Excellente central location - very convenient to go to main places of interest in Kyoto. Very helpful staff. Clean. Provide free water and even a free ice cream (!) at lobby every day. A lot of cafes and restaurants around. Nishiki market in 5 min. walk. WiFi was very good both in the lobby and in the room. My resume: good value for money.
My King Room was really small. I was alone and can’t imagine how 2 people could stay there. Everything is tired. A lot of plastic. The air conditioner was grinding and making a lot of noise. If you switch it off and open the window, it becomes even worser because of street noise. And that Kawaramachi-dori street never sleeps.

Nice hotel property. Staff are nice and attentive. Clean. Good-looking. All basic toiletries are provided as well as air-conditioning, hair dryer, a couple hangers, an optional robe/dressing gown, tea kettle, mini-fridge, mugs. (Weather happen to be good when I stayed, so I don't know if A/C works). Internet was good most of the time. Went out or super low signal a few temporary times. Comfortable bed. Hot and cold water. They provide drinking water. Microwave on the 1st floor in the lobby. Washer and dryer on the second floor. Good location close to restaurants, shops, bus and subway stops. NOT near JR station, so if you have a JR pass, this hotel is NOT applicable. I posted photos on Google Maps.
There was a flowing pipe sound or high-pitch machinery sound that screeches and goes on and off all day and all night. It's not particularly loud but it is definitely a noise you will notice. The water pressure is very very high (which I believe contributes to the flowing pipe noise) and the bidet is uncomfortable and loud. The toilet flush takes a long time. The faucet (sink and bath) pressure is high/strong and water sprays at you. The step up to the bathroom is quite high. I hit my foot and knee several times. NOT near JR station, so if you have a JR pass, this hotel is NOT applicable.

- Surprisingly big room and bed for a Japanese hotel in downtown area! - You're never more than 10 mins walk away from a train station or a bus stop. - Water heater is very efficient; takes no time at all to get hot shower. Very nice for autumn/winter stay. - Very accommodating staffers. We asked for extra pillows and some help with domestic delivery. - Very nice locale: downtown shopping area with every type of stores you could need, easy to walk from airport-connecting stations, covered walkway with minimal exposure to rain.
- AC was set to heater mode by default (late Nov) and it couldn't be changed. We slept with the window cracked open. Luckily no bugs got into the room but overall not very convenient. - There's a temple nearby that drums up every morning at 6am. Not too loudly; we mostly slept through it, but might bother you if you're a very light sleeper. - Room cleaning wasn't the most reliable. They forgot to throw out the trashcan and used towel once.

Great location in Sanjo close to plenty of shops and restaurants, yet quiet due to location in a side street. Even though a full clean was only done every third day, staff still emptied out the rubbish bins and made my bed, even if I left the property quite late in the day. Front desk staff was also very friendly. There is a small anemities bar with things like tooth brushes, shower caps and theclike for you to use free of charge, and a map of recommended local restaurants.
The bathroom size can be challenging if you're a little on the taller side and the property has only two washing machines/driers, so if you're planning to wash your clothes, don't leave it until the ladt day because it's a popular service.

I was in Kyoto for business for 1 month and Hotel Gran MS was the most fortunate choice. Located at Kawaramachi Sanjo bus stop, the hotel is close to Kawaramachi area where you can find varieties of shops and restaurants almost 24/7, while being just far enough that nighttime is peaceful and quiet. Bus lines passing through lead to just about all areas of Kyoto. Plus, you are within walking distance of all train lines: Hankyu line at Kyoto Kawaramachi station, Keihan and subway lines at Sanjo station. The price I paid was way less than other medium-sized hotels in the vicinity too so I really lucked out! Hotel also has a free ice cream (popsicle) bar, feels great for summer weather. For a solo traveller, Double-bed room was just right for me to have a comfy sleep and store my luggages.
- Laundry machines are always busy for some reason. Some guests often hog the dryers. Try to do your laundry later at night. - No restaurant/breakfast service in the hotel. But there is a microwave and water cooler in the lobby, and a 7-11 right outside.

