- good position, close to Vatican and easy to access public transporation - clean - comfortable

- the staff is not very client friendly, there is nobody around when you need - for check in they have a small timetable and they dont make later check in so if you arrive with a late flight i am very sorry for you - they made me come from city to pay for the room because they are leaving eventhough I respected the timetable they sad when I arrived there wasnt anybody. - if there is nobody at the reception you cant access the building - the rooms are in a old building with other apartaments where locals live

The room was traditional and it was great to have a balcony. The bed was really comfy and it was at the back of the hotel so not noisy. The location is perfect, within walking distance to all tourist attractions and some great restaurants. These factors are why I've rated this place so high

The staff don't speak English and we had to ask for toilet roll 3 times before we were provided with it. The water pressure is awful so showers took half an hour. The walls are very thin, but our neighbours weren't very noisy. The lights were very temperamental, sometimes worked sometimes didn't and same with the air conditioning. No coffee or biscuits were provided as described on the accommodation. Also no toiletries

The building is in a safe and upgraded neighbour. It is very close to piazza del popolo, so the access to momentums in the centre is very easy. The building is on a main street. The room was clean and comfortable with nice pillows and matrix. Plus, our room had a small (also private) balcony.

The noise cancellation is not that good with the adjoining room, however the noise cancellation regarding the outside noise, like rain and ambulances, was very good.

A quieter part of town, we love walking so never had to get public transport or taxis but very accessible if you did want to. Great amenities around also. Very clean, like being in your own little apartment, no one bothered you, it was quiet and tidy, very suitable for a couple. A beautiful building but very modern inside. Thank you Gianfranco & staff!

Location was fantastic for a 15min walk to the Vatican City/Sistine Chapel. Lovely room and our host was excellent. Code provided for access to the building on the outside and for our room so didn’t matter that we were arriving late in the evening.

Bed was too firm for us but may suit others. Certainly didn’t spoil our stay in beautiful Rome.

My phone and internet connection was not working very well, so we didn't get the messages to let us know the entrance codes. Fortunately a lovely man helped us and called so got us in.

Great location! You will reach most of the sights by feet. We did over 50km for 3 days :) Comfortable bed was very good for resting sleep after long sightseeing. Good housekeeping, clean rooms. I wish there would be some milk to make cappuccino :) but I survived 3 days with americano ;) many thanks to Gianfranco - very kind and attentive host. Would very recommend this place!

Neat location. A 15-30 minute walk from the Vatican. I barely used the transit system while in Rome. Secure space. The host allowed for early check in which was required. No specific breakfast but there were snacks and tea items left for you in your room and the reception.

I thought it would have a jacuzzi lol. Guess that’s a higher room.

Gianfranco’s hospitality was amazing and goes unmatched by any of our other hosts, be it smaller or larger hotel. He accommodated us with our little one, setting up a guard on the bed prior to arrival. We had additional needs due to attending the Papal Audience and he was so kind, allowing us to leave our bags until we returned (after checkout). His communication was fantastic through WhatsApp and any questions or concerns I had were answered immediately. I would absolutely stay here again when we return to Rome.

The staff were so helpful! Any questions we had we got replies straight away and were always on hand. Really good location if you plan on walking a lot. Trevi fountain is probably 20 mins walk one way but the other way you have the Vatican and Colusseaum so the location worked perfectly for us!
