There were refurbishment in progress. The bar was close. The door to access to the terrace was locked.

The location of the hotel is great, the assigned us a room with great view which made our stay much nicer. The staff was friendly and nice.
The building is quite outdated, there are some parts falling apart especially in the lobby. They did made an efford to put some deco which is nice, but the place needs urgent investment. The key system is from last century, the lift is scarry but fun to use.

Pleased this is available to book again. I have missed staying here. Great location , great value, no frills but very clean.
Beds weren't the most comfy, which is unusual.

Returning customer to our favourite Kent hotel. Quirky, Victorian building, still partly under renovation, which is clean, comfortable and has magnificent views across The Channel to France. Staff are friendly, welcoming and helpful. Spacious rooms, we had a first floor seaview room with balcony, which was comfortable, clean and nicely decorated. A large en-suite bathroom with bath and shower. Plenty of wardrobe space, desk/workspace with plug sockets and a separate chair and table. Balcony is big enough for a couple of chairs.
Balcony could potentially be accessible from adjoining rooms.

This is a lovely older style hotel which has had a recent makeover. The room we stayed in had been done out nicely, New bathroom and decorated. Work still in progress. The bar was closed as being refurbished but we didn't need the bar. The bed was so comfy. Lovely view from the balcony overlooking the English Channel with chairs to sit out. Kettle in room is always a bonus with tea, coffee, and milk sachets supplied. Was a really nice stay. Super being so close (short stroll) to the Lees cliff hall for a show. Parking is outside on the pay and display bays. You can purchase an exemption ticket for £5.50 from the hotel reception for your stay.
It was a tad warm in the rooms and we didn't seem to be able to control this but some people would love this. We just had the window ajar to go to sleep. Would of been nice if a breakfast option was available but we had a short walk out to have breakfast.

Room has recently been freshly painted and it had a bath. Storage was perfect as it had a built in wardrobe in the bathroom and dressing table. Location was great right across from the beach. Hubby and I took a walk along the promenade. Local shops that are a ten min walk. Had a Primark and an Asda. Has a lift which was great as we were on the 3rd floor.
You have to pay for parking up to 6.pm if you get there to check in on time. Hotel doesn't give you a permit to park. TV in the room was tiny like a computer monitor, but other than that it was lovely would stay there again.

I recently stayed at The Southcliff Hotel and had a delightful experience. The location is simply unbeatable, offering breathtaking views of the beach and Folkestone that made every moment special. Whether enjoying the sunrise or a serene evening by the water, the scenery is a highlight of this charming hotel. The hotel is currently undergoing renovation, and it's exciting to see the updates taking shape. Despite the ongoing work, the staff made sure that our stay was comfortable and enjoyable. They were incredibly friendly and attentive, always ready to help and ensure we had everything we needed. Overall, The Southcliff Hotel is a lovely place to stay, with stunning views and a warm, welcoming atmosphere. I'm looking forward to seeing the finished renovations and would highly recommend it for anyone visiting Folkestone!

Clean room, comfortable single bed, plenty of power sockets, including USB, for my devices, nice carpet and fresh decor, enough storage space for a week's worth of clothes. Unbeatable location on the Folkestone Leas with superb views across the English channel if you pay for a room at the front. (Rear view is a carpark.) I had a nice casement window rather than a sash window, it opened easily to a good distance, and stayed open, no drifting shut. I am a regular visitor and year on year improvements are noted. This year I was dodging the friendly decorators as they repainted the stairwell near my room. I hope to continue staying at the Southcliffe whenever I visit Folkestone.
A small room on the fourth floor under the roof in the worst heatwave in the UK ever - not ideal. It was HOT. Not the hotel's fault though. Everywhere was HOT. Otherwise - READ the reviews. They are generally accurate. It's an old building with history, not a modern motel. It does not provide mini fridges, fans or air conditioning. It is not awfully sound proof. The corridors are narrow. Most of the ensuites in the smaller rooms are carved out of larger rooms and the shower stalls are not very big but then neither am I. Old Brits such as myself don't expect fancy surroundings or luxuries. You cannot beat the view or location.

We received a lovely welcome on arrival. Our room was comfortable, quiet and clean. The sea view was wonderful with vistas across The Channel to the French coast.
Not really a negative, but there are refurbishments ongoing and scaffolding in place at the moment; we weren't disturbed by the works in any way.
