Super comfortable, nice size room and one of the cleanest places we stayed. They had free laundry machine to use as well

Walking the distance from some of the sights was a bit more but public transport was really close so it wasn't really a problem. The check in process was a little hectic becuase of the city tax that you're supposed to pay beforehand. The room didn't have any hooks to hang anything to dry (like every room in Japan)

Very comfortable stay for a group of 3 or 4 persons. We had a big kitchen, 4 beds, toilet separate to the bathroom (all private) and a laundry machine that although it was difficult to use, it helped us a lot with our clothes (it took quite a lot to dry so at the end we had to hang our clothes to dry). Very comfortable beds!! It didn’t have an elevator but our room was on the first floor so that wasn’t a problem. I recommend it for a long stay in Kyoto.

The position was amazing, near a supermarket , bus and subway station

The Wi-Fi was not so good, the walls are very thin. If you have some noisy neighbours (like in our case) you could have some sleep problems. There was a strange smell in the reception

Overall, it's decent accommodation with a good-sized room (we booked the double room with a balcony). It's new, modern, and has a pleasant interior. The reception is not attended all the time but there is no need as everything is very straightforward. There is a fully equipped kitchen in the lobby, so you can cook yourself something or you can heat your food in the microwave which is handy. There is a free-to-use washing machine - very handy! The location was in a residential area with a few big supermarkets nearby. There were some dinner food options around but it was a bit of a walk to get to them. 2 buses that go to the Kyoto train station were very close to the hotel and there is a metro station 1.2 km away. Nijo Castle was within walking distance.

Although the size of the room was decent there was zero storage space which drove me crazy. At the entrance door there was a niche big enough to accommodate a washing machine (I'm mentioning that for illustration) yet they haven't put any t furniture, not even a hanger there. It would be an ideal space for a wardrobe or at least a hanger with hooks to leave your jackets and bulkier clothes. It would be an ideal space to leave your suitcase but no - there was zero furniture, hence zero functionality to this space. Instead, they've put hooks in the room which took from the space. Apart from a bed, one very small nightstand and a desk with 2 chairs there wasn't anything else. So the only option for 2 people was to put their suitcases on the chairs (there wasn't enough space on the floor) and to use the desk for storage which made the desk and chairs unusable. I couldn't understand why they had only one very small nightstand when there was enough space for 2 medium size nightstands. We brought inside the small coffee table from the balcony to use it as a nightstand. The worst of all was the bed. It was comfortable for one person but it was a double bed which unfortunately wasn't suitable for 2 people. First of all, in Japan when they say that it's a double bed, it's exactly that - double, not queen. The double bed is 140cm. In the other hotels that we stayed in Japan, they had firm mattresses with hard edges which meant that you could sleep on the entire width of the bed up to the edge. But the mattress here was on the soft side and it had soft edges which meant that the last 10cm of the bed weren't usable which leaves you with 120 cm of sleeping space for 2 people. While for some Asians that might be enough, for the average caucasian, 120 cm is just too small. By the way, the room is big enough to have a queen bed. If they improve these functionality issues, this guest house will be great.

Breakfast Self arranged. The facility has a small common kitchen cum dining space at the entry point. Guests are suppose to prepare their own breakfast or any other small meal there. Very convenient location. Staffs are friendly and helpful. Guests have full freedom of entry and exit from the Guest House during their stay.

Guest Rooms should have a study table (may be a small one) and Chairs (at least two). Otherwise it is very difficult to use Laptop computers.

The room has a good size compared to some hotel rooms in tokyo that was so cramped. The washroom/ bathroom were nice and clean. It was very near to a bus station and 2 supermarkets.

There was no refrigerator in the room, only a shared one on the 1st floor shared kitchen/ dinning area. Our room was on the 3rd floor, and there was no elevator, so it'll be hard to go up with big luggage s.