The location is perfect, the hotel is really good, the staff and the amenities were very good. The room was really amazing, it's spacious compared to other hotels in the big cities for the same price range. The hotel is equipped with everything you need and it offers different kind of services for example luggage transportation to another hotel/city.
This hotel would score a 10 in my books, if it only fix 1 issue and that's the internet. For that reason I give this hotel a 9. The internet was at times un-usable, very slow and unfortunately if you have some work to do, or you just want to upload/download some stuff on your phone/devices it's almost impossible. My suggestion to the hotel/owners is to invest in this and make sure their internet is secured with password (it's now open to everyone).

My whole experience at this hotel was amazing, the location was perfect, right next to Nishiki market and local shopping streets and arcades, easy access to transport, main bus line stop outside the hotel and 2 stations very close by. The room its self was very spacious, huge bed and a good sized bathroom with a bath and shower, I stayed with my daughter and the bed was like 2 singles together so plenty of room. very clean, attentive staff and always willing to help. I don't speak Japanese and the staff always tried to converse in English with me and where we both struggled Google translate came in very handy! When transferring from Kyoto to Tokyo the staff helped me organise a luggage transfer which was swift and easy and my luggage arrived in perfect condition and timing to my new hotel. We are already planning our next trip to Japan and will definitely be returning to this hotel!
My stay could have been longer and maybe a couple of extra pillows on the bed!

The Hotel is located near the center of the city, a 5-minute walk from the nearest station. The staff is very friendly and polite. The hall is tastefully designed and comfortable. The room is comfortable, clean, and spacious, equipped with amenities such as a kettle, complimentary tea, a hairdryer, and the classic courtesy kit (shampoo, soap and conditioner). In the lounge there is a microwave and other amenities like toothush, the pijamas, scrub towel, shower cup, razor, and other little thing. The room was bigger considering the Japanese standards and the presence of a reading light and a standard power source on both sides of the bed adds to the convenience. There is a laundry at the second floor with the washing machine (400 yen per usage) and a dryer (200 yen per 30 minutes). They allowed us to leave our luggage after check out until evening.
The step in front of the bathroom is very steep and dangerous. The aircon in the room is not controllable, you are not supposed to change the temperature. They set it too either hot or cold depending on the season and you can only turn it on or off. There are messages about it in the hotel. With the excuse of ecological reasons they have a fixed schedule of cleaning were they full clean the room only once every three days, the others they just change the towels and clean the trash bin. They also remake the bed but do not change the sheets nor they vacuum. They have a strict check out policy were you have surcharge if you are late more than 30 minutes.

Excellent central location. The staff on the front desk are Japanese and at turns pedantic or simply cold. There was a distinct aura of racism about the manner of the staff at check-in. Otherwise, the location and the space are perfect. Shame about the attitude of the locals. If it wasn’t so obviously xenophobic then this place would be perfect for the price.
Desk staff unfriendly. Cleaning staff very helpful. Kind size room so small that one size of the bed was rammed up against the wall. Plastic bathroom. It’s standard Japan and the standard reflects the typical mid range expectation of Japanese customers.

This was a great location in Kyoto. We could walk to different areas and there were bus stops right out front. Train and subway stations were close by as well. Plenty of restaurants around and a cafe just a couple doors down. The room was clean, comfortable, and for the most part, quiet. We couldn’t hear people in other rooms or much street noise, except for the morning gongs from the temple near by. It woke us but we were getting up anyway. The staff was friendly and considerate. Like most places, they had no issue holding on to our bags for a few hours after we checked out.
The bathroom was a step up from the rest of the room and had a step stool to help. While we didn’t have any issues with it, I could see how it might be a concern for some travelers. The temple near us had morning prayers/ceremonies that woke us up. There was only one plug near the two beds. There were plenty of plugs on the other side of the room, so we could each charge our phones, but only one could be bedside. Not a huge deal.
