Cleanliness of the room, and exceptional breakfast

The balcony, it wasn’t private on one side and we had an hour and half of an old lady talking to us from her balcony, when we just wanted to relax in private. Also the main curtain was on the wrong side of the room - it allowed the people next to us to see right in our room and from the reflection of the mirror as well. Had the curtain been fitted on the left side of the balcony door, it would have given more privacy in our room. We were not happy about that - we paid a lot more for a balcony that we couldn’t use because every time we went out, the couple next door could see us, even from their chair in the room, and kept talking to us! The balcony needs some kind of trellis up to add some privacy to both balcony’s . A small refund to compensate would be nice

Very nice hotel on the coast, with direct access to the beach. We hose this hotel for their pet-friendly policy, and were very pleased to see "chocolates" on the doggy pillows (dog treats). We felt very welcome! The breakfast was lovely, and although the doggo was not allowed in the restaurant, this was clear from the onset and at no point did I feel like this was unclear or ambiguous. Friendly staff as well!

The parking, while ample, is a bit confusing. There is no clear route, and there is not a lot of space to get out again once you are in. Making it a "one way" system (one entry, one exit) would help to alleviate this pressure

Plenty of choice for breakfast. You could have a typical full English, fruit & yoghurt or even poached Haddock. Staff were very accommodating and called to check we didn’t need booking into the restaurant for evening meal as they’d not seen us to book in. Location is out of the way of the main town and up Hill so not good if you’re not the best mobility wise. However, I’m always the designated driver so it worked out fab. Rooms were lovely and plenty of space. Tea & coffee in each room too. Modern and cosy. Accessible by stairs & a lift too.

Things that would’ve improved our visit would’ve been the Shower. It took some heating up but it served its purpose. Sandwich options would’ve been beneficial if they were open longer than standard meal times too. We got back after an afternoon walk and there was no option to have any food until late evening. It wouldn’t put us off visiting again though.

We had a wonderful stay at The Pinnes Hotel! The natural light throughout the property created such a refreshing atmosphere, and having private beach access with stunning sea views was a real highlight. The staff were incredibly friendly, making me feel at home, and the food was delicious. A truly relaxing experience!

While we had a great stay overall, we did encounter a couple of minor issues. We extended our stay by a night and informed the reception via the internal phone, and though they confirmed, we later received a call reminding us of check-out. It seemed our extension hadn’t been properly logged, though they quickly sorted it out. Additionally, although we had booked bed and breakfast and reconfirmed it, our room wasn’t initially on the breakfast list. Thankfully, the staff resolved it smoothly, but it appeared to be an internal communication issue. Not a big deal, but worth mentioning.

Nothing to dislike. The first impression after checking in was the lounge/bar area. The view from there and from the outside terrace is stunning looking out across the sea. There are steps from the terrace all the way down to the beach although that part of the beach is about a 5-10 minute walk from main town beach. Staff were exceptional. So friendly and welcoming. Every single one from reception, bar staff, restaurant team and even room service. Could not fault them. We had breakfast and dinner every day and the quality of the food was excellent and not overpriced. Similarly, the service was superb. They are well enough staffed that you are never waiting for anything and all are helpful and polite. Room was larger than I'd anticipated, very comfortable and clean with a small balcony, albeit overlooking the car park but it's so quiet there it really doesn't matter. Car park gets a little bit busy at the end of the day and overnight but that didn't bother me because I only ever went out late morning and was back by 4 or 5 o'clock and there was plenty of availability. Overall would highly recommend. Lovely location, very quiet, yet only a 5-10 minute walk into town. We will be going back.

It's a very minor thing but the choice of draught beer in the bar was a bit limited. A lager, a pale ale or Guinness. Didn't really bother me because I was happy with the pale ale and there are bottled beers available but it might impact a real ale enthusiast. But, in general, we had no complaints whatsoever.

Rooms were good and comfortable, room cleaning and tidying were efficient and excellent. The food for dinner on the two nights we used it was excellent. the service was good and the dining room was pleasant to visit.

Booking system for meals was frustrating and no matter what time we booked we never had a window table. These seemed to be used by the same guests all the time and they were usually couples if they had paid for this then why say we will try try to give us as a foursome a window table. We had a problem with breakfast when we were forced to book at a time that was really too late and worse still the food was cold, particularly the beans eggs were all gone, replacement mushrooms were cold - very poor

On first external appearance arriving into the car park the hotel looked a little dated on first glance however this place is an absolute gem and worthy much more than its 3* rating. It has a great modern coastal feel. There is a stunning lounge bar with panoramic sea views, restaurant with good evening menu also with sea views. The rooms were clean and modern with comfy beds and pillows. As well as a radiator we had a little portable heater. There was a hairdryer and ample storage space. The shower was great both temperature and power. The breakfast was fantastic with self service mainly for cold and hot but also made to order dishes like eggs ben and avo on toast. The staff are so helpful and friendly too- at breakfast, the sausages needed refilling but rather than having to keep a check on the refill, the server bought over some to the table without asking. The staff appeared to all be happy to be there.

Beautiful hotel in a great location. At the quieter end of Swanage beach. Step access was very high so not for those with mobility issues but perfect for my partner and I, who love to explore. Breakfast and dinner were delicious too. Continental buffet style but you could order other options too, eg. Omelettes or Eggs Benedict. Comfy room with fresh towels and linen. Evening meals were beautifully presented. Good options for those who are gluten free like me! Nice to have a choice. All the staff were friendly and welcoming too. All in all - we loved it and would definitely stay again!

The sea view and balcony rooms are quite expensive compared to standard double.

Breakfast was really good as was dinner which we chose for 2 nights of our stay. View from our room was wonderful. Bathroom was small and towel heater was so high above the toilet that we couldn't put our towels back, it was 8 foot high! There wasn't anywhere to store suitcases which was a pity. Decor of room was lovely . Staff were very friendly.

The servicing of the room wasn't consistent, dirty towels not always changed nor hospitality tray replenished but bed was always made and bins emptied. I would have liked a wider choice of flavoured gins and a few real ales in the bar too. All quite trivial stuff.

Stayed in a standard double room with my wife and our dog. The room was ok although a little dated and stuffy, a fan was provided in the room which helped. The staff are all great and very helpful and the location is amazing, overlooking the bay, stunning views.

I don't understand why you can stay in the room with your dog but are not allowed anywhere else inside the hotel. I understand mot being allowed in the restaurant but it would be nice to be able to sit in the lounge/bar area with your dog. The hotel is located on top of a cliff which is great for the view but walking back up the 154 steps from the beach is challenging!!
