buying. reserving this room. I really didn't have high expectations, I mean it's cheap right? How good can this place be? Well, let me tell you, as soon as I pulled in, I could tell this was a well-kept place and I was not wrong. It's very clean, comfortable bed, and in a peaceful setting, simple but that's all you need! It also overlooks a lake which is beautiful!! The breakfast was simple grab and go...yogurt, sandwiches, cereal, coffee, juice, it's enough! Thank-you! My grandson had fun on the playground and in the pool, which was also well kept. I will be coming back year after year! Thankyou so much for a nice stay. Oh, they even have a nice selection of ice cream in the reservation buding.

The only thing I didn't like was the noise from upstairs occupants...just ask for top floor or better yet, a cabin

It is conveniently located to Assateague. The staff were very helpful and courteous. The room we had was very small but priced accordingly. There are nice sitting areas by the pond and a nice pool. They have updated the rooms and bathroom since we were there a few years ago. They offer a nice breakfast including breakfast sandwiches that can be heated in the microwave, cereal, juice, coffee and yogurt.

The room we had was very small. Having stayed there before, I knew that going in. I chose price over luxury. There is no room for a table or chair. There is a small bar with bar stools. The bar stools are not comfortable at all and too high. I would have liked some hand towels in addition to the bath towels.

We stayed in a queen room. Room was very clean . Bed was comfortable. Price was affordable for OC . Great location. View of lake was just beautiful. Continental breakfast was nice (coffee , juice, frozen sausage egg biscuits, pastries, etc) . Pool looked nice but we didn't get to use it . Easy check in /check out Cons - TV in room was really small. Both me and hubby had hard time watching from bed. Our bathroom door lock was broken (room 208) . I tried to tell them at checkout but girl was on phone so I just handed her keys . There are small wooden benches outside each room. They are VERY uncomfortable. Chairs , instead, would be so much more inviting . Same in room...there are 2 high top stools ..not comfortable at all. Chairs inside would be nice . We were basically only in room to sleep and shower so none of this affected our stay in any negative way. Just suggestions for future. We would absolutely stay again

The location was great. We were even able to launch our kayaks on the grounds and do a paddle in the waterways. Everything was clean and undated. Also enjoyed the Continental breakfast.

My biggest complaint was the mattress. It was, without a doubt, one of the worst ones I have ever slept on. We had to put a pillow in between us to keep from rolling into the hole. My only other small complaint was that the shower curtain was too short. So every time you would take a shower. All the water went out on the floor and soaked the bath mat.

I was a little skeptical because it was a motel and the price was cheap, However, we have no complaints. It’s in a great location (7 minute drive from the beach) and clean. Me and my fiancé traveled with our son, so the playground was an extra bonus. We also did kayaking on the property! Didn’t eat the breakfast so can’t comment on that

The rooms were small and lighting could’ve been better. For the price though, not a huge deal.

What a hidden gem! Friendly, peaceful, it's like staying at a small park. We love the water views, birds, groundhogs, and random critters near the water. Cooking out and fires are nice bonuses along w the playground and basketball court for kids. Can't say enough nice. The rooms are small & cozy...just what u need and nothing more. Perfect.

You have to check in during hours BUT call them if you'll arrive late. They're creative and accommodating! They'll make sure u can get into your room.

I love the location of this hotel; it's close enough to OC without the hustle and bustle. You're able to fish off of the pier, they have picnic tables and grills for guest, a playground for the kids, a basketball hoop, volleyball net as well as a pool.

The only things I dislike about this hotel are the beds-they're very uncomfortable (it may only be me as I don't have the best back) and there is very little lighting in the room (I bring a small lamp with me to compensate).

The breakfast is nothing fancy still good. I love the location really quite back there and it’s still close to everything. I believe it’s family owned so they are super friendly and flexible. The view is nice of a quant river. Has a new playground that my girlfriend little cousin had a blast on. Just an awsome place.

To be honest I haven’t got a clue I have been here three times this year once being a full week and I’ve loved every bit of it.

the grounds were lovely, as was the pool and the shady area near a canal. The staff were wonderful. The owners were very responsive when I posted questioons.

The size of the room, for the cost, about 220 a night with taxes, etc. It was literally barely large enough to hold a queen sized bed; there was very little space for clothing, the bathroom was just fine, and the construction of the units-two stories, was poor that I could actually hear the man in the unit above me snoring. Breakfast, which was part of the daily cost, was very limited, the coffee was meh. I get that it was high season at the beach. The final straw was being kept awake the last night after a thunderstorm, due to what could only have been a leak in the wall between the "bedroom" and the bathroom. I told the staff before i left as it sounded really serious. It's a shame as the place was so pretty and the staff were so wonderful.

Staff were very friendly. Rooms were clean. Bed was comfy. Enjoyed sitting on the chairs overlooking the creek. Pool was refreshing on the hot day. 😄 And they have complimentary continental breakfast!

There was nothing I didn't like. If I had to find a negative, I wish there were ice machines available. I believe they sold bagged ice, but I just wanted a couple of cubes for my drink by the pool. 😉
