Need some walk from the train station, but not out of the world, doable. Well-kept toilets, plenty of nice touches in the washing area and well-furnished kitchen.
Cleaning wasn't spotless in the room as the futon and pillow had covers which weren't fresh, they were used - one could easily see from the hairs that were stuck on it or how the marks on it. This makes me feel very uncomfortable as sleeping is time to relax, not to be worried about touching something unclean from previous guest. Given the high ratings, I felt disappointed.

It’s a real traditional Japanese house. You really feel like that you’re staying with a Japanese family. The room was spacious and you can find everything you need from laundry facilities to food in the kitchen for very reasonable prices. They even offer free cold water bottles to all guests. There are also free snacks! And the owner’s father is the nicest person, he even made me a smoothie before I left! I’ll definitely come back!
It’s a bit far from the station, so in a hot Japanese summer it’s a bit uncomfortable to walk that distance to go everywhere, but this is a really small inconvenience.

We loved our stay at villa kyoto. The staff is soo nice, the people that welcomed us were truly amazing and kind people. They really thought of everything, from laundry, coffee, snacks etc. there was even a straightener that we were able to borrow. The house was always clean and we loved the little notes put around the house to help us understand everything. It was a truly amazing experience in a traditional Japanese house and we were so grateful and happy to have booked this place. Again, the couple that clean the place are really some of the kindest people we met.
The walls are a bit thin, which can be a bit noisy, so you have to keep quiet, but we did not mind.

The value of this place is unbeatable. Very typical japanese house and spacious room. Kitchen is great with everything you can need. Same for the bathroom and laundry.
Location can be considered a bit far from city center.

This has to be the best stay I had in Japan. This is not an exaggeration. What makes a stay comfortable is a mix of things and here, all the boxes were checked out :) 1.) Room - it's big...huge! For japanese standards, this is like your own apartment. 2.) Kitchen - probably the best equipped kitchen available for guests I've seen so far. You can even take some snacks if you want :) 3.) Location - it is quite a good location for western parts of Kyoto, not far from the bus stops and a subway station (you need to switch lines when going from Kyoto Central). What makes this place more special though is a close proximity to a big hipermarket (Aeon) where you can buy all you need on a limited budget. In worst case scenario, FamilyMart, 7Eleven and Lawson are near the subway station so you won't be caught unprepared. All in all, along with the mentioned kitchen, you can make your own meals without issues and save some money for things that matter! 4.) Owner - I had a huge luck of meeting the owner (Katsuhiko Tokutsu) who is a really gentle, friendly soul. Along with our friend Akira (whom I met there :) ), we were able to sit down for a hot pot of his own making and spend a very pleasant evening after my day trip to Nagoya. A very pleasant surprise! It's small things like this and the people we meet along the way, that make the stay even better than it normally would be. I really hope to come back to Kyoto with friends and family...and I will definitely choose Villa Kyoto Saiin for it!
Do I have to say anything bad at all? Well, in a typical japanese building, it can be a bit chilly in winter. Nothing out of ordinary :D And just be mindful of the stairs. I'm used to them being like that but you don't want to climb them after a few drinks :D

Yosuke was the most amazing host you could ask for! He really cared for our little infant and made us feel at home. He went above and beyond by placing fully stocked kitchen, clear instructions, plenty of information on Kyoto, and an amazing atmosphere. He would answer all our questions the best that he could or look it up. We would love to return if the opportunity arises.

We felt very comfortable in the old Japanese style room. The room and common spaces were very spacious, well-cleaned, and very comfortable. We are surprised that the amenities and services were great and they had everything. You won't have any trouble staying here. The owner was very kind and attentive. We don't think you could find a better place to stay than here. We will definitely choose this place next time again !

Villa Kyoto Saiin went beyond my expectation I have to say. Everywhere and everything in the house is super clean. I stayed in a Japanese room. Very spacious. Got everything I need. The house is in a very quiet neighbourhood. I also got a lift from the housekeeper when I checked out. She was very kind and helpful.
