Staff is very friendly and helpful. Breakfast is excellent. Location is up on a hill, in a silent and green area. It is close to the city center, you can walk down to the Harbour on the very charming V.le Venti Settembre (a street full of restaurants gelaterias and cinemas) in 20 minutes - although last part back to the Villa is quite steep so it is hard when you already tired.. :) Also there are two buses stopping nearby any you can use #6 straight to Miramare Castello

My stay at Villa Bottacin was truly exceptional. From the moment we arrived, the hostess made us feel incredibly welcome with her unmatched warmth and attentiveness. She was, without a doubt, the most helpful and friendly host we have ever encountered. The villa itself exceeded all our expectations. The property was impeccably clean, offering a level of privacy and tranquility that made our stay utterly relaxing. Every aspect of the villa contributed to a peaceful retreat, allowing us to unwind and fully enjoy our time in Italy. Overall, Villa Bottacin provided an unforgettable experience, combining outstanding hospitality with serene comfort. I highly recommend it to anyone seeking a perfect getaway.

We loved the size of our little apartment/studio, and wished we could have enjoyed the balcony access (sadly it rained the entire time there). It was large, well-appointed, and everything in the kitchen was stainless steel and in great condition. The staff, from booking to departure, were all wonderful. We enjoyed the wellness area too, though it wasn't cheap (80 euro for 2 hours). The sauna and steam rooms were great, but the jacuzzi pool was a bit cool for our taste. We also loved the private parking and secure gate access, and that the property was outside the main city--it was very quiet. Also, the a/c worked great, and we appreciated them being pet-friendly. We didn't try the pool, but it looked very clean and inviting. The walk wasn't hard back from Trieste, so if you are fit, don't worry--it was beautiful and fun.
As many have noted, you need to be a confident driver to access the property as the road is very narrow and cobblestoned, and I don't recommend that big SUVs try--I would park in the University area above the property and just walk in a bit. They did a great job marking the roads to get there though.

Location - walking distance to downtown Trieste and Old Town Facilities- large studio with kitchenette and private bathroom Staff-very pleasant and helpful staff who speaks English Access-the property (including parking) is gated and surrounded by a high wall. The gate can only be opened from the inside so it is very safe. As far as finding the property we had no problem: we used WAZE which led us right to the gate and in addition the Villa provided detailed instructions and a map. Parking-free and onsite, something very rare in Trieste We never tried the breakfast so can’t comment on that The description states a minimum of three nights stay. I asked if they would accept a two night reservation and they agreed so it is worth to ask.
Yes the road to the property is narrow and steep. BUT… we have a large SUV and were able to drive up.

Rooms are clean, staff is good and parking inside the Villa is good ,but there is tiny space between the wall and the gate, so keep an eye once you are arriving into the property from the street. I am not sure if there is no heating in the rooms, but I felt there was no heating since I visited the villa in November when it was a little bit cold outside. Maybe I am wrong about the heating in the room 🤔. There is a very good domestic breakfast. I recommend this place if you are visiting Trieste.

Beauuutiful villa, great service and a pretty garden. Loved the room, the pool, the quiet location. Free parking, easy to walk into town (20 minutes). Used the wellness area which filled the purpose :)
Paying for the coffee capsules (never had to pay before in Italy). We also had some ventilation issues during the night (27 degrees - too hot for a Swede), but since the staff leave the building in the evenings we never got around to sort it out. Instead we just switched off the electricity from the fuse board at the entrance of the room.

The property was beautiful and conveniently located to walking or taking a bus downtown. The breakfast was a nice touch.
The road to get there. The hotel is up on a hill and the drive up the two way street which was too narrow for even one car was scary. We ended up parking in the park next door rather than navigate the road in spite of being told other cars do it just fine - great for a mini or motorcycle. It is too bad the property couldn't get approval to make a side entrance from the park and it would be easier.

The main advantage of the villa is that it has its own parking which is a rarity in Trieste. But be prepared to drive on a very steep and narrow street to arrive at the villa. The villa is situated in a tranquil area, surrounded by lush gardens and trees, making it a peaceful retreat.
The breakfast isn't buffet-style, but considering the setting, it's understandable. At 15 euros per person, it might seem a bit pricey, especially if there's no room for indulging, but perhaps the experience and ambiance make up for it.

Lovely and well cared for place.
Access by car was a big negative surprise. The very steep road was in parts so narrow, that with a larger car (longer and wider than the average cars, such as SUVs) you can easily damage your car on the high stonewalls. It was unclear were the road leads to and whether it got even smaller… anger arose as turning around was no option. Only a few centimeters on each side was left, that even getting out of the car was not possible. Oncoming traffic is also an issue not dealt with! Luckily we managed somehow but don’t need to go through this stress again. A note in the “Important Information” section would help preventing those with larger cars going through the same issue and find alternatives for parking.

We loved Villa Bottacin because it was a little haven away from the city, but very easy to get from there to all main attractions using public transport. The pool was open during our stay May 9-12, so it was lovely to have a swim & relax in garden after a day sightseeing. While the road up is very narrow & steep with cobblestones it is still accessible for most people.
The bathrooms could be updated. But was still very functional & spotlessly clean.
