Very fresh and clean everywhere and staff all very friendly and attentive to needs if required. Check in limited to 9 pm latest which should be adequate under most circumstances. Once checked in entry is via a fob so easy to come and go as you please. Very pleasant dining area with additional lounge area if required. Located in a convenient place for local facilities and very accessible to Yarm. Ample parking.

Room 1 is a double bed and I believe the smallest room but still plenty spacious enough, especially for single occupancy. Slightly dark and view only onto a bit of yard would be my only slightly negative observation. An extra side light on the desk area would have been welcome but I could have asked.

Abbeyfield Lodge was easy to find (although it is in a housing estate, near a primary school, which seemed a little odd at first)! There was ample parking, we received a very friendly welcome, and were quickly shown to our room. The room was much more spacious than expected, which was a nice surprise, and very clean and well appointed. It was a little chilly on arrival; we requested for the heating to be put on, and were obliged immediately. The shower was hot, and the bed huge and very comfy. Handily, there is a little shopping arcade nearby, with a Tesco Express, coffee shop, and a couple of takeaways, should you need snacks or supplies during your stay. The area felt very safe, and the property has keyfob access with a power-assisted door.

A couple of reviewers have commented on the 'care home vibe' of this property, which I think is fair to say - but in terms of fire safety, and accessibility/level access, this is great for guests with mobility issues. I didn't really book it for the 'wow factor'; I wanted somewhere clean, welcoming, safe, convenient and comfortable for my stay, and in that respect, Abbeyfield Lodge and the hosts exceeded my expectations.

Everything: it was friendly, clean, quiet, kept in perfect decorative order, welcoming and everything worked. The breakfast (all bought in from a local farm apparently) was lovely (even for a vegan) and the location was great. All in all, I really couldn’t fault it. You get the impression that the owners and staff really care about this place and want you to have a good stay.

Nothing. It was all good and I fully intend to return more than once, all the time that we have family close by.

This is the second time I have stayed here and cannot recommend enough. The rooms are clean, tidy, warm and quiet. The breakfast is cooked to order and is excellent and the staff and owner are 1st rate , easy going and helpful. Each room has to own TV/ kettle etc as you might expect, but there is also a good sitting room area with access to sky TV and the papers, tea and coffee. Its located in a quiet family neighbourhood so no loud noises and if a contractor your van will be safe overnight. It also has new electric car charging points in the rear car park. Close to local shops, 2 minutes walk away with Sainsbury's local and takeaways and large Tescos 10 minutes walk. Small town 5 minutes in the car or local taxi service, with lots and shops and pubs that do food.

Friendly helpful staff, clean rooms, comfortable bed. I travel for work and this was in top 3 best value for money hotels I've stayed in anywhere in the UK. It doesn't have a bar but there is a big pub 5 minutes away, along with 4 takeaways and small Sainsbury or Tesco Extra 10 minutes walk. Rooms are clean, everything works, beds are comfortable. Area is very quiet no issues with parking. Will stay again

Could only ask for more lighting in the rooms as it's seems a bit dimmed.

Have been visiting friends in Yarm for many years and have stayed in a variety of lodging types. This is the best out of all of the places we have ever stayed. It is impeccably clean, modern, very well appointed and the staff could not be nicer. It is located in a quiet setting and is incredibly comfortable. Would highly recommend this property if you are staying anywhere in the area.

The rooms are incredibly comfortable that you want to sleep forever and so clean that you feel that you should take your shoes off when you enter. you get a friendly welcome and the team that do the breakfast a fabulous - fun and cheery!

Nothing at all could be improved. They are clear about the fact that they do not do evening meals but do everything they can to help you to get food locally and help by letting people use plates, cutlery etc

Abbeyfield Lodge is fantastic. The rooms are spacious, clean and beds are incredibly comfortable. But above all else the staff are lovely. We had a last minute change of check in and the staff we accommodating and understanding. Will be staying here every time we are in the area :)

Everything was great at Abbeyfield lodge. Zero complaints, very very pleased with our stay. The walk to Yarm highstreet is around 15 mins, but its easy enough to jump in a cab/bus or have a wander down.

Relaxed the minute we got there. Arrived at 10am and luckily one of the rooms was ready so we managed to store all luggage there. The rooms were very big, extremely clean and the super king size bed was one of the most comfortable I've slept in. Would highly recommend and wouldn't hesitate to stay again. Great value for money, we usually stay in hotels but gave a guest house a try as our other friends were staying there and has changed my prospective of guest houses. Ample free parking which is perfect sometimes struggle with getting accommadation Absolutely brilliant.

Located near to town centre in a tree lined road of large early 20th century elegant buildings now seemingly mostly given over to B&Bs. Spacious room reached after 3 flights of stairs.

Cramped en-suite, toilet very near to wall and looked difficult for a large person to use. No shaving mirror. Breakfast room small and cramped but good breakfast available. Main entrance door and room door operated by smart key, details were sent to me on the day but as booking did not forewarn about this in the booking process I missed it and had to phone the owner who was not at the location. Process worked well once I was made aware. I did not manage to bag one of the five car park spaces and parking in the road using a supplied car park permit resulted in a heavy deposit of sap On car windscreen difficult to remove in the morning.
