Small B&B Hotel, very very clean, despite the humid weather. All installations clean. Breakfast was fine, the attention of the owner really great. The location is pretty close to the main road in Tulum, approx. 5-8min walk. Parking lot in front of the house. I really can recommend the place.

Everything! A fabulous place to stay in a quiet, peaceful part of Tulum but close enough to easily walk to the main drag with its bars and restaurants. Christian was the perfect host, super friendly and helpful and really good with communication before I arrived (particularly directions and arrival at the property) and during my stay. He was very accommodating about my late arrival and even met me in person to check me in despite the late hour. My room was lovely, a really comfortable bed (I slept so well) and a lovely shower. Breakfast was great, tasty and plenty of it. I can't recommend this place enough, after a very long journey to get there, it felt like a true home from home as soon as I arrived

The staff were incredibly helpful and flexible, they catered to all our needs. We got instructions for late check-in, recommendations for a lot of things to do in Tulum and for bars / restaurants. The rooms were cleaned every day, the breakfast was also delicious. Overall, we had a great stay!

For us it wasn't a big downside; however, good to know that the hotel is not located in the city center, but slightly away from it (10-15 min walk). The area felt safe though, we didn't experience any issues coming home late.

I cannot sing this hotels praises enough!! Super comfy beds & pillows. Beautiful pool and outdoor area. The breakfasts are great too. Christian and his family are absolutely wonderful and are some of the kindest people I have ever had the pleasure to meet. They make you feel at home right away and treat guest like family, going above and beyond. During my time here I got sick and I can honestly say I do not know what I would have done without this family's love and care. I am so grateful that life lead me here. Thank you thank you thank you. Think of you all daily with so much love.

Excellent location (ADO Main Bus Terminal is a short walking distance and Collective stations), TULUM Beach is So Beautiful, Based on the Hotel host Christian and partner Advice, We did Tulum Ruins and then walk 1 km to Tulum Paradise Beach Club, The Beach, White sand, Palm trees, Turquoise Water So Beautiful (It will be Mistake to do a Daytrip from Playa d Carmen), CENOTE DOS OHOS & CENOTE CALAVERA We get information from the Host, Excellent ! Breakfast: Fruits, Coffee, Juice, Toast, Omelette, Ham Best! Spacious Room, Safe

The service provided was truly outstanding. Immediately after booking, we received a WhatsApp message containing all the information we needed for a smooth check-in process. Additionally, the inclusion of complimentary breakfast was a delightful bonus. We particularly appreciated our host's willingness to share recommendations for nearby restaurants.

However, we found ourselves somewhat misled by the images on the website. The initial impression of our room was rather disappointing compared to our expectations set by the high ratings of the hotel. Despite the impeccable service provided by the hosts, the room's amenities fell short. The refrigerator was not plugged in and emitted an unpleasant odor. Moreover, there was no trash bin in the room itself, only one next to the toilet for toilet paper disposal. While a hairdryer was available upon request, we expected it to be standard room equipment.

Christian let us stay at his hotel when hurricane Beryl was due to hit Tulum. We really appreciated this as our previous hotel had began shutting down with no information to guests of what they should do. Christian said we could stay, told us what to expect, told us we wouldn’t be alone, taped up the windows etc. He was such a nice guy and so were his family and their beautiful dog Yoda! Also the room was spacious and clean in a great location close to town in a quiet and safe street :)

It was a fair hotel in a very good price range for Tulum. It was clean, AC was working well, beakfast was included, and most of all- staff was extremely nice, easy to contact and super helpful!

It's not that I didn't like it: but you must know that the room is very basic, the breakfast was good for probably 2 days maximum or you'd get bored, I'd expect Italian host to have a better coffee:) When we were there the pool hasn't been cleaned because of rains. I'd still reccomend this place for a few days in Tulum where prices can be extremely high, it's not far from the centre and there's parking available.

Great place, quiet, well equiped, large room, clean bathroom. Nice place by the pool. Safe district for solo travelers, 8 min walking from bus terminal, close to collectivos station, shops, groceries store, restaurants and main road. Hosts are so kind, so welcoming and helpfull, very available. Breakfast is great and quite full. You can rent a bike close to the hotel. Cristian and Sabrina advise well for diving centers, day trips, cenotes,... I had a very lovely stay.

We had a good and comfortable short stay. Breakfast was basic but very friendly served. A big bonus is the fruit plate at breakfast. Drinking water available at all times. The owner is very friendly and helpful. We were very happy with his suggestion to rent bikes. We did not use the pool.

The room felt a bit humid, which is probably normal for those places - there is the option of ventilation or using air conditioning.
