We loved the location, very peaceful but close to St Mark’s Square and major attractions. It’s a short walk from the Arsenale vaporetta/ alilaguna stop. The apartment was clean, warm and we liked that it was on the ground floor. The area around the apartment is perfect for those with limited mobility, it’s mainly flat and few bridges. Castello is beautiful.
No check in after 12pm was an added stress we didn’t need as we had no control over any travel delays. The apartment itself was very basic- only one flat pillow each, no cushions on the sofa and very few kitchen utensils - not even a plug or washing up bowl for the kitchen sink. Apart from washing up liquid there were no cleaning products, no dustpan or brush. Having several apartments in one location with no way of knowing which is yours, we were constantly disturbed by other guests arriving and banging the door or trying to get in; this needs sorting.

Great location for the Biennale; lovely apartment, close to shops & restaurants; it’s a good space, comfortable and the kitchen is well equipped. It was good to see essentials stocked like coffee, sugar, olive oil, salt & the complimentary bottled water was very welcome, as was the air conditioning. I would definitely recommend staying here & will re-book in the future. The personnel are friendly and very helpful.
It would have been nice to have a couple of wooden spoons for cooking - we did cook and there was only a plastic spatula to stir the pot. The corkscrew was broken.

Perfect location to all the sites, spacious apartment with everything you needed as a family, lady who met us on arrival Was lovely and very helpful
Night before we came home no hot water or in the morning so unable to get a shower which was disappointing, didn’t like that when we were out they entered property to bring in a wardrobe to the master bedroom when there was already one there, when all are personal belongings were there, no phone call or mention that they would do this. Feel This shouldn’t happen when people are staying in apartment

The apartment was very nice, clean, very big, just like the pictures. The location of the apartment was perfect because it was close to the main atractions, but the Area of the apartment wasn't crowded at all. You have a supermarket Coop at 500-600 m away. On the street where the supermarket is located, there are a lot of nice restaurants and even a store with fresh vegetables and fruits. Also, a park is nearby. We had the possibility to leave our luggages there after check out, so this was also a big plus. Overall, it was a perfect stay.

A solid 8/10 in most categories Location is a matter of choice. We think the area near the gates of the Arsenale is great. Away from the hustle and bustle of the tourist attractions. Perfect if you plan on visiting the Bienale ( 5 minute walk) or Venice Film Festival ( 3 Vaparreto stops to Lido). The apartment is large and, with the windows open, gets plenty of cross flow air and light. Could not complain about the cleanliness or the handover. The wifi worked perfectly The bed was very comfortable The pillow was as good as home. Ignore the bad reviews the restaurant at the apartment front door gets. If you’re after a simple plate of spaghetti with salads or grilled vegetables and a half litre of house wine, you’ll be happy.
A few things which we think will make the experience better. While we were aware the apartment did not have a washing machine, it’s surprising that it does not have an iron or ironing board or a clothes rack to dry clothes. I’d recommend that the proprietor spend a few dollars on those things. Also, a few dollars on buying a toaster that toasts without needing to re-press the button five times.

Exceptional location, everything is within walking distance but the area is a lot more relaxed/calmer than San Marco. Brilliant link to the airport (about a 5 min walk from Arsenale boat stop which takes you directly to the airport) Very reasonably priced for such a fantastic location. The housekeeping staff were very friendly and helpful and make us feel very welcome. Great stay!
Shower leaking on top floor apartment, also got bitten alive by mosquitoes, however they have got plug-ins to prevent this. It would have also been nice to know what apartment we were getting (booking.com pics show all the accommodation so it’s the luck of the draw when you arrive).

The attitude of the host on arrival. He appeared to be in a rush an got into an altercation with my husband over the payment of the tax. we had no cash and my husband asked why we cannot pay with card and the host got aggressive. I guess he didn't understand the question. My husband had to go find acash machine. Whislt with me, the host calmed down. Didn't have any further contact after the first meeting.

The apartment was very very clean. The check in and cleaning staff were extremely polite, professional and helpful. Check in isn’t until 15:00 but they let us store our luggage in the lobby from 10:00 on the morning we arrived and also for a couple hours after we checked out. Great location in a quiet and very authentic area, but close enough to walk to San Marco in 10 minutes and very close to a water bus station. AC worked well. Did not feel too touristy like other areas of Venice. Well stocked kitchen with cups, plates, cooking pans, etc… We are a family of six and the apartment was perfect for our stay.
I might suggest better/more window bars for the safety of small children staying in the apartment. But it wasn’t a major concern, we just kept some of the windows closed and locked.

Great location with an amazing view. Well equipped apartment and friendly staff. The elevator is also quite useful to have, and very amusing. It was lovely having an option of going into the centre of town either by vaporetto, walking by the sea, or down the labyrinthine streets and canals. There is a supermarket close by, and lots of bars and restaurants.
A duvet cover instead of a flat sheet under a duvet would be better.

The apartment is very close to S.Marco and other attractions, as well to the waterbus stop. At the same time the place is perfectly quiet, not crowded. A small supermarket, fruit market and other necessary things are reachable in 5 min (via Garibaldi). This is the district where local residents live, so you may observe the real life. The apartment is well equipped with everything. Even the coffee and sugar were there, so the travellers may enjoy a cup of coffee at the arrival. It is perfectly clean and nice. Thanks to the hosts!
The only funny thing is the small elevator, but that was fine for us (our apartment was on the top floor).
