Ideal location right in the centre of this beautiful historic city. Our room was very comfortable and clean and tastefully furnished. We were delighted to have not just a kettle but Twinings tea provided! Thank you! Do not expect a hearty breakfast. You receive a voucher for a coffee and one croissant in a nearby cafe.

We had difficulty finding the guest house and had to ask locals one of whom then very kindly phoned the hotel so we could gain access as it was locked. It was also very difficult finding a parking place for our car, which took us a good hour! We sent an initial query to the hotel in English but received a lengthy response in Italian (which was beyond our basic knowledge of the language), which was disappointing.

Incredible location! Wonderful Paneficio Monfredi w/traditional products across the street! Great small shops in very close proximity. Historic piazza just around the corner with Caffe Meletti, a must-do experience! Elevator that worked. Room was spacious with windows that opened! Great selection of espresso, etc. with real ceramic cups! Fresh bottles of water daily. Little cart in bathroom with amenities. Loved having a desk and place to set suitcase. Large bed. Unfortunately, breakfast was included, but at a separate location... never got there in time.

The chair in the room was plastic and not the sturdiest... however I did appreciate having a desk! Could have had a few more clothes hangers. Step up to the bathroom could be a little treacherous, especially at night. Lighting was a little inadequate.

Super clean, spacious, excellent central location. Great coffee machine in the room. Very accommodating staff, requested room with view over the square and we were allowed to change rooms accordingly for the second night, once the room was available. We travelled with a car, clear instructions for the nearby carpark were appreciated.

Quite strong soap fragrance in the rooms, older decor, and thin walls (could hear neighbouring rooms) - but arguably all part of the charm of the hotel.

Lovely clean room with excellent air-conditioning and bathroom. It was great to have a desk, fridge and comfortable large bed. Communication was also very good. The location was both the best and worst thing about the accommodation. The view over the Piazza del Popolo was incredible (perfect for the Quintana parade), and proximity to everything in beautiful Ascoli was great.

Being beside a very busy square during a local holiday weekend meant it was noisy outside about 20 hours a day. Earplugs needed!

Carla was very nice and helpful. We loved the location! Right on the Piazza Del Popolo. Felt very safe as the front door had a code.

Our only complaints were the beds. The mattresses were very comfortable, however it’s 2 full size mattresses put together and we kept slipping in the middle. Had to push them back together a couple of times. And I am not used to smell of detergent/soaps on our bedding. It was a little strong for me.

We were so happy to be in room 8, a view overlooking the square, it was so beautiful. Lovely large room, with a coffee machine, biscuits and water provided everyday. All the staff were very friendly and welcoming. The room was very clean, and the bed was massive and so comfy. If you're worried about noise from the street don't be, the double glazing is brilliant, as soon as you shut the windows you can't hear anything.

The only thing that wasn't great was the pressure of the shower, but that's all I can think of as a negative.

The view from this room was out of a fairy tale. I arrived at night and when the owner opened the shutters I had a view of the illuminated piazza. It was gorgeous. The room had a coffee maker and a mini fridge, bathroom supplies, and it was clean.

The shutters didn't completely shut so all of the beautiful illumination from the piazza lit up the room at night for sleeping so it was a bit of a problem, but the upside is that view so I would stay there again.

Gracious old building in the heart of the town adjacent to the very impressive main piazza. Coded entry to building & room so v. easy. Parking around the corner. Spacious room & bathroom. Friendly & helpful host in the form of Luis. Breakfast at a nearby cafe which is common practice in Italy and promotes the chance of local interaction )).

The shower is compact but even with the door closed a little water leaked onto the floor...otherwise a rating of 10!

Residence in the centre of old town. Very comfortable, excellent price, good WiFi. There are no facilities like bar or restaurant but, being in the real centre, there are plenty of places to go. Anyways, there is a small fridge and a coffee machine in the room. Parking can be just outside on the main road (you have to remember to pay from time to time)

X Excellent location, large, bright and quiet room despite overlooking a street adjacent to Piazza del Popolo, very comfortable bed, large bathroom, very friendly staff. There is no 24-hour front desk but that's not a problem: just indicate your arrival time. Breakfast is Italian style at a nearby bar. There is paid parking available.
