Easy checkin, fabulously clean and beautiful decor. Even had view from my room of the South Downs. The bed was an absolute dream. One of the best I’ve ever slept in. Everything was thoughtfully catered for my three night stay. Great location just minutes to the beach, river, shops and restaurants. Short walk to the train station and bus stop which has good service to Chichester and along the coast. Would love to have stayed longer. Finally, fantastic value for money. You won’t get better in the area. I walk the England Coast Path and stay in many properties with Booking.com and The Regency Rooms is a little gem. I highly recommend. Thank you Nichole 🫶
After driving around the area I eventually found a parking space a few minutes walk away. Later I parked for free (after 18.00 till 08.00) in the car park opposite. Removed my car early in the morning before 08.00 and found a space directly outside property. Can get very busy so left my car parked until departure.

For my needs this was a great location, easy free parking options, 8 mins walk to local shops and restaurants and the room was very spacious and nicely put together. Comfortable bed and nice large shower were the top features for me. Very generous and well stocked tea / coffee facilities as well. I'd definitely stay again. Great value for price.
I stayed in room 7. The toilet doesn't flush overly well so might need looking at. The bathroom sink tap was very creeky. I'd think the adjoining room would be able to hear that tap in the early or late hours. Room walls are not overly thick so you will need luck with your neighbour's as I could definitely hear my neighbour's talking and coughing throughout the evening. Two fairly minor issues for sure and wouldn't stop me from rebooking again in the future.

Property was immaculate throughout. We stayed in Room 6 which was advertised as a deluxe double yet much, much larger than expected, the most comfortable bed ever, spot on facilities in the en-suite, large seating area, fabulous choice of beverages and snacks all included and a delightful balcony with a lovely view and all in the perfect location too.

Small room but packed with amenities: table, chair, small hanging space, hairdryer, kettle, etc. Overall excellent.
Wifi needs to be better. It was quite dodgy and I resorted to switching it off on my phone and using the network instead - which luckily was 5G! Not sure I'd risk trying to work or stream on laptop.

Great location. Very nicely decorated common areas and room. Felt more expensive than the price I paid.
Be aware that there is no on site parking, but I managed to park right outside the door.

The accommodation was very clean; it was in a great location close to seafront and river and just a short walking distance to some decent restaurants. The room was supplied with plenty of coffee, tea and chocolate as well as some tasty snacks.

The location is very near to restaurants, bars, the beach and amusement arcade/park. I had used all the cream left in the room and the accommodation supplied more than enough once they see I used it without even having to ask!!

Large, well furnished room with comfortable sofa and chairs. Large bed. Great views over the seafront. Good selection of tea and coffee as well as some biscuits and other snacks to accompany the refreshments. There was a fridge too, although we didn't need to use it on our one night stay.
We were on the second floor - some might find the staircase a bit of a struggle.

Very clean, with a comfy bed and lots of quirky furnishings. There were also a number of books on motorsport which pleased me immensely, although my wife was not as impressed :) Lovely little place in a great location. Would certainly recommend it.
WiFi signal was a bit weak but that's hardly the fault of the owners I would suggest

Room was really well appointed and what struck us was that all the fittings were super high quality. Nicole couldn't have been more accommodating. The location is perfect and close to the water.
There is nothing we didn't like about our stay or the room. Everything was great.
