The location was excellent. All attractions are within walking distance. The rooms are big and modern, and kept very clean.

We arrived in April when it was very hot and the AC is not working. The owner was very quick to reply and helpful to say that the building was not expecting such heat so the AC couldn’t be turned on. The TV in our room was also incredibly slow.

Ideally situated just 5 minutes walking time from central bus station, next to a canal. Check in and check out were very very easy! We received our codes the day before our check in for the main building entrance and our room and self checked in late after midnight very easily. On our check out day, we were allowed to leave our luggage at the luggage storage area on the ground floor of the hotel, till 4 pm that we were leaving, and without any cost. The staff was very polite and friendly! They sent us many recommendations on WhatsApp, and made our trip easier! The breakfast was nice, and the room very comfortable, with high ceiling and very clean! They made our beds and changed towels every day! A lovely accommodation overall!!

I liked the fact that we could leave our luggage before check in time and after checkout time. Also, it was so handy for bus to and from airport.

Not much to not like but I guess if the left luggage was more secure e.g. If they had individual lockers, then that would be excellent.

The rooms are great, very big and clean. The hotel has a modern and sleek look. Experiencing hotel with no front desk and all digital is quite interesting.

But because of the big rooms, air conditioning might not able to cool down the room in short time, which is quite important for our stay during summertime in Italy. Location wise, the hotel is about 12 mins walk from train station. But just a heads up that it is not all flat, and do expect bridges and staircase. We initially chose this hotel because we prefer walking, but walking in Venice with suitcases might not be the best idea. (Btw even waterboats are crowded with people, so I have no say anyway) Walking around the neighbourhood during night time could be a bit quiet. The canal view advertised is just a normal canal with not much 'panoramic view' to say.

Perfect location and very clean.

Room 101 is not appropriate for a stay considering the door is transparent acoustically.

Very spacious and super clean room and bathroom. No bed bugs or no dust. Provided extra toilet paper, extra towels and extra blankets. Stayed in December (which is slightly cold) but the room was perfectly heated and so was the bathroom. Provided toiletries also, like shampoo, body and hand soap. Very great value for money! There is also a common area on floor 1 for tea/coffee and breakfast is also available if interested. Location is quiet and good. Only a few minutes walk from the main stop for transport (train, bus) to and from the airport. Check-in is normally 15:00 but we were notified our room was ready by 12:45 which we were lucky! Also, great communication on WhatsApp from the team. (Laura and Alice), very responsive and super helpful with recommendations. Always answered all of my queries 😊 The check-out was a bit early, at 10am, but it seems this early check out is normal around Venice. Luckily, we were able to store our suitcases at their storage locker both before check-in and after checkout, free of charge! Thank you for a great stay in Venice! I would 100% stay here again when I return to Venice ☺️

Room door leading onto breakfast area Patchy paint on walls that could do with being repainted Only 1 usable socket for our travel adapter, USB sockets next to each side of the bed but our cables were USB-C and we didn’t have adapters to change to USB Couldn’t use socket in the bathroom as our adapter kept pushing on the light switch so wouldn’t go in properly - had to do my hair at the front door with my phone as a mirror The facilities mentioned a mini fridge but we couldn’t find this

Excellent location, higly recommend! Staff, bed and simplicity is this hotel's pluses.

One room (104) was bigger then other (105). Breakfast is right next to your door, so hard to sleep in. The shower room in 104, unfortunately, smelled like smoking.

Good location close to Piazza Roma and the train station. A bit of a walk into the city centre but who doesn't like walking in Venice? The concept of a staff less hotel was new to us but worked fine. However if you did need help I'm not sure how that would work. We were a bit nervous about leaving our bags unattended while we waited to check in but it was fine since an entrance code is needed to access the building. Our room was lovely with a sumptuous bathroom.

A little hard to find, we had to navigate using the photo on the hotel's website. A bit noisy in the night with heavy footsteps coming from the room above

The hotel manager, Laura, was always available and ready to assist with any queries I had. Additionally, the secure storage facility for luggage before checkout was a great convenience, ensuring my belongings were safe. Highly recommend for a hassle-free and enjoyable stay!
