Room clean and tidy. Extras in room good

Bed not to my liking. I have back problems, and the bed didn’t help it

Lovely clean modern room. Comfortable bed and the best pillows we have ever had in a hotel room. We were a little worried after reading recent negative reviews but our experience was far from it. Have reccomended to other family and will certainly book again.

The bathroom didnt have a shower only a bath, not a problem for a one night stay as I didnt need to wash my hair but may be an issue if planning a longer stay

Excellent evening meal available at the Fino restaurant. Suggest one reserves a table in advance. Breakfast is not catered for but Fino is conveniently located for excellent local breakfast establishments.

The room and bed linen were perfectly clean but the bed covers were a little soiled.

The room was a good size for the 2 of us, we could move around easily and it was nice to have a kettle and tea, coffee and bottled water,

The heater in the room was quite loud switching on and off in the night, we needed it on as it was the week between christmas and new year.

The place was exceptionally clean and calm, particularly because smoking isn't allowed inside, so there were no unpleasant odors.

However, it’s worth noting that there wasn't a mountain bathroom shower available. Overall, it was a pleasant experience, but the lack of this amenity might be a drawback for some visitors.

We had an issue with the shower and one of the staff, Joe, sorted it out straight away and was very friendly and helpful. No breakfast included in the price (I hadn't noticed this when I booked the room so had thought the price included it)... but there is a Tesco just across the road which sells pastries, and lovely cafes within a 20 min walk (and on the way to Felpham beach). Plus the wonderful Lobster Pot cafe is right on the same beach. Incidentally we found a short cut through to the beach (10 mins) via the footpath next to the nearby park (LH side), turn left at the end, then right and when on beach, turn right to Lobster Pot. Reasonably priced pub nearby - 'South Downs' - which has a pool table, beer garden and sells food

We stayed for 3 nights (check-in Fri, checkout Mon) but tea, coffee, milk, water, shower gels etc (plus bins) were only replenished/changed on Sunday. Room 4 - there is dust on the fan which is obviously blowing across the room, so that needs to be cleaned, and thereafter regularly cleaned. Actually when we stayed, the weather/room was very hot so it didn't do much anyway. Not much room in the shower but it is what it is. At times a nasty smell popped up in the bathroom (which incidentally wasn't us!) [ Note to the restaurant - the umbrellas out the front of the restaurant are on the wrong side of the tables and throw no shade at all over the tables! Need to be moved. You're welcome :) ]

Friendly welcome, comfortable clean room. Ample on site parking.

Quite a chilly night when we stayed and no instructions as to how to work the heater. Worked for a short time then couldn't get it to turn back on again.

Ease of access. Room well furnished with everything one needed.

The noise partly from traffic but mainly the doors of adjacent rooms banging into the night and the shouting and arguments of guests in nearby room. No soundproofing and badly fitting door to the room.

Free car parking to rear of property. Was made to feel welcome the moment I walked through the door of Restaurant/ Reception. Gentleman was very helpful and carried my luggage to my room. Room was immaculately clean with the softest towels, complimentary toiletries, tea and coffee making facilities and free bottles of water. I’m a really light sleeper but had the best nights sleep here. The bed and pillows were super comfy. I was able to reserve a table in the restaurant downstairs to eat where the food was amazing, the best carbonara I’ve had in a long time.

Maybe my mistake and I’ll check my room type next time I book but there was no shower in my room, only a bath.

Very cute, clean good bathroom, parking right outside. Lovely restaurant below. Handy Tesco across the road and pub next door

Bit hot and the fan didn’t work very well . No Wi-Fi .no breakfast on offer .quite noisy by the road during the day
