We received a warm welcome upon arrival and got tips where to eat and which busses to take. Several types of cooked breakfast (including vegetarian options) were available at EUR10 per person/day, which is very convenient. Rooms aren't big, but big enough for a few days, and we knew that in advance, so that's fine. Our room showed to the back and was very quiet at nights.
Wi-Fi worked but was mediocre at best. Despite the good location, travel times to the City Centre are longer than expected, which is NOT a problem of Annandale B&B but a result of messy Dublin traffic. During busy times, allow 40 min altogether to the City centre or 60 min to the Guinness Storehouse. Just keep in mind if you're on a schedule.

Friendly and very informative landlady who was able to help with travel into the city centre. Nice, quiet room. Comfortable surroundings and super breakfast on my last day.
There was a bit of confusion about breakfast on the last day as I had spoken to the landlady who said very clearly that it would be 9am because it was a sunday but when I got downstairs at 9 - the lady cooking breakfast said I was late and was a little unfriendly - showing me the sign in document to prove that I was wrong. I was ready at 8.30 and could easily have been there 'on time' if that's what I had been told. BUT it was well worth waiting for and paying for after all.

The room was incredibly comfortable and had nice amenities - such as an en suite bathroom, coffee and tea (with nice little cookies), and things like shampoo, hair dryer, and plug adapter. It was one of the nicest places we stayed. The owner is clearly making an effort to make her guests comfortable. I also liked the area as it felt more authentic than "tourist Dublin". Fifteen minute drive from the airport.
Breakfast was not included - but, we needed to leave early anyway.

The room we rented in Julie's house felt like living at home, we didn't even feel like staying at a rental. The room had a great size and was bright and sunny (yes, we were lucky with the weather). The bathroom inside the room was also of a good size and very comfortable. The bed was extremely comfortable some mornings you just did not want to get out of it. In the mornings you had an option to have a breakfast but you had pre-order the night before, an option we did not have time to test but the kitchen looked cute with other happy guests chatting in there. Julie was quick to answer our messages and explained everything on our arrival. Its about 10-15 mins walk to the bus stop from where there are tons of buses which go either into the Dublin center (15 min ride) or you can also catch one going to the airport (30-40 mins). It was a very convenient option and worked great for us considering the abnormal prices if staying directly in the center of the city. All in all, we were very happy with our stay thanks to Julie's place.

we liked our family room, the ceiling are quite low, but we are all short, so it was not a big problem. Some had mentioned in previous reviews that dogs kept them awake. I am a light sleeper, so I wear ear plugs and all of us had a good night sleep. The host was friendly and warm. When Aer Lingus cancelled our flight a few hours before departure, she was so helpful and gave us options if we had to stay another night. Breakfast was excellent! We would stay here again!

Safe and quiet neighborhood, hot shower, free coffee, tea and cookies in the room, easy check in and check out.
The beds were a bit too soft for my liking (just a personal preference). If you are planing to travel to the city center every day, the location can be a bit inconvenient if you are not used to walking around 10min to the nearest bus stop.

Julie, the owner of the property is a very nice and helpful person and she provides great information about moving around the city. She keeps her property welcoming and very clean, providing enough towels and extra rolls of toilet paper. She provides great breakfast at an extra low cost too. Location feels safe and very close to some main bus stops. I spent a week at this location in Dublin and it made my stay great. I will visit again in the future and I highly recommend this location!
I didn't find anything bad or wrong with this rental property.

Convenient to downtown Dublin. Easy to catch the bus. The host Julie was very responsive and full of helpful information. We were able to check in early and park on site.
We could hear noise from the hallway quite easy and the upper small window in our room wouldn’t close. We heard outside noise most of the night.

Breakfast was excellent. Owner and her daughter were very friendly. Accomodation is very central and easy to access busses and taxis.
Its not a complaint at all... as we are a tall family. But the family suite is in the loft, so the pitch of the roof makes movement quite restricting and we kept bumping our heads :) Short people will be fine!

This was a great B&B, they were very friendly and accommodated us with an early check in. It was a short walk to Dromconda Ave with lots of restaurants and pubs. Also a short distance from the airport.
