Good old fashioned B&B hosted by Fiona and Rob who were so friendly and accommodating. Our room had a beautiful sea view. It was incredibly spacious with an equally spacious bathroom and dressing area. There was a table set up for refreshments with homemade cookies which were delicious. The breakfast was outstanding. Good produce, hot and beautifully cooked. Nothing was too much trouble. The location was superb, very close to the town centre and easily walkable to both bus stop and train station with amazing public transport all along the coast. We visited both Dawlish Warren and Teignmouth for the music festival and the trains ran until past midnight which enabled us to have a glass of cider or 3, without the need for expensive taxis. We parked our car up in the parking spaces opposite the property and didn't use it again until it was time to leave. Can highly recommend the roast dinners at the Anchor pub at Cockwood nearby..... again, easily reached by train or bus.

Great big rooms and bathroom. Very quiet location with nice views to the sea and big windows to enjoy it, without being overlooked, and good parking right outside too. Generous breakfast with vegan, fish and traditional English cooked breakfast Fiona and Rob, the hosts are nice, helpful and welcoming without being intrusive. Nice shower. So much space in bathroom it's like another dressing room! Good option for couples or mature solo travellers who like peace and quiet. Watch the slope getting to the property though- it could be difficult for older or less fit people to walk up if walking.

The balcony was nice but difficult to get out onto as paintwork is in need of maintenance. As it's an older building it has creaky plumbing that makes quite a noise when you use the toilet. It is an older property that looks a bit 'tired' when you first arrive, which I found a bit off-putting but was fine once inside.

Breakfast was wholesome with top quality ingredients. Rooms were enormous and very comfortable. The shower gave a good cascade of water at the right temperature. Everything was well thought out - ie plug points for the dressing table, mirror and bed. heating was adjustable. The views were terrific. Parking was easy. Our hosts Fiona and Rob had gone the whole nine yards in making this fine old Georgian building suit todays needs, and yet still retaining all of its original charm and character.

Very good instructions on how to get there and where to park. Hosts had our room ready for when we arrived which was great. Very friendly welcome by Fiona who showed us the breakfast room and the times for breakfast and explained about the WiFi. She carried my parents case up the flight of stairs to their room, which was very kind. Rooms were clear, home made cookies, tea and coffee etc in the rooms. My parents room was huge with everything apart from a fridge. We had the York room, which was a lot smaller. Beds were comfortable but I would have preferred bigger pillows, but that is my preference. Lovely selection of hot breakfast items with cereal, yoghurt and fruit salad. It would have been nice to help yourself to the fruit juice. Fiona always offered you a good selection of toasts and breads. Lovely breakfast room. You could not hear anything in the rooms from other guests and we slept well. Shower hot and powerful. Location was excellent, easy walk to town, train station and bus stops.

Would have preferred bigger pillows and breakfast to start at 8am mbira that is just my preference !

The location of the house could not have been better for access to the town. The owners were friendly and very helpful with suggestions of things to do. The breakfasts were excellent with a varied choice of quality products. The use of parking facilities was a bonus.

Our room was located on the second floor which we were unused to, but in fairness we had not noticed this at the time of booking, it did however, afford a wonderful view to the sea.

Fabulous location with great views. Warm welcome. Lovely big room with everything that you would need for your break, even had some extra little touches of homemade cookies and vanilla macaroons. Home from home.

Some people with mobility issues may find the gradient from the town to the hotel a little difficult. Also there are some stairs at the Lammas Park but I managed fine with a crutch as they are wide and shallow.

This accommodation is ideally located just off Dawlish town centre. The (four) different breakfasts were all absolutely delicious and the room was excellent providing beautiful sea views. Fiona and Rob are excellent and friendly hosts regularly providing valuable advice on excursions etc. Can thoroughly recommend the Lammas Park and would definitely return. Thanks again Fiona and Rob!!!!

The proprietors, Rob and Fiona, were most welcoming and genial; providing comprehensive information about the guesthouse and locality. Lammas Park House is in a great location, situated overlooking Dawlish and the sea, with amble car parking; we stayed in the top-floor apartment, which occupied the whole floor, with a fantastic bay window in the living room which overlooked the sea. Great choice of hearty breakfasts from full English to kippers; nothing was too much trouble. This property is rarely available on Booking.com, and I can see why - we thoroughly enjoyed our stay at Lammas Park House.

Such a beautiful house. Spotlessly clean. We were very well looked after and our hosts were just lovely. Breakfast was so good and plentiful too. Great location with easy access to everything. Amazing sea view from our rooms. Would definitely recommend and would love to go back.

Can't think of anything we didn't like. A lot of stairs but manageable and to install a lift would spoil a very beautiful staircase.

Fiona and Rob were very friendly and good hosts. Property was in a good position on a hill. We could see the sea from our bedroom. Breakfast menu was very good and included smoked salmon. There were home made cookies in the bedroom plus little macaroons. Bathroom was very clean and had Cushell toilet roll which is very unusual for a hotel. I would thoroughly recommend this hotel for a holiday.
