The apartment was great value for money, excellent location with convenient parking right next door and an easy walk over the river to the centre of the old city with loads of cafes and restaurants. it was easy to find and the staff were very friendly and helpful. The apartment was spotlessly clean. The aircon was great as well for the hotter days.
The bedroom was a bit smaller than we were expecting, with just enough room to walk around the bed as you came through the apartment door. Thankfully there was room under the bed to slide our suitcases. However, the positives far outweighed this slight negative.

The room was quiet even though it was on a busy street. The view from our room facing the front of the building was very nice (you can see the city - see photo). Our room had a balcony which was nice. The hotel was a very reasonable walk over the bridge from the town. There are a number of restaurants on the strip where the hotel was. You can use the street parking in front and to the side of the hotel at a reasonable fee (you do have to pay each day with coins).
The rooms are a bit tight. The elevator did not work when we arrived and was limited to two people. The keypads were hard to "wake up" to enter the rooms.

We enjoyed to stay at JR Studios & Suites I Rius. Andre is excellent. He helped us to find a parking place and also helped us to carry our luggage. He is the best during our stay in apartments in Portugal. The location is excellent to visit Coimbra with a car parking next to the apartment. Even we can see our car in the parking lot. It is not in Coimbra old town. However, it is much better than old town. No traffic issues. Also in a very short walking distance from town center (just cross the river). The apartment has everything you need.

Nice size of room and very clean bathroom. Any teething problems such as the bedside light not working were quickly remedied and the staff couldn`t have been more helpful
The lift broke but was thankfully fixed within a day. I was on the second floor with a bike i was competing one so would have been dangerous to carry the bike up and down the stairs. The kitchen would benefit from some large mugs, a clean couple of tea towels and new cleaning cloths for washing the dishes. Idealy a dishwasher!

Spotlessly clean. Excellent location, only 8 min walk across bridge into town. Very well set up. Comfortable. Only one negative highlight - this hotel is on the main road in to town - lots of traffic noise. If you could get room on back side of building, that would be best. Odd number room. Huge parking lot behind hotel so easy parking. €7 per day but after hours and weekends, hate goes up so you do not need to pay. Lots of places to eat close by but no grocery store close. Highly recommend this place

the suites are located directly across a walking bridge from the center of town. It is a perfect location, and parking is either right in front or there is a lot next door (very cheap). I did not see staff once, but they were quite responsive and available by text. We had an issue with a dirty vent and they had staff in there right away cleaning it within the day. The shared kitchen was cramped, and the fridge full, so we did not use- The restaurant downstairs is fabulous-- the portions are enormous- so be prepared
it was a tiny bit cramped, but such is the european style, and I can work within those constraints- the shower was not cramped though and for that I was happy! The walls are a touch thin, but really, you get what you pay for so I won't complain about that. Be sure you close the window fully at night, and you will not hear the street noise at all. (and be sure to visit the gelateria down the street-- magnificent!)

The hotel had very accessible parking, does have to be paid for but it a reasonable rate. Checking in was very easy with coded locks on every door. Access to the town and main street is very easy. The room was very good, the cleanliness was very good too. The ceilings were suffering from paint peal in the bathroom a little, but still clean and tidy, considering the cost this was easily overlooked. The restaurant below the hotel is also good, very very good value for money from a UK perspective.
There wasn't anything I would say that we didn't like. It was a little noisy outside from the restaurant below until late. But we were there on a Friday night and I think there was a group celebrating something. It didn't go on to an unacceptable time, didn't affect our stay negatively, and I would say could have been expected all considered. The restaurant more than compensated for it through the meal we had earlier in the evening.

There was a parking lot right next to the B&B which save us a lot of time to look for a parking spot as happened in other cities. It costs around €3 per day and there was a friendly guard. The location of the B&B was across the bridge and within 10 minutes walk we were at the town centre. The elevator within the building was kind of slow so we always opted to walked up to the top floor for some exercise. The owner texted me if everything is ok even I never met him in person. The attic room has a low ceiling but actually it was more spacious than I thought. Air-condition was available for the hot and stuffy day. Toilet was clean.
There was a electricity breakdown while we were sleeping. Luckily it was not too hot in there room so I texted the owner the next morning. My advice is to provide some guidelines to guests what to do during this situation in the middle of the night when you couldn’t ask for help from the reception. This should not happen frequently but consider that they do not have a 24h reception so I felt quite helpless.

Staff were really friendly. We had a room in the attic which was sweet and also gave us access to a kitchenette for some coffee and use of facilities. It was exactly near the bridge so it was a nice view.
The bathroom was really small so definitely not a good size for larger/taller people. Keep in mind that the venue is in front of a concert area so just a heads up and check the dates before you book. To be fair the property gave us the option of cancelling a few days before when they informed us about the Luna Fest but it was too short notice for us to cancel. Having said so music could be heard from the room quite well and on our night stay it was only over at 2.45 am so just keep it in mind before booking and do your research!
