The hotel is small, but very cosy. It has great location, very close to bus stop as well as tram stop to Venice. There is a grocery shop nearby. The room was very clean, breakfast rich and the receptionists were helpful and kind.

We received a very warm welcome on arrival and checked in swiftly. The receptionist was very knowledgeable about the area and transport links. He provided us with a map and other leaflets to help us during our stay. The room was warm, very clean and comfortable although a little dated in decor. This did not affect our stay though. Breakfast was of continental style and was plentiful, lots of variety and very tasty with good coffee! A takeaway breakfast was prepared for us on the day we checked out as we had to leave at 7am. Breakfast is served from 8am to 10am. Hotel is close to 2 restaurants, 2 bars, an ice cream parlour, a pizza takeaway and supermarket. We used all but the bars and were impressed, especially the restaurant almost next door to the hotel (see pic). Proper homemade Italian food, absolutely delicious pasta and tiramisu!

The hotel is clean. The breakfast was good.

It was awfully noisy on the street, you can hear every word of the people who were outside , every car, moto , and moreover it was a construction near the hotel. So it was impossible to have a sleep. Also there was no normal standard door to the bathroom. It was a folding plastic door which you could open only with extreme noise. I understand that the price of the hotel is reasonable but the quality of the room is poor. If you prefer pay a little bit more and relax - do it in another place .

Location is very good. The room was very nice, clean and with huge balcony. Bathroom was clean and good size. Staff was very polite and helpful. Breakfast room is a bit small. Breakfast choice looks small, but actually is more than enough for having nice breakfast. The hotel is less than 5min walk to the train station where we took the train to Venice. At the end of the street are big local shop and coffee shop where you can get delicious croissants and cappuccino.

Instead of double bed we had link beds which were separating all the time and we couldn't gen good sleep because of that. other than that everything was very nice.

The staff are very polite, pleasant and really try to help you. The location is perfect for those who want to save money! Near the tram T1 which for 1,5 euros takes you to Venice in 15 minutes! Why overpay twice as much for just 15 minutes? The bed was good! The air conditioning was working. The room was very clean. Nothing fancy or “Instagram-looking”. But everything works well. The wall was good - we couldn't hear the neighbors. They do have an elevator! Breakfast was simple but fresh and good. The coffee was good.

The design of the rooms and furniture look outdated. Not really suitable for instagram photos. But c'mon, it's only 2 stars))

If you’re looking for a cheap or reasonably priced place to stay to visit Venice then I would highly recommend this place. The room we had was a double room and it had all the basic necessities with a nicely modern look. The room was always clean by the wonderful cleaners and towels/bedsheets were changed daily. Guys I must reiterate, this place is probably the best value for money you’ll find near Venice. They had a restaurant around the corner which has the most amazing pasta. We loved it and it was cheap too! The location is amazing to travel in to Venice. It’s just a 10 min walk to the tram stop and then you can buy tram tickets and be at Venice in 15 mins.

Breakfast options could be better, I would have preferred some healthy protein options. The pastries are not my preference but that’s my opinion only :)

Simply amazing. I stayed with my mom and on entry we were greeted by a lovely male employee who walked us through the transportation around old Venice and gave us a map with the keys. We entered what we thought to be a double room which it literally was. We were lucky to catch the family room with two balconies and separate master bedrooms with own bathrooms. It was clean and super warm when we visited mid December. What a lovely surprise the hotel gave us literally. We were surprised to realise on the last night that the restaurant that operates next to the villa is also under the hotel which happened to be our favourite out of all the places we visited. Just wish there would have been more sausage for breakfast but you know. Next time.

It was incredibly pleasant. From the first moment in the reception, the staff was very kind, they explained all the public transportation needed to go between old Venice where all the tourism happens and how to come back to the hotel. They gave us a map of Venice and explained where to go, what signs to follow to see all of the main tourism attractions, buildings, monuments - all the main attractions. We came too early, but they provided baggage storage service for us. So we would not need to wait for chek in time and immediately travel to Venice. Also, they gave us directions to restaurants and grocery stores. The room was clean, and I had an AC and good temperature, a very comfortable bed, even though it was joined from two smaller ones. We had included breakfast, which was delicious, and there was a big variety of snacks, from baiked goods to eggs and cheese. We really came out of the buffet with full stomachs

It's hard to reach if you don't know local tram system

The staff were terrific and the room was comfy and very clean -- it was much nicer than I expected. The location is PERFECT, a block's walk to tram lines and a huge grocery story and several restaurants. It's also the only place I stayed in two weeks in Italy that had sheets and a blanket rather than a stifling hot comforter. (Why do all the hotels only offer comforters?! In August?! ) The desk clerk booked a taxi for me to the airport, saving me 10 euros if I'd done it myself or taken an Uber. I had to leave before the complimentary breakfast so they made up a take-out brekkie that was huge and delicious. I wish I'd been able to extend my stay.
