Pleasantly surprised that every square footage of the room we were in was used thoughtfully. Roomy enough for family of five and the vanity stock was delightful. It is very close to combinis and decent walk to the station on a quiet street.

Stairs made me weary as it was a bit on the steep side and will be an issue if you have sizeable luggage (no elevator). Although the staff (onsite only from 11-7am) will offer to help bring it up.

The room was very comfortable and well equipped with everything we needed. Because we were on the 5th floor we had a small external balcony overlooking the street, which was sunny and pleasant. And the location was excellent, I had chosen it by sheer luck but it turned out to be really convenient to be based there and get everywhere easily by foot, bus or subway.

The only thing we didn't like were the stairs we had to take to and from the 5th floor every time we went in or out. We're in our sixties and it was hard work. But nothing could be done about that, there's no elevator, so it's four flights up (like Americans, the Japanese mistake the ground floor for the first, so it's a pleasant surprise the first time). And if we hadn't been on the 5th floor we wouldn't have had the balcony, which was worth it.

Quiet part of town. Location was close enough to town.

No elevator so 5 flight of stairs with luggage was difficult. The door lock at the bathroom flipped inside out so we couldn’t lock the bathroom.

The property was reasonably priced for the area. The room is large, clean, and modern. We would stay again.We were close to everything we wanted to do in the area. It is in a quiet area.

As others have said there is no one to speak with if there are any issues. We had a little difficulty first getting into the property but after that it was fine.. We also had no problem going up all the stairs, but I know some people would.All the previous we knew about in advance so we were ok with it.

1. We like how quiet and peaceful is the neighbourhood. 2. Good location, close to a bus stop which can bring us almost to everywhere we want to go. 3. The interior design of the hotel ❤️ self check in is possible, room is spacious, clean, comfortable sheets and pillows, with a living room, bathtub, not forgetting the Dyson Airwrap that gave me good hair days in Kyoto!

There is no elevator. We reached Kyoto quite late and so we got to carry 2 big suitcase to level 5, and staircase is very steep. Nothing else besides this, all is good!

Very close within walking distance to the main Gion tourist spots, and a quiet side street location. Comfortable and large room very like the pictures. Japanese toilet and a good shower in a wet room with quality facilities.

It was a bit dusty. We never saw a single member of staff there whole time we were there, and had to communicate through the Booking.com web site for extra water and coffee. As a bit of information this property would not be suitable for anyone who has trouble with stairs especially with heavy cases as there is no lift and the only access is via various fairly steep sets of stairs.

Exceptionally large room in a quiet but traditional part of Kyoto within walking distance to the charming Gion. 2 seperate areas in the room and a large bathroom & bath/shower making it easy to travel with kids.

Windows were thin and noise travelled a bit at night if there were cars or people talking on the street but not a major issue. Is a minimal hotel so no permanant staff at the desk and in room services.

Perfect location, right in Gion. 8 mins walk to Chion-in temple, or Sanjo Station. 3 mins walk to bus station, 12mins to Yasakura shrine.

The bed was firm, really soft pillow no support. The towels too thin, surely can be upgraded. Be warned this hotel is an old house converted to boutique hotel, so no elevator. I'm not taking point off because I already knew this place got no elevator.

The size of the room and the balcony was great. The beds were comfortable. The Dyson hair dryer and the large bathroom was great as well.

The stairs to the top floor were not great, but not a major issue either. The room needed some blockout blinds as it was very light very early in the morning.

A very nice place and very close location with Kyoto Gion. A short walk to restaurants and shopping. The place is very spacious and well presented

The only issue was the lack of staff as the place was more automated and DIY. contact for items, cleaning and carrying luggage has to be done before hand via the booking app.
