Such a great place! The biggest advantage is the location. The place is in an excellent neighborhood where you feel very comfortable walking around. The metro station is very close by, but I preferred walking, as the city feels like an art museum, and this place is right at the center of it! Gabriela is such a nice host, you feel at home. It has a very friendly environment with a nice breakfast (especially the croissants!). The bathrooms are very clean, and the building itself is historical! 100% recommended. When I come to Rome again, this is the place I will stay. Thank you for everything!

Very convenient, secure location along a treelined street with the airport bus stop across the road. Gabi is the loveliest host and served us breakfast every morning. Our room was very comfortable and overlooked the inner courtyard. The aircon was excellent during the very hot weather. Great places to eat nearby (recommended by Gabi) and walking distance to the old centre, Vatican, Castello. We were delighted with how easy it was to operate from here. We made tea for ourselves in the common kitchen.

The shared bathroom for the other rooms is just outside the room so the sound of doors opening and closing is unavoidable during the night. The place is a little old and pretty basic and there are no armchairs in the rooms. A bit expensive for what you get.

Annette's B&B is in a great location, whether you choose to walk or use the bus - we made easy connections to The Vatican, Colosseum, Pantheon, Trastevere and Villa Borghese (change of buses). The area is very nice with many restaurants only a couple of streets away. We also ate in Trastevere twice on our short trip. We arrived by the airport shuttle bus (catch from the general bus area at the airport) which stops right outside the B&B. The return stop is over the road and across a side road, just a few hundred metres if you have luggage. TIP: either book your return bus time online or arrive early to the queue - with no booking the bus staff will have to check whether there are any spaces on board - some buses were full. Gaby made contact before we arrived and gave us all the information we needed for our arrival. Every morning she was there to greet us with a lovely breakfast and good strong coffee (lots of tea and juice options available too). We had freshly cooked omelette on offer every morning as well as cheeses, meats, jams, toast and croissants. The breakfast area is also a kitchen which is convenient for use at other times of day, although we never did more than make tea. There are only 3 rooms in total so it was very quiet. We only ever saw 2 or 3 other people at breakfast. The room was spacious and both room and bathroom were very clean (serviced every day).

During our 4 night stay we would have welcomed a change of bathmat (we didn't ask, it wasn't that important) or even towels. The room was spacious but we found the bathroom across the hall a little narrow. There were no bathrobes or slippers. Crossing the corridor at night would trigger the automatic lights. We tried to be quiet but we could hear another room's occupants doing the same one night, so I don't think I would choose this arrangement next time. There is only one en suite room. We could hear road traffic sometimes in the night but not too much and if we ever return to Rome we would be happy to stay again.

Quiet, close to everything around Rome Vatican's a few streets away. Collosseum is a bit further away to get there on foot so uber, taxi, bus, metro should easy enough to get to. Bus stop from the airport drops you outside the front door and to catch the bus back to the airport is only down the road. The hostess is very welcoming and helpful so you can feel at home. Shows you a good way to move around the city with the tourist map. Close to alot of restaurants in different parts of Rome. So alot to choose from on where to eat.

We slept through breakfast but the host offered us croissants,fruit and coffee. Wonderful location direct from the airport, close to restaurants, markets and Gabriella was absolutely a true gem!! Should I ever come back, this will be the place I stay! She rudely makes this place special.

Gabriella, our host, gave us a very warm welcome, provided a map and helped us plan our excursions around Rome - the airport SIT shuttle bus stopped right outside the B&B which is close to Vatican City and Castel Sant Angelo -the continental breakfast was buffet style and plentiful - king size bed and a small safe in the room

The en suite had shower gel sachets, but no shampoo - so advisable to pack some

Gabi, the host, is a wonderful person. She does her work with love and so we felt it. The breakfast was awesome. It was like being at our home, just chillin' and chattin' with Gabi while she prepared us Capuccinos y unas tostaditas que estaban las propias. The place has an amazing location: near The Vatican, The city Centre, and The Colosseum. To sum up, we freakin' loved it. And again, Gabi rocked.

Maybe they should not be so great. Haha

We appreciate everything in Annette B&B, Gabriela is wonderful, very kind person She help us literally in everything, suggest places to visit and where to eat, the breakfast was nice and clean. The neighborhood is safe and full of tourists. She even book us a taxi in our way back to the airport. In one word the best place to stay in rome

In a good location close to St. Peter's Square, Vatican city. Breakfast was good. Gabrielle welcomed us and gave good advice. Sebastian looked after us at breakfast every morning. Lovely man.

A little noise from other guests as their bathroom facilities were across the hall so lots of door banging!

The location is great. The B&B has 10 min walking distance from Vatican City. It is also possible to walk other attractions of Rome by walk. There are lots of good restaurants and shops around. The room was very comfy. The host was very nice. She prepared coffee and breakfast for us every morning and answered to all of our questions regarding the city. We did not have any problem with the keys, access to the room and all. Overall I recommend this place

We did not realize while booking that the private bathroom is outside of the room but still it was very clean and separated only for our usage. The window had to be closed all the time since there is traffic noise. Since the room has AC this was not a big problem for us.
