The property was clean and the rooms were spacious especially for our budget. The water closet is separate from the shower which made it very convenient for multiple people in the rooms. My kids enjoyed the small seating area especially to enjoy those snacks from 7/11. The hot baths downstairs were convenient and clean.

One of the rooms in our party literally had no view outside since the walls were frosted. It was very aggravating to that couple not being able to see the weather outside or any view (even if it was just a parking lot). Also, the check in process for multiple rooms was terrible and confusing. The staff mixed up our 3 rooms and the amount of people and overcharged us despite our original reservations being very clear and accurate. They overcharged us by 22,000 yen and the process of refund was also long and frustrating. The checkin process was half handled by staff and half self checkin which made it confusing for both guests and staff. Check in process was way too long and arduous.

Hotel is in a great location for those who like to get away from the busy main streets. It's on the less popular side of the station, but we enjoyed being able to escape the people and walk home on quiet streets after a busy day out and about. Breakfast food was delicious - but mainly Japanese and the offerings changed each day. They do have cereals and breads on options. Maybe not the best for fussy eaters.

I wish there was a more organised rubbish sorting system. We always had a lot of trash and the tiniest bin ever.

The location is very good, close to Kyoto Station. The hotel was quiet, the bed was very comfortable. I liked the eco cleaning option in the room. The breakfast was plentiful (mainly Japanese, but continental breakfast is available). Staff was very kind and helpful. When I arrived it was earlier than the check-in time so I could leave my luggage in the lobby and could go for a walk. This was the same on my last day. They have room in the lobby where you can leave your luggage after check out (if your flight departs late night). Overall I warmly recommend this hotel.

The triple room was more spacious than expected. My group was able to have all our luggage (2 medium, 1 large) open and there was still space to move around. Did not get the room with breakfast, but paid for it on 2 mornings. Breakfast buffet selection was wonderful with both Japanese and Western options - ate mainly from the Japanese buffet as a personal preference. Location was very convenient at a short walk from the main JR Kyoto Station which made travelling around Kyoto and doing day trips out of Kyoto a breeze.

The room's bathtub's drainage seemed to be partly clogged because the water didn't drain very well and started accumulating if the shower was turned on at a stronger flow. Although we mentioned it to the reception staff and they said they'd check it out during daily housekeeping, the issue wasn't resolved though ultimately, it wasn't a big problem.

The hotel is 8 min wallking distance from Kyoto JR station and 5 min walking distance from the bus station to Itami airport. The area is quite and nice, and well served by buses to go almost everywhere. The hotel is very nice and comfortable (maybe the room is a bit small, but in Japan rooms are alsways small!). We highly appreciated the common "onsen" (publich bath open till 1 in the night) for a relaxing bath after an intense day! And the laundry service ;-). Arigatou gozaimazu!

Close to the station. Easy place to catch the bus from. Cheap. Friendly staff. Good amenities like an Onsen, and toothbrushes/ hair ties etc. Great place to stay if you are only in kyoto for a few days and will be out sightseeing most of the time.

The rooms dont have any sort of view. Like the windows are frosted over.They also don't have anywhere to put bags and clothes. My room was fine because it was just me but it'd be a squish with two people. The area is fine, and there is a really good tofu fox themed restaurant nearby, but I'd want to stay in a different district if I was in Kyoto again. Great value for the price though.

The location is excellent, close to the train station however still very quiet. The hotel has a calm, relaxed ambiance, was nice to return after a hot sightseeing day. Reception staff is extremely polite and helpful. They stored our luggage after check-out. We had a triple room, the biggest during our Japan trip, everything is modern and working perfectly, the individually controlled aircon was a big plus. Additional surprises like free icecream per day, plus tea, coffee and water. We enjoyed our stay, thanks.

The only thing that could be improved is the missing wardrobe. There are two hooks with hangers but if you are someone travelling with more clothes that could be an issue.

The room was spacious and modern, with the lights, aircon (and even cleaning instructions) all managed with a little tablet. The ground floor Onsen was a big hit, and always clean and enjoyable. The little (complimentary) ice lollies were a big treat (and hit). The hotel is also only a few blocks away from the main Kyoto Station, and also another smaller station.

It’s probably and pro and a con, but the check-in process and check-out process being completed automated (while there is a staff member right behind the counter), felt a bit cold and impersonal to me. Never felt like I had a ‘connection’ with staff, because they never had to chance to properly welcome me to the hotel and ask me how my stay is, or was.

The room was clean and new and the hotel provided various amenities by the front desk. The public bath was ok and the tv showed if there was space to go to the bath or laundry. It’s about a 10 minute walk to Kyoto station.

We booked the moderate triple room, and it was very very small. There was not room for us to open our bags and no space to unpack and place items. It looked like a double room with an extra bed added in.

It's about 12 minutes talk from Kyoto station - very easy to navigate around the area. The hotel itself has great facility - including ice and water machine, hot spring, microwave, and nice resident only communal area. The buffet breakfast was great, using lots of local and seasonal ingredients. The room was spacious and the bed was very comfy - I had great sleep. The air con was saviour in hot Kyoto summer days. One-day bus pass can be purchased at the reception, which was really convenient for the visitors as bus is the main public transportation for many famous sites in Kyoto.
