Family run friendly, went out of their way to accommodate as my husband is allergic to caffeine, they went shopping especially to get decaffeinated items for him. Room well equipped and extremely comfortable and cosy and relaxed aura. Breakfast was absolutely perfect, fresh fruit, yoghurts, cereals all to help yourself to, and then the full breakfast which you ordered whilst eating your cereals was cooked perfectly. We will definitely being returning to this hotel

Just short walk up the hill from the train station, nice white colour guest house. No noise inside the rooms, the property being next to the busy road, even see view from the window! We love Dawlish, but never stayed the night here before, so it was very pleased surprise for us to find this lovely place which gives warmth and homely feel. Spacious room, large comfortable bed, lots of pillows, big TV screen, tea and coffee making facilities, even bottled water and fridge. Bedside tables with plenty of drawers, open wardrobe with hangers, hairdryer, suitcase rack, chair, seat by the table, bible on the bedside table, box of tissues. Small shower room, but accommodates all sorts of towels, even extra one for hands by the sink and air freshener (many hotels forget about this), shampoo, shower gel, conditioner - everything is though about, couldn't wish better. Hosts very welcoming. You could see they put them heart and soul into it. Place has reception lounge and licensed bar. Definitely stay there again.

We were pleased with everything, but if there's improvement to do, couple of hooks on the back or behind the entrance door into room would be nice, to hang the raincoats. We ended up to hang them on the back of bathroom door. Bit unusual and disappointing for no chance to get the breakfast on site. As I understood, they don't do breakfast when it's out of the season. But we rarely travel on peak of holiday season...

We were met by Nickie, a lovely lady, who made us feel very welcome.. Giving us maps, suggestions of places to visit, walks and details of local busses. Breakfast was very very good, a good selection of fruit, cereals and juices. The full English was exceptional, good quality food, and served well. Plus other variations of eggs available and homemade bread / Toast. Room & bathroom was clean and bright , with tea coffee facilities plus a fridge which was a great extra Also Ideal location for the town and the beach

Clean and comfortable, tea, coffee and biscuits available. Room was very spacious and even had a large screen tv! Lots of storage space - wardrobe, drawers, etc. Quiet room, hosts very pleasant to deal with. Very close to the sea, a decent pub and public transport all nearby.

I found the front door really fiddly, but that was probably just me!

Breakfast was beyond what I would normally expect. It was well presented, and delicious. The proprietor Niki was very cheerful and nothing was too much for her. I would be happy to recommend the hotel to anyone

I cannot think of anything else to improve this hotel, they give excellent service and value for money.

Good location. Nikki and Ian were great hosts. The breakfast was THE best and the fresh fruit was so tasty. The room was very comfortable and the towels were lovely and thick.

The only thing was felt we needed blinds in our room but that was the only thing. Everything else was wonderful!!

The hosts Nikki and Ian could not of been more friendly. The full English was the best i have ever had every day, along with cereals, juices and fruit with yogurts. The location is great with the town centre and restaurants just down the hill along with Dawlish station. You dont really need a car as as you can get to most places by train or bus. And for the walkers amongst us there is the coastal path to Dawlish Warren. My room with en suite shower,50" smart TV and King size bed was equipped with fan and full compliment of tea, coffee, water and biscuits. Regrettably we all have to go home sometime.

You couldn't beat the breakfast 5 jugs of juices to choose from with a big range of cereals, yoghurts, and fresh fruit, tea or ground coffee as much as you wanted served with a full English breakfast served on heated plates for that extra touch with bread and butter or toast. Excellent way to start day with Ian and Nickie always on hand to help with any dietary queries you may have. Room and bathroom was excellent very clean and had all you needed for your stay and if needed anymore of the complimentary teas, coffees, milk & sugar it was sorted straight away. Location was brilliant with bus stops right outside property with train station just down the road along with all you would expect from a coastal seaside town and the famous black swans of course.

Nothing everything was catered for with the hosts always on hand to help out or answer any queries.

The breakfast is outstanding. Cooked by the owner and served by the co owner, his wife. Everything is cooked to order so you can order precisely what you want off the menu. The Hostess Nikki is Thai and she is a real character and sees her role to serve but entertain at the same time! The rooms a great with comfortable beds and excellent bathrooms

Ian went our of his way to change his plans when I arrived early. Nikki is a very entertaining hostess. It was great to have a drink with them in the evening. My room was beautifully appointed and the en suite bathroom was imaginatively decorated and had a spacious shower.

There was nothing that I did not like. Anyone who moans when they're on holiday doesn't understand what a holiday is all about, and would be better off staying at home.
