The place was perfect! We couldn't ask for a more convenient place to stay in Kyoto. It was barely a 3-minute walk from the Karasuma Oike subway station, and there was also an elevator down to the platform, so traveling with big luggage was no hassle at all. The instructions for checking in and out were clear, and even though there was no staff manning the reception during our stay, they were super responsive in the chat box and any request we had was answered in a quick and polite manner. The room itself was SPACIOUS, something that could be a rare find in Japan. It was also well-cleaned with amenities, kitchen utensils, and proper bedding sets. We were a group of three and had no problem finding our own space in the room for our huge luggage and personal belongings. This place is a rare gem, offering true value for money when you really consider the price you paid per pax/night and the level of comfortability you get.

The bed we had was a bit creaky so it might be a bother to those with sleep difficulties. I'd recommend bringing earplugs to avoid the sound, though my two companions didn't really find this a problem. Apart from the creaking sound, the environment around us was quiet during nighttime, and we had a good sleep every day during our stay.

Very clean and a big space. The bathroom was the largest I had in all of Japan. There was a refrigerator and microwave for heating food. The heat worked very well. My favorite accommodation in Japan. Pictures depict exactly what you are getting.

I was initially shocked that I had traditional Japanese bedding because the cover image for the property shows a non Japanese style bed. However, that was my oversight and had booked the room I was given. Just be careful when selecting. Sleeping on the floor is not for everyone. There is still construction going on next door. It's not terrible as the noises start around 9am. So if you are an early riser this should not be an issue for you.

Good location, full kitchen, full bathroom, washer too. Room - very large, equipped.

For checking in process, people have to access key via mailboxes. The building currently has two mailbox areas. The keys are in GARAGE mailbox area. GARAGE can be accessed two ways: 1. from street, 2. from lobby/ground floor hallway. I would re-write the emailed description of where to find the garage mailboxes. I would ALSO add signs in English at the non-garage (lobby) mailboxes informing people how to walk to the garage mailboxes. I would also add sign/example diagram in English at garage mailbox how to turn combination lock using the terms "clockwise", counter clockwise". The combination lock works standard like other combination locks. I think you can find this guide / visual diagram online and just print and post it.

The beds were comfortable, and the facilities clean. The location was very convenient, next to a major subway station. One of the rooms had a washing machine.

The directions for entry could have been more clear about the two different buildings, and the sign in procedures for each one . It was unclear that while the buildings were not connected on the second and third floors, it was connected on the higher floors - this would have been be good to know when it was raining.

This a self-check-in facility. The room was clean. The refrigerator and stove are adequate for our needs. The shower was nice. The hotel is within walking distance of a wonderful supermarket, the Kyoto-covered market, and the Imperial Palace and Castle. We like to walk and explore the community. The washing machine is small but effective.

A little more explanation on the on-demand hot water heater would have been helpful.

Very convenient connection to the train station and good location (for the price) for sightseeing. The property was clean (apart from the towels mentioned bellow).

Towels had a very bad smell. Bigger cups and plates and some basic cutlery would have been very useful for longer stays.

Nice location and great property. It was clean, comfortable and in good condition. Quiet area, close to main attractions, nice bathroom and toilet. I liked separate bins for garbage and the traditional part of the apartment with tatami, low table, etc. I would definitely recommend this place.

Not a big issue, but my bed was squeaky.

Perfect location, just a minute from one of the main train lines that bisects Kyoto and brings you from the central station. Also very close to the Nishiki market. The futons are comfortable when rolled up make the place feel much bigger than average. Clean bathroom and I did not notice the complaints mentioned by others. While the front desk is unstaffed, I received prompt responses to my messages.

It is very convenient and close to all I need.

I had to use the east entrance when I got the location, and the pebble path almost killed the wheels on my luggage. I had to hand carried all my luggage when I passed the long pebble path. It was a nightmare to me.

I’ve stayed for 5 days. So, I think I can conclude the pros and cons to stay here. - Very Good location! 5-7 mins walking distance to bus stop or subway. It’s very convenient to go everywhere. I don’t find it difficult to find the location. They give you very clear instruction. You won’t get lost :P - Lots of good restaurants nearby! - Its in the heart of Kyoto but the area is quiet - The room has almost everything I need. - I get prompt reply from them. - The room is big for me actually. It’s same as picture shown. - Room view is temple! Nailed it!

Actually I feel quite satisfied overall. The only thing I want to point out is the bedframe problem. I thought it was broken (as the picture shown) because my bed kept “sinking” when I was sleeping. So I didn’t sleep so well. But then I find the way to fix the bedframe on my 4th day stay. So, I suggest the housekeeper may try to prepare the bedframe first. My mum doesn’t like the bed is too soft and too short for her. Her height is 166cm. So I don’t recommend to a tall person.
