Best location I have had in Rome, near shops and restaurants and just 4-5 min walk from Spanish Steps and walking distance to all main attractions. Beautiful terrace, i enjoyed so much spending the morning there. The host was very friendly and attentive. We arrived in the morning and he gave us the key of the room , even though the check in was at 13:00 o`clock, so we had the chance to change and refresh. Also, our flight was late so we left the luggage there and when we came back, he left us to use the terrace to charge our phone and rest. Very thankful to him. Would love to visit again.

Location and outside space we're amazing, Owner was there to greet us and explained the keys. The apartment is very small ..but you are aware of this on booking but it is worth it for the outside terrace, which is shared but feels private as you are the only apartment on that floor

Felt the bathroom especially looked very tired!

Everything: location, room, host. In the center of Rome, close to all the most popular attractions you will find Frank’s accommodation that gives you an amazing view of Rome’s houses in his terrace. Everything was perfect. Thank you Frank’s for your hospitality

Excellent location - walking distance to all main attractions in Rome: from Vatican to Colosseo, Villa Borghese to Campo de'Fiori. Classical Roman house with cozy terrace on rooftop - quiet, but not too much:) - you can hear street artists in the evening and feel life on streets (until 10-11pm, so not disturbing at all, even for kids).

Breakfast was very modest - biscuits, microwave heated croissants + coffee, although loved by kids ...so not necessarily negative. Booking.com is telling me "You're doing great. Keep going" ...but I just cannot find more negatives, sorry:)

Frank was very helpful! My daughter and I had the Top floor terrace room. It was smaller than the other rooms, but the private terrace was worth it! Even the very twisty staircase up to it. I was on Vacation for 2 weeks, and staying there and the location was the best part of it❤️

Secluded patio was a very nice bonus. Shower was decent for Romes small shower. Excellent location, close to shopping and Spanish steps, along with good restaurants.

We used one room with 3 beds which was a little tight. Would suggest booking an extra room if 3 people plan to stay there.

It was in the middle of everything.Frank the host told us all the tips about where to go out for dinner or for a nice place away from crowded places

We where shocked about being on the 4th floor but we are allowed to use the lift 👍😄

Location was amazing especially for the price. The outdoor space had lovely views of the rooftops.

Some of the edging in the bathroom around the shower wasn’t great but not awful by any means

The man who worked there was very nice. The flight was late, but he gave us a key so we could leave our luggage there. The location is great, the Spanish Steps are about a 5 minute walk! Special feeling on top of the house with a practically private terrace!

Location, right in the middle of everything. staff really nice, balcony was a great plus!

Was charged a “late check in” fee for turning up at 6. I couldn’t see this in the T&Cs. Staff left their spare key for my room in the door when I had gone out after they cleaned it. Fortunately no one entered, but could have been an issue.
