Location was good. Comfortable bed. My room was in the back building so very quiet.

Staff was friendly but only one could really speak enough English to have a conversation. Originally the room they gave me was on an upper floor but the elevator didn't start until the 2nd floor. I hated the narrow steep stairs to the 2nd floor so they moved me to a room in the back building where the elevator started on the 1st floor. It also had a bathtub/shower combo which I hate because of knee surgery. New room had a walk-in shower.

they had a japanese toilet, clean, professional amenities, genuinely friendly and caring staff, also some of the staff were able to find me good deals and got me a out of a time jam and helped me get what i wanted out of my vacation here. i had zero trouble here and can tell the staff here were honestly trying to help and create a decent experience.

We made the 22land our base in Hanoi, so happy with it that we returned there between side trips. It's great value for money and a great location right in the centre of the old town in Hanoi, walking distance to most attractions. The room is comfy and the bathroom with bath tub is nice and spacey. We were able to leave our luggage for a few days there when we did day trips to SaPa and BanhGioc, no fee charged for that. Also the staff is super friendly.

The window in the room couldn't be opened. The bathroom door couldn't be locked. There was a lockable door in the room that went into a strange dark construction area. No big issues though as all can be easily controlled.

I stayed at 22 Land Residence hotel for a day. The hotel had arranged a driver to collect me from the airport and the car was waiting at the collection point and transferred me to the hotel where I was greeted, assisted with my bags before being shown me to my room and offered some guidance about the hotel and its facilities. All of the team work seamlessly, but I would particularly like to thank Ming Shu from guest services team who was always ready to help and offer assistance with ideas about things to do and see, and nothing was ever any trouble. Her knowledge and experience were invaluable. On departure, the car was on time to the minute and I made it to the airport on schedule. If you’re looking for somewhere centrally located ij the old city in Hanoi, I recommend staying at 22 Land Residence hotel . 10/10.

22 Land Residence Hotel is one of the famous hotel in Ha Noi. Here you can fully enjoy the comfort and convenience during your stay. The hotel has a convenient geographical location for moving to the airport and commercial centers. The rooms are beautifully designed and refined. Each room has basic equipment such as television, air conditioner, refrigerator, hair dryer, … The space at the hotel is extremely clean and cool. Hopefully, i will come back soon for my next trip.

First of all the location is just perfect . everything nearby but what stood out to us was the value for money . this was the best hotel we stayed and the cheapest too in our 6 days stay in Hanoi . I initially booked for 2 days but ended up staying for 2 extra nights . everyday the house keeping was done and in a very well manner . they have a big bottle of water in the lobby so we could fill our bottles without any extra charge after finishing our daily entitlement . also very peaceful once u enter the rooms , we had a room without windows and my moms room had windows , both were spacious and beautiful.

like other properties this hotel too charges 3% extra for card payments but it’s with every hotel in Hanoi .

we stayed at 4 different hotels in Hanoi and I have to say this one was the best price for its value. room was very spacious and clean, comfy beds, big bathroom and quiet despite it being central. it checked all the boxes! I was a bit nervous as I read some of the reviews saying no hot water and it being run down but the room was in perfect shape and the water was hot (you just need to wait 1 minute). would come here again!

we got to the hotel early morning. and we really want to do an early check in. they were kind to let us stay in a room to take a shower and sleep for a bit. and then they moved us to our room. when we check out the next day they told us the early check in cost more than half of what the actual room costs. we just didn’t liked that they weren’t upfront with us and didn’t tell us the early check in cost so much.
