Excellent budget accommodation provides great value for your money. Located in the Old City, surrounded by excellent restaurants and close to banks and ATMs. Room was cleaned the days we were there which was wonderful. The Set up in the common area is very practical providing lots of spaces to sit and relax. Staff very pleasant and Gilles very helpful and problem solved an internet site access situation that I couldn’t have done without him. Recommendations for tours and restaurants. Breakfast provided for additional baht.The resident cat is cute

Really nice place to stay in the middle of Chiang Mai's old town. Everything is within walking distance and the small courtyard is super relaxed to have a beer in the evening. Would come back!! The staff was also super friendly and organized a taxi for us to the sticky waterfall. In addition, the house manager took me on his moped to buy something that was only available outside of town, very friendly and he didn't even want to take a tip.

I loved the energy of All in One. Gilles and his team are so helpful with recommendations on activities. I loved the elephant sanctuary and cooking class. I walked everywhere as the city is small. Too many scooters. Get off the bike and walk!! The room was perfectly fine for the value. Restaurants recommended by Gilles were fantastic!

Sometimes other guests are not considerate about noise when coming back to the guesthouse drunk late at night. Please try to be adults about shared living!

Really welcoming and comfy, loved the location in the Old City and close to night market. Friendly people, good info for day trips, breakfast is nice, and a lovely touch: free water dispenser to fill up water bottles. Also loved that we could leave our bags there, and even shower, after check-out.

The location is fantastic. Walkable to all areas of old city Chiang Mai. Many restaurants near by. It’s off main roads so the evenings are quiet which is a plus. The host is extremely helpful and friendly, thanks Gilles! The rooms are clean and well laid out. You cannot find a place this affordable and welcoming elsewhere. We spent a week here and would stay again in a heart beat!

I really liked the hotel, the location (try peeyai my favorite local restaurant, near the hostel, and the best prices and food), the services offered, the price, the cleanliness, the staff, everything was perfect! The laundry service was fast and very convenient, thanks for treating my clothes with such care =) I would only add a couple of cutlery, bowls or basic things to eat in the rooms, just in case you want to eat something like yogurt or cereal, and shampoo and conditioner would also be useful, since they are the basics that are always appreciated for the travellers.

The guest house is set in a quiet street, I heard no noise at all. There are great restaurants and bars within walking distance. The owner is fabulous and will do anything to help. His staff are all friendly. The beds are very comfortable. Fresh hot or cold water is available 24/7. You can purchase cola, sprite, water, and beer directly from a fridge in the seating area. There are cups and utensils available and a microwave to heat food. On arrival, I was welcomed like family and given lots of information and a map. I have disabilities which means I can not walk very far. I was garunteed a ground floor room. The rooms are spacious and very clean. You can get a "grab" (download the app) car or tuk tuk from right outside the door and then take you anywhere, and it's not expensive. You can also order food delivered directly to the hotel. I would rate this hotel above most major chains for the personal touch alone. Thank you all for a wonderful stay.

Perfect location in chiang mai. Gilles the owner is so friendly and makes you feel at home. Fab Day excursions really easily organised from the house and are great value for money and a way to meet people. Room are basic but clean with air con fridge fan !! Everything you need. Would defo recommend / stay again
