Elegant decor; welcoming communal area; peaceful roof top area with comfortable loungers and seating; friendly and helpful host - a true gentleman. Loved the drinks and food on offer (chilled water, coffee, juice, variety of cakes, yoghurt, muesli, milk, fresh fruit - not forgetting the bottle of wine!). Central location.

Be prepared to climb 50 steps as this is on the upper floor (pack lightly!) But, this would not deter us from returning here.

This is a great place to stay in Venice. The location is excellent - close to the Grand Canal and a vaporetto stop at Rialto Market - but it's also quiet and feels tucked away. Our room was very comfortable with a good mattress and nice lighting. The bathroom was clean and modern, and the rest of the space was well-designed. There was even a private balcony! In the shared part of the property there's a kitchen with a good coffee machine and tasty cakes, a sitting area with comfy armchairs, and a roof-terrace with an amazing 360 view of Venice. And finally - our hosts couldn't have been more welcoming. Highly recommended.

Nothing! Everything was great.

The location could not have been better. The owner was amazing. Such a lovely guy who went above and beyond to make our stay perfect. The roof terrace was an added bonus where we went most evenings with a drink from our room. The communal kitchen was also a bonus with cereal, fruit , cake and muffins available everyday, all day for you to use. Also a machine for still or sparkling cold water so we could fill up our bottle first thing before setting out.

The bed was comfortable but a little soft for our taste and be aware that the stairs up to the accommodation are steep and feel never ending. It’s definitely a good leg work out !! Did not put us off returning if we go back to Venice though as everything else was great.

Great location and quiet from the outside world. Warm welcome ( and goodbye ) by host and big plus was everything was clean. There is fruit and cake and water on arrival and able to make coffee and simple breakfast in the morning. There were even Umbrella's to use for rain. Pleasant there was airco.

There are wooden floors so you can hear people walk above you in the apartment above. We were unlucky we had drunk people above us, but the host was on top it right away. For smell sensitive people, upon arrival there was a strong smell (it was fresh, not bad ) but quite strong. Perhaps a spray or an airco filter? It diffused over the days.

After arriving in Venice in the pouring rain and struggling to find our way around we arrived at our accommodation a little stressed 🙈 I can not express how incredible it was to be greeted by Maurizio and welcomed into one of the classiest, warmly welcoming accommodations we could have wished for. It was a WOWW moment!!! Maurizio was so lovely, and it was like being welcomed into his home. Sooo beautifully decorated, super clean, and well equipped with an incredible, modern coffee machine and everything in the kitchen you could need. There was also a beautiful table with glass cake domes that had fresh cakes and cupcakes to welcome you, and a bowl of fresh fruit. The bathroom was very clean, great water pressure and nice clean towels, which I am fussy with. We had a drink on our rooftop terrace, which had an awesome view of the rooftop of Venice. I was in beautiful Venice and almost didn't want to leave the accommodation 😊 THANK YOU Maurizio, you were a kind, classy host with a very classy establishment, which it is obvious you have taken great pride in setting up.

Should have stayed a third night

So much to like! Room was brilliant. We had a junior suite which was perfect for two female travellers as we had a bedroom each. The snacks and drinks were very welcome after a long day. The roof top terrace was brilliant and such a bonus. It was also extremely handy to have a lockable cupboard to keep our luggage in on our last day after check out and toilet facilities. Location was fabulous. Maurizio was a brilliant host who took the time to show us round the building. He was kind enough to offer to give us an umbrella when heavens opened on our last day when we were heading back to the airport. As others have said, there are some long steep steps into the facility but you get used to it pretty quickly and there is a stair lift for any heavy luggage. Definitely recommend.

Everything was perfect!!! The location was ideal, everything was nearby and easily accessible on foot! The room was cleaned every day and had everything we needed. The terrace is excellent even for the first days of winter, ideal for an afternoon stroll. Above all, however, Maurizzio is the heart of the accommodation! unique, he served us a lot, polite, always smiling and honestly he is the person you would like to meet in every new destination! we thank him for everything! See you soon!

We had such a lovely stay at this property and I highly recommend it to everyone. The service we received from the host was exceptional and he went above and beyond for us. The views from both our balcony and roof terrace were incredible. The room itself was spacious clean and extremely comfortable. Location was outstanding, right near to rialto bridge. Cannot fault this property at all. Directions prior to arrival were detailed which made our journey to the hotel effortless. We cannot thank the host enough for our amazing stay and I would definitely be recommending it to friends and family

Maurizio was very helpful in getting us settled and with our luggage. There are no elevators although there is a 'personal' lift that Maurizio used on our departure. There are a 34 stairs going up, so pack light. I suppose I should have been a little more attentive when I made the reservations, but I'm happy we came here and would gladly go back again. Still, Maurizio's 'customer service' was always pleasant and helpful in finding sites and restaurant.

The rooms were spacious (we had a junior suite) and comfortable. Maurizio the host was excellent! made us feel right at home. They go the extra mile with cakes, breads, fruit, snacks and drinks all laid out in the kitchen to help yourself when ever you please. We were even given a bottle of Prosecco as a gift on our arrival. the service truely made this stay our best so far. also the location is perfect! so many landmarks just a short walk (5-10mins) but the hotel space itself is a quiet little sanctuary! 10/10 would stay again

not a major concern as I imagine this is the case in most hotels in Venice but prepare yourself for carrying suitcases up a very steep flight of stairs. just know when you get to the top it’s all worth it!
