This guesthouse is pitch perfect. Marcel and Koen run a really tight ship, supported by the lovely Lah. We stayed a week and have already rebooked for next year. The rooms are spacious with comfy beds and we had a balcony where we could watch the sunset. Breakfast is delicious with lots of choice and the day long menu is also great. The pool is surrounded by beautiful plants and sunbeds and the whole effect is super relaxing. We also really liked the area, a good choice of places to eat within walking distance without needing to go into Chiang Mai centre. What really puts Liam's guesthouse above others are the owners and staff (and Lupa the dog!). Everything we could have wanted was anticipated and we were made to feel like good friends. Liam's Guesthouse is truly home away from home. Marcel, Koen, Lah and the rest of the staff are warm and engaging. They have created an atmosphere that encourages friendly interaction between guests, they are a fantastic resource for travelers who seek some direction on what to do and where to visit. This is NOT the average stay. It is slightly out of the main part of Chiang Mai and does not resemble a cold impersonal hotel stay. The kitchen offers a variety of well prepared and delicious foods which we utilize to "rebound" from spicy adventures. Lupa, the dog is a sweetheart. The pool and gardens are clean and manicured. Poolside seating facilitates conversation with other guests and we have made a few friends that we will stay in touch with beyond vacation. Lah is a wonderful person to converse with and we assist each other in learning Thai and English. This was our 2nd stay at Liam's and from the warm reception to the genuine interest in the quality of our vacation to the heartfelt "see you soon" We consider this a stay with sorely missed friends.

Liam's Guesthouse is slightly outside the main part of Chiang Mai and we try to arm ourselves with good descriptions of it's location so that Grab, Bolt or Tuk Tuk drivers can find it easily. We note the location as up the road from the Coconut Market ( a wonderful Sunday Morning Market) and we learned "right turn" or "left turn" (lioakhwa or lioasaai) to assist drivers in getting us back - knowing that many of the older Tuk Tuk drivers not only don't speak english but also can't read Thai. This has no bearing on the quality of our stay, just something we learned can help.

Liam’s guest house exceeded our expectations right from the moment we arrived. Marcel and his staff provide wonderful customer service to their guests and really make you feel at home. The guest house is very well maintained with lovely grounds and swimming pool , is lovely and quiet away from the busy markets, the breakfast is plentiful and a good variety and the restaurant serves wonderful meals at a good price. The rooms are roomy and comfortable with good amenities. Marcel makes an effort to provide great tourist information and advice about the area and tourist attractions , transport ect which was very helpful. We loved our stay at Liam’s and already can’t wait to return to Liam’s for another wonderful stay . Would highly recommend

Lovely room, very clean. An excellent place to relax, and enjoy peace and quiet. Cute little pool surrounded by beautiful greenery. Owner very friendly and helpful. Included breakfast was absolutely delicious and onsite restaurant lovely to sit and relax in. Loved the fact that it is an adult only place. If you are looking for a calm and relaxing place then this is ideal. Friendly dog and 2 cats onsite. Would happily return there.

I loved everything about the property but if you dislike dogs or cats then this might not be the place for you!!! Also note that it costs about 100 baht to get a taxi into Chiang Mai town centre.

Really charming place with calm atmosphere and pleasant design. Great host and all staff in the Guesthouse, everybody are super polite and well english speaking. Delicious breakfast everyday. The location is a bit outside city center but it’s not a big issue, you just need to count it in the equation and add 10min extra for taxi or Grab to take your order.

I had a small issue with connecting to the WiFi sometimes, but it worked fine for my fiancée so maybe it was my phone, idk. Besides that, no issues for me.

The room was extremely clean, large, and quiet with a sunny balcony where I could see the birds singing. The swimming pool, the fish pond, and the well maintained surrounding green area and facilities made me very relaxed. The owner - Marcel and staff - Mae and Jam, were very friendly and they just liked my family members. Marcel not only gave me a brief introduction of the room facilities but also provided me with constructive ideas in planning my trip (visiting the nearby Coconut Market). Apart from this, the breakfast was extremely good with many varieties, like fresh fruit juice, pancakes, fruits, bread, scrambled eggs, and beacons. Also, I could borrow Marcel's bicycle to cycle around the nearby market to see more local life. That's the most comfortable, relaxed guesthouse in Chiang Mai. Definitely, I will come back again (actually, I have booked this guesthouse again in 2/2024).

We had an amazing stay at Liam's Guesthouse. Marcel and the entire staff were great. All the days that we spent here were nothing short of excellent. It's a gem of a place that combines comfort, convenience, and outstanding hospitality. I look forward to returning on my next visit to the area and highly recommend it to anyone seeking a memorable and enjoyable stay. Amaizing breakfast, lunch, and dinner availability if needed, room spacious and comfortable beds, great pool and area really nice and quiet. Everything was perfect from the pick-up at the airport to the return to the airport. Marcel and his staff are committed to making your stay as pleasant as possible. They are the benchmark that other stays should be based. It was like returning to a Thailand that is quickly fading. Excellent place to stay if you want to see Chiang Mai while having a quiet and civilised place to return to at night. The combined Asian and European menu made it our first choice for dinner. Excellent breakfast. The other guests were very polite, respectful, and no children was a dream come true.

Chiang Mai is much cooler than Bangkok so the pool doesn't get as warm naturally as would have been prefered by some.

enjoyed it very much! :) Once coming in from the street, you enter a cozy green oasis with the pool at it's center. The staff is super friendly and accommodating. What we loved most? The breakfast experience and the quiet. Once seated at the table, we were spoiled with pancakes, fresh fruit and some freshly toasted bread, including free top-up for all of it, letting us linger longer than intended ;) The rooms are spacious, clean and we had a lovely view into a green backyard from our balcony. The pool was refreshing and the beds around it rather comfy. :) Close by there are small supermarkets and plenty of places to eat. Of course, it is a bit out of town, but we were aware beforehand and were actually rather fond of being able to hear the birds chirp 😊 To sum it up - thanks for the super pleasant stay, we can definitely recommend staying with you and hope to be back one day.

Absolute gemstone in Thailand. We would have stayed longer if we could. Amazing breakfast, stunning place, super friendly host, dazzling cats and dog, great Gin n Tonic :) We got info about the surroundings and city center straight after arrival, Marcel booked us a scooter, which was There within 30 minutes and we had a great adventure around Chiang Mai :) Thank you, Thank you and Thank you!! Wish you many successful years to come, this is how the accomodation business should be done :)
