Alice and Jacky, the dynamic duo behind Susan’s Villa, turned our stay into a delightful adventure. Before we even set foot on the property, Alice had us prepped with all the check-in intel—self-check-in passcode, parking details, and the lowdown on local hotspots near the Falls. Upon arrival, she greeted us with a warmth that could melt the Niagara ice: after learning our plans to brave Clifton Hill in the rain, she handed us umbrellas like a weather-ready fairy godmother. Our room? Spotless and stocked with all the essentials, making it feel like a home away from home. Each morning, Jacky whipped up breakfasts so delicious they could make a morning person out of anyone. Their thoughtful touches and genuine care added a sprinkle of magic to our stay. The location was the cherry on top. Nestled in a peaceful neighborhood, we could spot the SkyWheel right from the driveway—a constant reminder of the fun just minutes away. It only took us 10 minutes to walk to Clifton Hill, and vice versa. This meant we dodged the parking circus and traffic jams, giving us more time to enjoy the attractions.

Everything was perfect for what we were looking for, especially the breakfast, which Alice (owner) and her husband cooked to perfection every day. The owner is just the sweetest person. They were so accommodating, kind, and friendly. We recommend this as a place for anyone to stay and relax when needed or take a walk to everything Niagra Falls has to offer, which is less than 10 minutes away. There were no worries of driving, parking, etc. Then later at night and in the mornings, the area is soooo quiet and SAFE! We would stay here again!

I couldn't have picked a better place to stay! Every time I sent a message I almost instantly got responses! What I also like is it didnt feel like I was talking to a robot like it sometimes feels like at big hotel chains, it felt like it was a person I was talking to and I appreciate that. It was very clean, my mom was initially thinking there might be smell since there's carpet but there was none when I was there in either of the rooms. Alice and Jacky were lovely and so accommodating and helpful! I don't drive and I mentioned needing to do some laundry and go to do some shopping, on his days off Jacky was able to assist me by giving me a ride and I appreciate it so much! It made things less stressful for me. Breakfast was always delicious and if I had any preferences or wishes they would always accommodate when possible. The breakfast has it's staples like there's always toast, some version of egg, some fruit, cold cuts, potato and something sweet like pastry for example. The type of them might vary, and it makes a nice change between days. The bed was very comfortable, I actually stayed in both the No Name (2 nights) and the Domino (13 nights) and both were comfortable. I liked that it was close to Clifton Hill but still in a residential, beautiful and calm neighborhood. It felt like home very quickly. If I ever go again to Niagara I'll be sure to check if there's an availability at Susan's Villa and my parents are also excited to stay there now.

There was nothing I didn't like! Everything was perfect. What I always do though wherever I go is bring my own pillow, music or something for when I need to block out sounds since I'm neurodivergent and sometimes sounds that don't bother others might be something for me to prepare for so I always bring a headset, my bluetooth sound sleep mask and my memory foam pillow hehe :) I didn't always have to use them but sometimes I felt glad I had them with me. <3

Everything from the fact that you have free parking, how clean it was, how private, breakfast, location, other guests and how amazing the hosts were, everything was phenomenal. Even though this is Canada, I was concerned about how gay friendly some B&Bs were. This one responded immediately to my questions and they even gave us some complimentary ice wine for our wedding anniversary! My wife and I felt extremely welcomed and we have nothing but good things to say about this stay. They provide you with suggestions about where to go and activities around the area. Location is pretty unbeatable, I included a picture of how close you are from the strip. Their house rules are super easy to follow if you are not into partying the whole night, honestly if you want to spend some peaceful days sightseeing, this is an amazing place to stay in.

Good location, close to attractions, dining and shops. However, as we did not have a car, we used UBERS to get around. The suite consisted of large bedroom with sitting area, bathroom, extra room which contained table/chairs, refrigerator, 3-seater lounge and storage cupboard. Small storage room with hanging space near entry door. which was excellent. This suite was SUPER clean, with processes in place to keep it clean, eg shoes to be removed at door and placed on rack provided. Breakfast was amazing and delicious. The owner and her husband were very friendly and polite. I would definitely recommend this property.

No laundry facilities. Needed to UBER to coin operated laundry.

Our hosts represents what hospitality should be like - warm, obliging, anticipatory of guests’ needs and non-intrusive. The property is exceptionally clean, so much so that we made sure to leave the place as clean as when we arrived. The hygiene level speaks well of the pride that the hosts have of their property. Their daily breakfast is lovingly prepared and sumptuous. Location is just walking distance to basic amenities and a short drive (or a nice leisurely 20 min walk) from viewing the falls. What an experience while in Niagara! Definitely will recommend everyone to stay here.

The location is very good.On a quiet street not too far from the Falls. Comfortable bed. Good water pressure. Spacious unit. Pretty garden.

The breakfasts. Did not wow. They didn't ask how we wanted our eggs cooked during our stay. They were served well done. One day, the scrambled eggs had shell pieces in it. Explaining the issue required a translation to Mandarin using Google. There are two areas outside the back of the house close to 2 of the unit's entrances that have open areas so light can reach basement windows. There is only one row of bricks surrounding it. To me, it seemed quite dangerous. If one fell in, that person could be badly hurt. The other thing we did not enjoy was the request to take off our shoes inside the house, including in our accomodatiins. This even though the carpets were not in great condition.

Our stay at Susan’s Villa was absolutely perfect. It is far enough away from the busy falls area to be quiet and peaceful but close enough to walk or catch the bus. Alice gave great advice on how to get around and what to see. The best advice was to get a 2 day bus pass and you can travel on it as often as you like with the nearest stop just a short walk away. The accommodation suite was large with a separate bedroom and lounge which made our stay very comfortable plus it was spotlessly clean. Breakfast was delicious and varied each day. This is the perfect place to stay if you don’t want to be down in the centre of Niagara and we would recommend a stay with Alice.

Fabulous villa. Spacious, clean, comfortable. Great location - quiet, residential area, but only a 15 minute walk to Niagara Falls. Although it is a B&B, we opted out of having breakfast provided. Alice kindly leant us crockery and cutlery so that we could do our own thing. A fridge, microwave and kettle were already provided. Alice was very friendly and an efficient, hospital hostess. We can thoroughly recommend staying at Susan's Villa.

Only one very minor thing, which was 4 years out of date info brochures in our villa. However, Alice said she would update them after I mentioned it to her on leaving.

I checked in a little late and Alice was there to welcome me and show me where my door was. Bed was comfortable, location was great! I like that it was close but still in a quiet residential neighborhood. Breakfast delicious, I had planned to make my own anyway because of dietary restrictions, but ended up having my breakfast every morning that was prepared by Alice and Jacky. They were both very accommodating and I really felt at home there. I spent my first two nights in a room on the ground floor and then moved to the one above it because those dates were already reserved for the room I got more nights at. I had everything packed and ready to go, and went out for the day. When I got back, as per our agreement everything was in my new room. I would absolutely book this again if I'll be coming back to Niagara!
