The Location was good, close to the football ground, which was the main reason for our visit, but also only 15 minutes easy walk to the town centre. The room was overlooking the garden at the back of the house, which made it very quiet. the bed was comfortable and roomy, and although the room was compact, it was fine for the two of us. Carl and his wife Jude were very friendly and made us feel welcome, telling us the main points of Lynn to visit, and providing us with a marked map to find our way about. Breakfast was brilliant and as plentiful as you wanted, and there were tea and coffee making facilities in the room and biscuits supplied. We will definitely stay again if we visit the area again.

Karl and Jude went the extra mile to make my visit enjoyable. They are extremely helpful and friendly and genuinely want their guests to enjoy their stay. I was particularly impressed with how homely it felt and also with the eco friendly toiletries and excellent food beautifully cooked. The latter was very fresh and locally sourced. I recommend this guesthouse to other discerning travellers visiting this area.

As a 'senior' solo traveller, local transport into the town centre would have been helpful. Although I found walking through the beautiful park into town most enjoyable, returning on foot was quite challenging after sightseeing locally.

Location was great. As an old local, was very easy for me to get to and I adored being near the park. Not too far from the train station either which was great for us to catch the bus too. Loved the themed rooms for the area. Hunstanton holds a special place in my heart so was lovely having the photos on the walls. Karl and Jude are so so lovely and welcoming immediately. Knowing exactly how everything worked and getting clear instructions is important to us for disability access reasons so we really appreciated it. Breakfast was great! One of us is gluten intolerant and this was all handled well from handing him gluten free biscuits to take to his room to gluten free sausages all ready for breakfast.

The blinds let some light in so wasn't as dark as we hoped but couldn't name anything else!

Breakfast was excellent in quality as it was also in quantity. The property location is perfect because it is in good walking distance from the town centre and other Market places and riverside areas. It is also just a couple of minutes drive from the towns main roundabout leading to all routes.

Nothing really, if you want better you would expect to pay more. The breakfast is served in a shift system so you will get your hot food served immediately it is cooked. Mattress was a bit hard, but I am spoilt by sleeping on a hypnos at home so cant complain about that. All good for me.

Lovely hosts who had pretty much thought of all the needs of people staying in their B&B. For example, pint and wine glasses, corkscrew and bottle openers freely accessible in the breakfast room for people to use in an evening. Fabulous breakfasts, with homemade marmalade and strawberry jam, lose leaf tea and filter coffee. Hosts were very knowledge about the area, things to do and see etc!

It's about a mile from the B&B into the centre of town - its a nice walk through parkland, in the main, but it becomes a pain if you have to do it twice a day, eg if having spent the day in King's Lynn, you return to the B&B to freshen up before going back into town for dinner.

Location is perfect. Next to Kings Linn Football Ground and close to a large beautiful park with the River Great Ouse flowing through it. Lots of people picnicking in the warm weather. Only a 10 minute walk to the historical town of Kings Lynn. Fairlight Lodge is just the Gem of Kings Lynn. Jude was I wonderful host and very knowledgeable about the history of the area which helped immensely. Our room was very clean, warm and comfortable and so quiet even though next to the main road. The great large breakfast was cooked fresh as ordered with many options which filled us up all day. Powerful hot Shower. Very Strong WiFi. Private Car Parking. What's not like ?

Hotel was very comfortable and located a short walk from the town. I had messaged ahead to advise I was gluten free. On arrival we were welcomed by Jude who was very accommodating, and confirming my requirements for breakfast to ensure everything was for me. She even gave me a choice of gluten free biscuits for the tea tray in the room. On our second morning she made me some home made bread which was lovely. Both Jude and Karl made us feel very welcome and would definitely stay there again.

Easy arrival/entrance instructions, in lieu of in-person welcome. Comfortable room with co-ordinated decor and lovely view of garden. Karl's so engaging and informative, answering queries without hesitation. Great (non-greasy) breakfast with the offer of more but I was full. Honest cleaner, as I'd dropped coins in room and thought I'd found them all. When I returned to room in afternoon, a £2 coin was on the chair.

Purely a personal preference but the mattress and 2 pillows were a little too soft - I swapped 1 pillow with the cushion provided and that was fine for me.

Broadly it was a well run B&B, excellent value for money and better than some three star hotels I have stayed in. Friendly and well run. The guest is at the centre of what they and they do it well.

There was nithing to dislike, unless one is being nit picking like it would be nice chairs in bedroom but it was too good to to dwell on that. Basically every thing one expects fron a B&B guest house. even though there is no 24 hour reception per se, they have thiught of every thing.

There wasn't anything not to like. The gorgeous victorian house has been kept decorated sympathetically to its age, was very clean and the bathroom albeit down the landing from our room was also very clean and offered fresh towels shampoo and shower gel. Though our room wasn't ensuite this didn't pose a problem as the hall has soft sensor lights that would come on when we came out of our room Guiding us to the bathroom. We had sole use of it I hasten to add and had keys to lock it whilst not in use. The room we had was a family room, with a large double and a single for our daughter who is 15. The room was spacious with plenty of sockets for gadgets to charge etc... and even a fan which was a blessing(I'm of the age where hot flushes are a frequent occurance!) There was a kettle, mugs, glasses tea coffee biscuits and advised milk was in the breakfast room so we could use some for hot drinks. The beds were firm and comfortable with sumptuous linen and feather pillows. And a lively added bonus was that of bathrobes left out for the 3 of us to use since, presumably, our bathroom was down the landing. A very considerate thought. Breakfast was cooked fresh to order. Our daughter has severe food allergies to egg and peanut which we advised the owners prior to arrival. They couldn't have been more accommodating! The even removed some cereal from the console while we were eating, as a precaution and offered to remove the jars of Nutella too. Nothing was too much. Which really put our daughters mind at ease, let alone us. We didn't even ask for that and so it was very much appreciated. The owners were cheery and chatty. Kind and considerate. They were knowledgeable of the area and recommended places for our daughter to take photos of the sunset, as its a passion of hers. I think to engage with not just the adults but also the children is very important. This is most certainly a B&B for a family to visit.
