that if you don't pay the significant premium to park your car at the hotel, you'll have to haul your luggage about 200-300m uphill from the public parking area. It was worth it in my opinion ($4/day vs $17/day).

The Hotel Rosa is situated in the heart of the old town - hardly any hotel is higher up the hill! The views from the hotel terrace are absolutely amazing. It was our first visit to San Marino and we loved it! I found our hotel room (208) on the small side, with one small window at the side and a disappointing view of a few roofs. However, the majority of the other rooms all have large windows to the front, and some have a small balcony large enough to enjoy cocktails and the view at the same time. Choose your room category carefully! The breakfast was adequate, especially on the first day. Cereals, cheese, cold meat, a little fresh fruit, yoghurts etc., even some extras like linseed. However, it was the same each day (we stayed 3 days) and the bread was only shades of white. A little variety, or some fresh salad (tomato, pepper, cucumber etc) and local bread would have been nice. Jams etc were individually wrapped! To be fair, we were out of season (April) so maybe the selection is better in the summer. Regardless, San Marino is fascinating and we had a really good time exploring it and the surrounding area. And a big Thank You to Paulo.

The location of the hotel is just beautiful in the old city right beneath one of the towers. It was all clean and in very good condition. The bathroom was small but had everything and for a solo traveler like me it was perfect. Everything was working perfectly like furniture, shower, bathroom fan, lighting etc. The breakfast was good, maybe not with options in abundance but to me it was quite sufficient, and I really appreciate details like fresh strawberries to go with the yoghurt. It was great that breakfast was served from 7 o'clock, which was necessary for my early departure. The staff was very nice and friendly and I really appreciate the advice I got when checking in, to make the most out of my short visit to San Marino. If I come back to San Marino, for instance with my wife and family next time, I definitely wouldn't hesitate to choose Hotel Rosa again! A very good choice in this hotel category.

The only thing I would wish for is if the bed could have been a little softer. I know I am quite picky about the sleeping comfort, but it really means a lot to have a good night's sleep. If the bed had been more comfortable there's no doubt I would have rated the hotel as exceptional, a 10.
