The property was clean and comfortable and the outlook beautiful but was sited a bit further out of town than we had expected. Fresh food was provided for breakfast but, perhaps because we didn't read the information correctly, we thought that we would have had the option of a cooked breakfast.

If the breakfast was to be continental we would have liked a bit more variety not just one choice of meat and cheese.

Everything - it was very welcoming , we arrived a little early which Kaye was very good about. Our room No.3 was lovely , everything you need, the views were super unfortunately the weather was rubbish so didn’t get to walk in the lovely garden, use hot tub or sauna - perhaps next time as will defo return. Comfy bed, clean and lovely soft bed linen. Super buffet breakfast. Really loved my stay here and as for George and Harry the fabulous doggies 💕💕 great comms.

The view from the property is absolutely fabulous, a large garden leading onto a field with horses, leading onto an amazing vista of fields and hills as far as you can see. So peaceful and relaxing. There is a large decked area to sit on and admire this view and there is just so much space. There is a communal lounge and telly with a very well stocked kitchenette area. We were B&B guests but did have the option of microwaving/cooking our supper. the DIY breakfasts were brilliant - Kaye is a very generous host. Croissants, cereal, bread for toast, yoghurts, eggs, fresh juice, meat, cheese, fresh fruit, jams etc. with pancakes, fruit bread or crumpets as an extra treat on different days. All you could want and loads to eat. There was a really cool wee egg boiler for the eggs and I liked being able to just sort the breakfast my way. There were two of us but there are rooms for 6/8 people in total and this would be a brilliant venue for a family/friend get together as a base for visiting Durham and the surrounding areas. The bedrooms were very comfortable and all had their own tellies and bathrooms. We didn't use them but there is also a huge hot tub and sauna. What is not to like.

Kaye was a lovely host as was Sam! They told us about the areas of Durham best to maybe live! Or just to visit and where to get on and off the Lanchester valley railway path which couldn't be easier it's right at the side of the guest house. Breakfast was very nice! Serve yourself with a good variety of cereal,fruit,yoghurt,crumpets,toast,tea,coffee or fruit juice. I'm pretty sure I've missed something.

Cozy, clean, ideal location, gorgeous surroundings, felt like you were right out in the countryside away from civilisation when in reality your a 5 minute drive from the city centre with loads of bars and restaurants, couldn't ask for more ...

Had to close curtains for privacy, not a major problem, but it was a bit uncomfortable when people walking past, whilst lay on the bed watching TV ....

Like that if we were too early for the room to be ready we could help ourselves to a drink in the conservatory. Also like that the property is on a bus route to Durham, knowing this before booking would be useful.

Had a little trouble finding the room which was round the back of the property, a sign with the room names on leading us to the back of the property would have been helpful.

Use of communal kitchen for cereal or continental breakfast. Plenty of signs with instructions. Separate towels offered for cleaning dog. Rooms kept toasty with CH. Lovely view from rear garden over valley.

Courtyard and corner of porch dark (lights off) before 10 pm made walking back with dog awkward. Mattress a bit too soft for us

Breakfast was fine. It was continental, like I have at home, with good quality muesli and granola, a choice of fruit, and oat milk.

I wasn't so keen on the light outside my room, making it seem like daylight, even with the black-out curtain. Also a good brand tea-bag in my room would have improved my early morning cuppa!

Absolutely faultless. Really pleasant owner Very comfortable & spotlessly clean room. Surrounding gardens just perfect & immaculate,my daughter loved the horses. Loved the fact no scrimping with and tea coffee Sugar .. Shampoo, conditioner provided also cotton buds in the bathroom. One of the best if not the best, we have ever visited ..

Nothing ..could have been difficult to find had the owner hadn't sent a little detailed map .

Beautiful and convenient setting for the Great North Run, really clean and comfortable with lovely fluffy towels and complimentary smellies. Tea and coffee in the room with fresh milk (including vegan alternatives) and bai hits very welcome. Breakfast was lovely too. Great communication from booking to stay. Plus dog friendly

Nothing really, we were really warm in the room due to heatwave but that was outside of everyone’s control.
