We were only passing through Rome but appreciated the great location. We did a whistle-stop tour of the Fountain of Trevi, Roman Forum and Colosseum in 1.5 hours roughly so these are all walking distance. The bed was comfortable and we had a little kitchen bench with a sink and glasses, plus a little table - these were all nice touches. Plenty of plugs for charging. The breakfast was really handy being right next door - loved the juice and yoghurt, cakes etc. It was plentiful and we didn't feel rushed eating because we could eat in our room. It is just enough of a walk from the station (15 mins) but it was so hot in Rome. Leave enough time so you can walk leisurely from the hotel and take half an hour to pull your bag over Rome's cobblestones.

The hot breakfast items such as eggs had gone cold and you had to warm your items up in the microwave; it would be great if these could be kept in warming dishes for a better eating experience. We arrived at night and the walk from the train station is a little rough in the dark. Lastly, we were able to leave our bags at the hotel while we did our little tour of Rome and picked them up around lunchtime to take the train onwards. We overheard the Italian cleaner bitching about us because our bags were still hanging around, maybe she doesn't realise that some tourists do understand Italian even if they don't look Italian!

The hotel was in a great location - a short walk to all the main sights, restaurants, metro, buses etc. The flat was warm and comfortable. There was air-conditioning and heating in the room. Plenty of hot water. Hairdryer in bathroom and shower gel and towels. Property safe in the room too at no extra charge. Breakfast was self service buffet from a side room that you took back to your room on trays. There was a sandwich press to toast rolls, croissants, cereal, fresh fruit, yoghurt, juice, tea, coffee, bread, cakes, cucumber, tomatoes, cheese, eggs, meats and biscuits to choose from. The owner was very prompt to reply to any questions on WhatsApp and even sent me a copy of my passport as I needed my photo ID to enter the Colosseum. Also, we arrived early and were allowed to leave our bags in the hallway, which the cleaner put in our room when it was ready. On checking out by 10am, we had a message in the room to say we could leave our bags in the hall till we left for the airport and a spare fob was given to access the property. Nice touches like chocolates in a bowl and spare umbrellas if the weather turned. I would definitely return. Thank you 😊

There wasn't anything we didn't like. The room was very quirky, but added to the fun of our stay. The only down side was the property was hard to locate on arrival and the lift didn't always work if someone last using it did not shut the doors properly ( old fashioned lift). If you have any mobility issues maybe that would be a problem as there are 118 stairs to the 5th floor.

The location is an ideal place to do your tour in Roma,especially if you don’t have a car. There is 10’ away bus and metro station and lots of good and cheap restaurants. The breakfast was very good and the manager was very kind with us,helpful and sociable. Highly recommended

In the fridge there was food from the previous customers. the pillows and bed mattress were not that soft and comfortable and the temperature was high enough to sleep at night

It was a great stay! The room has all the needed appliances as well as a very comfortable bed. The breakfast was good. The location is superb - near all the big sights in Rome. The Colosseum, Di Trevi, The Spanish Steps and Park Borghese are within walking distance from here. Highly recommend this place for 1-2 people who have come for a trip.

The bathroom was a bit small and it was harder to move around inside. There wasn't a good view from the window but this was probably just our room.

The location is great! The staff, although we never met them in person, were very friendly and attentive. The check-in and check-out are independent, meaning no one is there to help you, but everything was super smooth. The building is charming and the rooms are quite spacious and exactly as pictured on the website. I would recommend that for first-timers, the lack of reception may be a con but for someone who is vaguely familiar with the city, it didn't bother me at all. The breakfast is not very good but there is a lovely cafe nearby called Taliani's and their pastries and coffee are the best in the city!

They send me a video about how to check in, which was so helpful. I had zero questions about the check-in at 3:00 am. There were notes on the table in our room saying that we can leave our bags after the check-out and reminding us to leave our city tax pay and the keys on the table. The beds were so comfortable, room and the bathroom were perfectly clean. If I had more time in Rome, I would stay there. Even though we didn't meet the staff in person, we felt safe and knew someone would help us If we need anything

The elevator was a bit small but was fine. I couldn't use the coffee machine. Maybe an explanation in English would be good. I had to think too much to find a negative thing. :)

My room was spacious. I enjoyed the breakfast offered in the morning. The place is a convenient location to local restaurants, landmarks and meeting points.

Lack of staff on site during check-in and check-out took getting used to. Communication about what was required during morning check-out could have been clearer. Staff response was adequate but somewhat delayed.

The staff was very friendly and accommodating. I felt like I was visiting family. The breakfast was yummy and the room was very comfortable and clean.

I wish there were tables to eat breakfast at outside the room and to socialize with other guests. Since the bed and breakfast is on the smaller side it is understandable that the tables are in the rooms.

Different type of hotel stay to the norm. The hotel I think is a converted apartment in a beautiful Rome building. There is a small corridor with 4 bedrooms and a little kitchen area. You have your own ensuite bathroom which is built into your room space. The bathroom was great for us as a mum and her two adult kids as we had space in there to change in private. The breakfast is a "help yourself and eat in your room" type of thing, but you were made to feel like you could use the facilities as and when you needed. I feel so bad that I didn't get the lovely girl's name who was on reception and extremely helpful with all our questions and queries. Best thing of all is the location! Ten minutes walk from the main Rome station, and not ten minutes turning this way and that, 10 mins in a relative straight line, calling past a Carrefour express which was really handy.. the restaurant next door was fab too...

Nothing really. If I'm being picky, there was a bit of mold around the shower, tiles and shower soap dispenser but as you don't go near these in the shower it's not a massive issue. The room and bathroom were cleaned every day and to a great standard.

The room was really lovely and so was the personnel. Very clean and well air-conditioned. Our possessions were safe in our room. Great location within walking distance to all of the central tourist attractions as well as the train station . I would stay at Residenza Dei Principi anytime again in the future
