the Location is walkable to the Vatican and tons of shops, convenient stores, coffee shops, Restaurants, Pharmacy, and taxis nearby, safe neighborhood, OMG, Fabrizio made a great reservation for us at this restaurant called Royal Art Cafe, overlooking the Colosseum, and they make a video for you and featured the video in their site, so Thank you Fabrizio, also, he made sure we get a proper ride to the airport, Fabrizio had always replied promptly to our requests! 💞

the building is dated, so the elevator is old and manual, so if someone forgets to close the door properly, you have to go down or up to get the elevator, we had no safe in the room, and duvet has to be requested, but this is a tiny issue for me

Lovely accommodation. V spacious apartment fabrizo was so nice. There was an issue in that the room in Fabrizio’s accommodation was not available due to an unforeseen event. He offered us a huge apartment in Valle aurelia which was on the eastern side of the Vatican. It was further from Castel Saint angelo and from the centro storico so it was a bit harder to get to the centre. This is a big issue in Rome as the city requires a lot of walking and can be quite exhausting and I would definitely have preferred the Prati location which is a stone’s throw from the Castel Saint Angelo. Rome is still magnificent and will always be the eternal city .

Great location and amazing host. Supercheap parking on the street in front of hotel. Nicely furbished and in one of the rooms very comfortable bed. Very spacious too. Very attractive pricing.

Airconditioning was not really working perfectly in both our rooms, it did work, but not top, all in all very much in line with many Italian A/C - so no points subtracted here - but don’t expect American style AC that will bring room down to fridge temps…! :) One of our beds was very small/narrow, and borderline suitable for two adults to sleep in. Again - it was completely acceptable.

We recently stayed at Fabrizio's Rooms in Rome, and it was a fantastic experience! The rooms boasted a wonderful vintage style, which added a unique charm to our stay. He did everything he could to make us feel welcome and ensure we had a fantastic time in Rome. Good location close to the Vatican and to a nice selection of restaurants and shops. The host was helpful upon arrival and the room is cleaned everyday. The sofa bed was comfortable.

It would have been nice to have some glasses, cutlery and crockery in the room for a drink and snack. If you are using the sofa bed mention it in advance so the bedding will be supplied ready for you. It is on the 5th floors but there is a very sweet little lift.

Fabrizio is a really helpful and nice host! The rooms have a vintage classic style and the building has the clean wood smell, which is amazing! The room was renewed and exceptionally clean, bathroom amazing, has every facilities you needed for a short stay and more like a hotel. The location is very close to castle san angelo and vatican. We enjoyed our stay alot!

Nothing! The sheets they got some dust, hairs which was not ours maybe from Cleaning machines probably.

Fabrizio was a great host, I was coming in later than expected due to a flight delay and he still worked around my time. This was the first stop I had in Italy (I am American) and he made everything really easy. The area is just a quick walk away from the Vatican and a ton of places to eat/explore! I really enjoyed utilizing the elevator, it had a real charming and real feel to it (you'll see what I mean when you go!). 10/10 would recommend for 1-2 travelers.

The building & the room were beautiful, a proper slice of Italy which we wanted. The location is amazing, furthest walk for us for some main areas was 40 minutes which I still think is incredible. All facilities were easy to use. Fabrizio's communication with us was amazing during our stay. We really loved our stay.

Bed was slightly too hard but that is just our own preference bed wise. Others may prefer a harder mattress. No other complaints or concerns.

A nice room, clean and comfortable. It had everything we needed and the host was lovely.

The lift didn't work on our level so we had to keep walking down to the next level and getting it from there, we missed our bus because of it which was a bit annoying. The appartment is a bit dark and dingey but it was a good experience of an old Italian appartment.

It was in a super convenient location, very easy to get to and from the airport with with SIT shuttle bus. Great amount of delicious restaurants around that you can pop to after a long day of sightseeing. Also only a 20-30 min walk into the centre so really close! The air conditioning was a savior as we were in Rome during some really hot days. Loved the old building and old lift too!

The bed was smaller than expected but it did the job!
