I stayed here with my family (family of 5). The room itself is modern and offered a nice view of the city. We had two queen beds and one pull out bed. Spacious room and bathroom, which had its own washing machine. The bathroom itself has a " drying" option and the instructions in the manual were pretty straightforward. No keys were needed as we were given a code to enter the hotel and also our room. That was very convenient. There is a supermarket right in front of the hotel which was really convenient. The hotel has no staff, they won't clean your room during your stay ( we were there for 6 nights) so we had to take the trash out ourselves. The large trash cans were right outside the hotel so it wasn't an issue. There is no concierge at the hotel itself but there is a telephone there to the main office, their staff have good english skills and they were able to answer our questions perfectly.
The hotel itself is a bit further out from the city center (30 mins to kawaramachi by bus, or 1 hour walk). The check in process is also a bit unusual... we had to go to their head office near Kyoto station to check-in, and that's where we received the code for the hotel itself and our room. They do offer a shuttle service so that was convenient since we all had quite big bags. Just be mindful that if you arrive after 8pm you need to inform the hotel since their check in office might be closed and you will not be able to check in!!!

The kids loved the bunk bed! The room was comfortable with lots of space for a family of 5. There's a supermarket directly across the road and very easy access to the bus network. The hosts provide information sheets with maps, food recommendations and transport options. Check-in was easy, near Kyoto Station and we were transported to the property in a courtesy van. After check-out you are responsible for getting yourself to where you want to go. Be aware that the buses are very busy from early morning which can be challenging with large luggage.
The accommodation is approx 30 minutes by bus from Kyoto Station and it is a fair distance from all of the sights. It's not a problem with the extensive bus network, just factor that into your plan.

Very comfy apartment. Spacious bathroom with washing machine, super clean, good beds, very nice room, the kids loved it. They offer enough detergent for the washing machine, some coffee stickers to try (with milk or matcha), konbini is down the street 2 min and the bus just in front of the door. Everything was definitely really nice. We forgot a bag in the free shuttle that brought us in ; we were ready to go back to the office to get it back, but the driver brought it us at the door 2h later. The reception understand English quite well and is very helpful. Lively neighborhood with lots of foreigners-friendly food shops.

The RESI STAY Nishijin property was the perfect spot for my wife and myself! The property is located in a more quiet area of Kyoto but very easy to get around the city by public transportation; there is a bus station literally next to the building. The rooms were spacious by any standards but especially for the typical room in Japan. The check-in process is different; you go to a central office across from the main Kyoto train station and receive the check in instructions. After checking-in you are then provided with a free private shuttle to the property. The staff in the main office spoke excellent English and could not be more friendly and welcoming! They were very cheerful and fantastic ambassadors for the RESI Stay properties as well as for Kyoto. They made the check in process very quick and smooth. We would definitely stay at the RESI STAY properties in the future!

Everything was perfect. There was a lot of space, big and comfy beds, couch and table. Room, bathroom and toilet were clean. We got everything we needed. There was also a washing machine, we used it a couple of times. Location was excellent, bus stop right before the building, convenience stores nearby. I highly recommend taking buses when experiencing Kyoto. There was also an onsen, cca 20 minutes walking distance, opened past midnight, I enjoyed it.
This is not a negative thing but bear in mind that you need to check in at a different location. But the check in counter was very close to Kyoto station, so it was not really a problem. Also, when they ask you, if you need a ride to accomodation, definitely say yes. Saved us a lot of time and it was for free.

The fact that our kids (9, 7 and 3 y.o.) didn't want to leave Kyoto at all is a testament to how pleasant and home-like the stay was for us. We really grew to love the room and the area after spending a week in Nishijin. First of all, the room itself, with the climbing gym, mats, and interactive games, was a perfect place for the kids to decompress after sightseeing, which could get overwhelming at times. The bathroom was very clean and pleasant, and fitted with a washing machine and A/C options for drying clothes. The kitchen area was also well-equipped and met our needs when it comes to breakfast and evening tea. Secondly, the location is nice because it's not in a strictly touristy area, but not in a completely residential side-street either. There are bus stops right outside the hotel, so getting anywhere in Kyoto is a matter of a short bus ride or two. There is a supermarket right across the street and lots of dining options nearby. There is lots of daily life going on -- it really feels like you're living in Kyoto for a couple of days. Third -- the staff was very proactive about communicating with us. We booked a last-minute Kabuki show in Tokyo on the day we were to arrive in Kyoto, so our arrival time changed from early afternoon to evening. We got a phone call from the staff reminding us to visit the reception counter outside Kyoto Station, and from there we got a shuttle bus ride to the accommodation in Nishijin. On our final day, the staff booked taxis to take us and all our luggage to Kyoto station.
It would be nice if the reception desk was open 24/7, not just 8AM-8PM.

Very friendly staff. Super clean apartment. Well equipped and very spacious. It was super comfortable for 2 adults and 2 babies for a 5 nights stay at Kyoto. Bus station is just on the opposite site of the street so the apartment is very well connected with top tourist attractions in Kyoto. We were satisfied with our stay and I find Resi Stay apartments very good choice for anyone.
We chose this apartment mostly because they stated in the offer they had a baby cot. After booking it occurred that it's additionally paid and the cost wasn't justified in our opinion. Next time I would choose Resi Stay apartment as well, but in better district like neighbourhood of Gion or Higashiyama.

I liked that the reception was very near the Kyoto station. The staff were very friendly and accommodating in the reception area. The place overall was the most spacious I've had in Japan. They even had a balcony! Supermarket and izakaya/late bars right across as well. It is the perfect place to be in Kyoto. The bus stop is right outside. It'll take you to all the tourist spots. Around 1 hour away.
There weren't any available 24/7 staff in the building, but we didn't have any major concerns. You can't have the bedding changed if you want to. You are tasked with taking out your own trash. I had a problem with it since the large bin was already full. I also didn't know where to place the recyclable boxes. It's not near the tourist spots, but it's central.

This stay was excellent. Although it was farther from the city attractions, it was only about 26-35 min via bus to the attractions and activities we had scheduled. We loved the surrounding restaurants and shops (Indian restaurants, Hawaiian restaurants, Japanese too, there is a 100yen shop across the street, a thrift shop right below of the entrance door and a coin laundry with a dryer available and open 24hrs as well as a 7/11 and a McDonalds if you want to try it). Overall the location exceeded our expectation. It was really spacious and clean. Check in process was smooth and very informative and helpful. The check in counter is also close to Kyoto station and they will hold bags for you and then you can pick them up and get shuttled to your stay so long as you make it back before 7:30pm, which is a huge help!
There was nothing really that bothered us about this stay. We were very happy with it.

Check-in was easy. Complimentary shuttle from Kyoto Station to the accommodation, which we could use as many times as we liked - note it is only a one-way shuttle. It does not provide transportation from the accommodation itself. We travelled as a family of 4 and the room was spacious enough for all of us. There were plenty of restaurants and convenience stores/ supermarkets within 5-10 mins walking distance. There are also bus stops nearby. The hotel also provided various maps of nearby recommended restaurants and city sights (mostly covering shrine & temples).
It takes around 25-30 mins to get to Kyoto station by bus, which were usually very busy (didn't matter what time of the day it was). It would be good if the hotel considered extending its complimentary shuttle service to cover the journey from the accommodation to Kyoto Station.
