Woodland waters has a campsite but also wooden lodges scattered around the grounds and 10 rooms formed into a small wooden, motel style complex. We stayed in a double room. The room was larger than expected, the bed comfortable and there was parking right outside. The shower room was huge and the shower great (it was also level access though there is a small step into the room). There was a kettle and tea/coffee/sugar. The rooms are very near to the main bar/restaurant but quiet overnight and very warm.
Although the room was large, the bed was positioned almost up against one wall, making access tricky from one side. There was acres of space but only one armchair which seemed odd in a double room. A small fridge would be appreciated.

Really surprised how quiet the site was especially given the number of caravans present. We booked as it's close to a park run my hubby wanted to do and didn't have high expectations knowing it was a big site so were very pleasantly surprised. The walk around the ponds is very peaceful and I could see the attraction for coarse fishermen. It is close to a number of interesting places to visit. The bar food was very good, we were told a 40 min wait, not a problem for us, came out much quicker. The room was comfortable and quite spacious. The bedroom itself was clean and fresh and for the most part the bathroom was well cleaned.
Our only minor negative was the bathroom could have done with a deep clean and some maintenance - small bits of mould at the bottom of the shower glass, corners of the vinyl floor needing a wipe over and some trim loose. Felt like it was the end of the season.

The shower was hot. Room was clean. Tea & coffee making facility was nice. Quiet location, the only people passing our room would've been heading to or from a room of their own. Lovely location. The pub food was great,if a little pricey. Expect to pay 18 quid for fish and chips. We would definitely use this place again.
A bit disappointed to discover, when arriving at 6:15, that food wasn't served after 6PM on a Sunday. We cycled to the Chinese, about 1.5 miles away, brought it back and ate it in the room sitting on the floor. (The Chinese only takes cash, available from cash machine in the Co-Op next door) The bed was a trifle on the firm side, and creaked every time we moved. A fridge would've been nice. Something in the windows may be an idea, you have to keep the curtains drawn the whole time.

Reception when you arrive - ladies were lovely, chatty and explained everything. It's set in a beautiful area. The outside is lovely with the ponds/lakes etc. it's well set out. The property was beautifully clean. There were towels etc on arrival. A lovely big bathroom. Really enjoyed our stay there. Thank you.
Liked everything and will return again. It's a lovely location to use to be able to visit our daughter and her family in Folkingham (We live in Carlisle) If we could suggest a second chair in the room, that would add to it and also a small coffee table or a small foldaway table that could be used when we were wanting to sit together to have a coffee and a snack. But otherwise, everything was great. Thanks.

The surroundings were lovely and so peaceful. The staff were friendly and helpful and they accomodated a late check in. The room was clean and modern. And the wifi was great. We would definitely stay here again and would recommend Woodland Waters to friends.
The room was extremely hot even with the thermastat as low as it can go as the bathroom towel rack was stuck on at full blast. This heated the whole room. The window didnt have a catch so was unable to leave it open abit to let some air in. A little bench near the woodland room windows would have been nice, especially to just sit outside by your room when its dark, as youre pretty much "in" once you get to the room unless you go to the bar. It Would have been nice to have the choice to turn your entrance light off when youve arrived. (But these are pretty much just "would have liked", not neccessarily what i didnt like).

Very welcoming, helpful and straight forward staff. Easy check in and out. Clean, large and comfortable room. Nice bar and restaurant. Lovely views. Peaceful and relaxing
Seating outside rooms would of been a nice extra. Breakfast in the restaurant would of been a good idea but a Belton garden centre a short trip down the road with a lovely restaurant.

Location.
The day before we were due to leave there was an issue with the exit barrier. As we had planned to leave at 05.00am, for an 'airport run' I was concerned that the exit barrier may not open so I parked outside the barrier. Not a major problem, just had to get the luggage from the room to the car. I feel there could be an emergency number to call in this event. I know there is a 'help line' near the barrier but when I used that the day before, it was not answered.

Efficient, friendly reception. Clean comfortable room with effective central heating and good bathroom. Ability to park car immediately outside the room was an unexpected bonus. The on-site restaurant & bar (Woody's) offers good food at modest prices in a very agreeable ambience. Would definitely stay here again.
Lack of coat hooks in room and no towel/bathrobe hooks in bathroom.

Fantastic Grounds in a beautiful part if the world. A spacious lodge spotlessly clean and modern in stunning lakeside surroundings. Woodys bar had a good menu and drinks selection with a lovely welcoming atmosphere. Comfy Chesterfield sofas and a roaring log burner make for a comfy relaxing visit. I would definitely go back.
Tiny downsides for us were nowhere in bathroom to put toiletries and nowhere for shampoo etc in the beautiful spacious shower room. Nowhere to get breakfast from as Woodys didn't open til 11 and don't serve food then anyway. We took bread and marmalade to make toast but no toaster in room. If you take cereals take a dish as tgeres justc2 mugs in room. Room says with seating qrea ,tgere were 2 of us but only 1 club style chair. All in all beautiful accommodation and we would definitely stay again. Xx

The setting is beautiful and the room we had was very clean and spacious with an equally spacious bathroom with a great shower. There was tea and coffee and a comfortable bed. The room was quiet despite being near the bar and restaurant. The staff in the bar were very friendly and we enjoyed our meal which we ate outside in the patio area. Very convenient for the A1. Would definitely return
There was nothing we didn't like but be aware that you can't get breakfast so take your own or get it en route
