Loved the madrassa - loved the space, the view, the ambience, the location - I loved it. The staff were friendly. The ladies cleaning the rooms were lovely. Breakfast was great. I loved the roasted pumpkin!

WiFi wasn’t great but given the building it’s not a huge problem. But they could have made the indoor space more readily available. It wasn’t open all the time and so if you have time to kill and need wifi - nowhere to go really. I had to remind them everyday about refilling my water / but they were good to replace it - just needed reminding.

This hotel is unique as you are staying in an historic madrasah right in the centre of Old Khiva. Probably the only one like this in entire country. You are staying in a landmark. Clean, nicely furnished rooms. Very good breakfast Huge courtyard.

One thing to note: as this an old madrasah, the rooms are literally cells with no window. 100 years ago students lived in them and studied. Now their are converted into comfortable rooms but have no windows. And it cannot be changed as the building is an historic monument. Just accept it and enjoy the weight of history. Staff are not very engaging but still friendly. Expensive tours

This is a lovely place to stay in the centre of the old town. We had a spacious room considering it was originally a student cell. It has a lot of history to it. It is always good to see groups being shown round where you are staying. There is a balcony sadly too much in the sun in summer. There are a number of new large hotels being built by the station, but you have to keep walking into the old town to get the atmosphere.

There is no fridge in the room. You have to walk across the road to get to the breakfast room. The breakfast is not very inspiring and does not change much form day to day. There are steep steps up to the first floor rooms not easy with a suitcase.

The location is amazing! The rooms are converted rooms from a madrasah. It is literally like you are staying in a historical site or museum! The bathroom is awesome with access to a balcony and the breakfast is very nice. They seem to have sorted sorted the WiFi issue in the rooms that some people complained about as well.

Nobody seemed to know where the hotel was located. Hint walk up the small set of stairs to the right of the big blue minaret and walk in the door. The entrance is like a stone's throw from the blue, half finished, minaret. Don't charge extra for additional cups of coffee at the free breakfast.

The location inside the old city was exceptional. The hotel itself is an amazing building providing a unique opportunity to stay in a former Madrasah. We were picked up at the airport by Umid who was very friendly and full of information and took us out on an excellent day tour of some desert fortresses.

The mattresses were very hard, needed to lay on top of the provided duvets to try to reduce the hardness a little bit. We only received complimentary bottled water on arrival and didn't get any on the remaining days of our stay.

I loved the location. It was within walking distance to everything. ❤️ I also loved the historic building and the lovely courtyard and decor.❤️ The bed was very comfortable, and the A/C worked really well.❤️ The breakfast buffet was very good. There were many good choices. All were delicious. The presentation was very inviting. ❤️ They could make it better if they invested in a cappuccino machine instead of serving instant coffee.😏 It was also very quiet. ❤️ I also like that they arranged for an airport transfer to Urgench airport. It was a seamless transfer. ❤️

I didn't like that I didn't have wifi access in my room. That wasn't explained to me at check-in. I had to stick my phone out the door to connect to wifi. Once connected, I had to sit near the door with the door opened to use wifi in my room.😕 I spoke to reception about it and was told that the walls were too thick to put wifi in every room. I also didn't like climbing the stairs to my room. They are steep and narrow. But it wasn't a deal breaker. Walking and stairs climbing was part of the experience of staying in the Itchan Kala.🥴 They do have handrails. 😁

Even in summer (start of June), the room keeps cool so we don't have to use AC all the time. You can open the windows/terrace door and have fresh air. Breakfast was good in a separate building with beautiful interiors and decoration (previously, the study hall of the madrassah). It seems to be the hotel-madrassah with the nicest interiors in Khiva. It is right beside the Kalta minaret, and is also an attraction itself, so note that tour groups often stop at the hotel entrance; while they only see it from outside, you get to experience it from within.

The housekeeping staff tried to enter our room in the morning (way before check-out time) while we were there. There should be better coordination between them and the front desk on which room to clean, or they should have knocked first as courtesy. They also gossiped loudly mid-day (when guests are around since it's too hot). But these are minor and are forgivable. Note that Wifi (and even both our Uzmobile/Beeline mobile data) didn't work well in the room.

The location is exceptional and the building unique for a hotel - would be recommended on these grounds alone. The room was very clean and well thought out to make the most of the small historic space. The breakfast was good and varied, and put on in another historic facility.

The staff were kind but some things not quite living up to the expectations of the modern traveller. For example, there was a very loud party in the courtyard one night that was not well managed. Our transfer from Urgench airport was also a bit chaotic - driver texting and video calling the entire length of the journey. Paid well beyond the local standard rate for this, so would expect a slightly more comfortable journey.

Beautiful, historic building in the old city. Anything you would want to see in Khiva is a 5 min. footwalk. Friendly personnel. Great breakfast. There's a bar in the hotel, open till after 23:00.

No internet in the room - the wifi coverage is too weak to be usable (due to the thick walls, mobile data won't work either). Overall the room equipment is basic - no fridge, kettle or anything like that. Cleaning ladies came each day at 9am (!) to clean the room... With further attempts before 10am. Almost got caught while getting out of the shower.
